Envision an outdoor arrangement like Market Square and 10th - 11th Street blocks. Extend the flow within the same footprint. Maintain the Capitol vista alignment. The only latitude available would be reducing the 75 foot pavement to 50 feet and still having enough area to develop a lovely treelined cafe and restaurant sidewalk.
From a residential standpoint, Market Square West owners facing Pennsylvania Avenue and 9th Street NW do not want noise pollution from rooftop nightclubs. Residential only. Better for rooftop security on the Presidential Avenue and a good night's sleep.
Keep Market Square West facing 9th Street NW with the existing Avenue view to the Post Office Clock Tower uncluttered. Market Square West's maximum rooftop pool height is 140 feet. Match 140 feet height much further back from the Avenue. Provide graduated views of the Monument and sunsets for the various levels of residents in the FBI replacement at the D Street NW part of Square 378. On Square 379, raise the height to 160 feet towards E Street NW to afford those residents a Capitol view. Far enough so that they are not staring at the residents of Market Square in their rooftop pool.
Do consider the view from Market Square West, looking towards the Post Office Clock Tower and daily sunsets. Early residential investors do deserve that consideration. On the Avenue, keep the Avenue height to the same as Market Square at 102 feet. No more than the current FBI height of 108 feet. 102 feet is preferable.
Maintain height restriction on this grand Presidential Avenue to maintain the appeal. Just like the FBI building was restricted. Just like Market Square was restricted. When it's not broken, don't attempt to fix it. The architectural guidelines are what makes this a grand Avenue. Keep them. Don't destroy the vision. Develop vibrant outdoor seating.
(1) Do consider extending D Street NW as a pedestrian thoroughfare. Make it parallel to Pennsylvania Avenue to facilitate foot traffic to and from E Street NW to open up the area, breaking up the huge block of Square 378. and ; (2) Do consider extending D Street as a road to also open up to vehicular traffic which may provide quicker access, parking, logistics, to help businesses on the pedestrian level. Gauge the success of City Center Project's walk-through. Then choose.
Don't emulate the clutter of 7th Street NW to take away from this grand Avenue. If you build to the maximum height of 160 feet at a pavement width of 30 feet from the curb, you will lose the ratio of linear to height simplistic beauty of design, that innate feeling which is such an incredible draw. Don't make that mistake.
The vista of the Capitol from L' Enfant Plaza is quite majestic, regal in its' openly grand simplicity. Whatever you do, don't underestimate the draw of that innate feeling. Once you destroy that linear impression, you'll realize what you've got now and cannot get back. In every Hollywood movie people marvel at this view from all over the globe. Keep it.
I like how representatives came to talk about their respect areas in the project. Then at the end answering questions at the end of the segment. It is interesting to listen to what the other places had to offer and see where they are in their mission. The video is quite long. I would recommend breaking it up per speaker if someone is interested in a certain area.
Interesting to see that our nation is concerned with the beautification of the national mall. some might get upset and wonder why we are spending money on a project like this. though, there is the other side of the argument. That we need to preserve this because it does bring in tourist revenue. Hopefully the tourist revenue will be increased to justify the spending.
I like the bike share program. Great way to get around and pretty easy to get around as well. The only problem I had with the video was the sound. I don't know if there is suppose to sound or not. I tried it on two different computers but it still did not work. So I lost interest halfway in.
