It was nearly the end of January as you said in the video. It's now End of July and the properties are still hot in Perth (with clearance in 10 days). So you obviously picked the property cycle wrong and the ones that listened to you may have missed out on a very handsome profit over the last six months and still rising.

Nsw construction licences 20week wait, subdivision questions took 7months 4 a reply. Banks holding money up 4 no reason for months. As a new builder, it's sad the legacy media talking points are repeated while the primary reasons are ignored. Sure, prices are higher but that means nothing if the bank holds up construction for months after saying each day the money will be there. Limited staff is meaningless when all levels of government holds up approval for many months without justification while loans are held to cover costs. Changes in climate also a main limiter, roofers still not finished after 4weeks due to rain and avoiding work excuses. Productivity in building game has dropped massively recently. Far worse to come

LAND TAX office in Victoria is working like a SCAM! I have recently received a letter of "2024 LAND TAX ASSESSMENT NOTICE" invoice to pay for a second property which I 100% DO NOT OWN AT ALL. I 've already made an update of this problem of ERROR at VICTORIA LAND TAX website to remove this second property which I do not 100% own. The weard thing is "the LAND TAX office says that I STILL MUST PAY the lump sum of this LAND TAX NOTICE INVOICE while they are investigating the ERROR! (Note: The invoice says I have 60 days to pay. But the investigation says it is going to take 90 days to pay. And yet, the LAND TAX OFFICE also ask you to disclose BANKING DETAILS for transaction (of REFUND) at well) I am thinking "THIS IS AN ARTIST SCAM!" which we have been alerted publicly NOT TO DISCLOSE OF YOUR BANKING DETAILS I hope VICTORIA LAND TAX REVENUE must re-organise their team to resolve whether they are sending BOGUS LAND TAX BILL to home-owners or this is just a SCAM!?
Buyers agents are hot in Perth market, properties bought site unseen, things are just heating up , sold before open homes are increasing. Average days on the market reduced to 8 days and decreasing. Average families will be priced out this year and will have to pay $700 to $800 rent a week in a half decent area, 24 months to biuld a new home if your fine print aligns up the list goes on, I see a Auckland New Zealand, Hobart Tazzy situation where $1mill will get you a shack in a few years.
You are spot on. I'm a first home buyer and i refuse to pay this ridiculous prices for what they are offering.. It is frustrating but following the herd doesn't seem to be the right thing to do.
I Watched Hotspotings comments on Perth. If there is limited stock on market to sell it self evident that sales activity will decline. Not so sure this single metric analysis is the most intelligent approach.
To me it sounds like someone has missed the boat. Days on market, properties listed for sale, number of transactions, rental growth and affordability are all indicating that Perth will continue its price growth this year! Great info - these areas may be great investments but good luck to those living there. I dare you to walk through some of these suburbs 😅 neglected for years, with horrific results.
