I BUY-MANAGE-SELL American Land! As a Land Specialist with Whitetail Properties Real Estate, I get to spend a lot of time in the outdoors walking and assessing some of the most beautiful land in Western Wisconsin. This channel is dedicated to helping people understand the process of buying, managing and eventually selling land.

I’ve been fortunate to own two farms so far in my life. I bought my first farm by total happenstance. I had no idea what I was doing. But, with some luck mixed with a plan I tripled my money in 10 years!

I recently bought the second farm with a great tax strategy called a 1031 exchange. I also rent that farm on vacation rental sites such as VRBO.

Mine won't build pressure. Less than 2 months old. Also, control valve will not completely turn off sprayer. Additionally, in my opinion, the boomless sprayer is junk. Turn off tabs in the mounting pipe broke after two uses.

Thanks for posting this video, just did the test with the wires and pump is good. But, I found out that my blade connectors at the ends of the wire were just loose. So, squeezed them a little tighter and that fixed it, meaning my pressure switch is fine. Thanks again 😁

Glad it helped. I’m at my farm today and I have another that’s not working! So I took my own advice and watch the video to remind myself what the issue was last time. It’s a pretty simple fix. I touched my two wires together and they did start the pump so that’s good. So I’ll probably pull off the cap and wash the Cloverleaf as I mentioned moisturize it again and put it back on. Simple fix!

i've been reading this book from a master farmer and plant biologist that observed natural farming for over 60 years named masanobu fukuoka and thought you might like to see some of the highlights from his book the natural way of farming: Very little, if any, research has been done yet on the relationship between fertilizers and soil microbes. In fact, most experiments totally ignore this. At agricultural research stations, scientists place soil in pots and run tests, but more likely as not, most of the soil microbes in these pots die off. Clearly, results obtained from tests conducted under fixed conditions and within a limited experimental framework cannot be applied to situations under natural conditions. Yet, just because a fertilizer slightly accelerates crop growth in such tests, it is praised lavishly and widely reported to be effective. Only the efficacy of the fertilizer is stressed; almost nothing is said about its adverse effects, which are innumerable. Here is just a sampling: 1. Fertilizers speed up the growth of crops, but this is only a temporary and local effect that does not offset the inevitable weakening of the crops. This is similar to the rapid acceleration of plant growth by hormones. 2. Plants weakened by fertilizers have a lowered resistance to diseases and pests, and are less able to overcome other obstacles to growth and development. 3. Fertilizer applied to soil usually is not as effective as in laboratory experiments. For example, it was recently learned that some thirty percent of the nitrogenous component of ammonium sulfate applied to paddy fields is denitrified by microorganisms in the soil and escapes into the atmosphere. That this came out after decades of use. is an unspeakable injury and injustice to countless farmers that cannot be laughed off as just an innocent mistake. Such nonsense will occur again and again. Recent reports say that phosphate fertilizers applied to fields only penetrate two inches into the soil surface. So it turns out that those mountains of phosphates that farmers religiously spread on their fields year after year were useless and were essentially being “dumped” on the topsoil. 4. Damage caused directly by fertilizers is also enormous. More than seventy percent of the “big three”-ammonium sulfate, super-phosphate, and potassium sulfate-is concentrated sulfuric acid which acidifies the soil, causing great harm to it, both directly and indirectly. Each year, some 1.8 million tons of sulfuric acid are dumped onto the farmlands of Japan in the form of fertilizer. This acidic fertilizer suppresses and kills soil microorganisms, disrupting and damaging the soil in a way that may one day spell disaster for Japanese agriculture. 5. One major problem with fertilizer use is the deficiency of trace components. Not only have we killed the soil by relying too heavily on chemical fertilizers, our production of crops from a small number of nutrients has led to a deficiency in many trace elements essential to the crops. Recently, this problem has risen to alarming proportions in fruit trees, and has also surfaced as one cause of low rice harvests. The effects and interactions of the various components of fertilizers in orchard soil are unspeakably complex. Nitrogen and phosphate uptake is poor in iodine-deficient soils. When the soil is acidic or turns alkaline through heavy applications of lime, deficiencies of zinc, manganese, boron, iodine, and other elements develop because these become less soluble in water. Too much potassium blocks iodine uptake and reduces the absorption of boron as well. The greater the amount of nitrogen, phosphate, and potassium administered to the soil, the higher the resulting deficiency of zinc and boron. On the other hand, higher levels of nitrogen and phosphate result in a lower manganese deficiency. Adding too much of one fertilizer renders another fertilizer ineffective. When there is a shortage of certain components, it does no good to add a generous amount of other components. When scientists get around to studying these relationships, they will realize just how complex the addition of fertilizers is. If we were prudent enough to apply fertilizers only when we were certain of the pros and cons, we could be sure of avoiding dangerous mistakes, but the benefits and dangers of fertilization are never likely to become perfectly clear. When starting an orchard, the main goals initially should be prevention of weed emergence and maturation of the soil. These can be accomplished by growing buckwheat during the first summer, and sowing rapeseed and Indian mustard that same winter. The following summer, one may plant adzuki bean and mung bean, and in the winter, hairy vetch and other hardy leguminous plants that grow well without fertilizers. The only problem with these is that they tend to inundate the young fruit tree saplings. As the garden, matures, it will support any type of crop. Avoid the monoculture of fruit trees. Plant deciduous fruit trees together with evergreen fruit trees and never forget to interplant green manure trees. These may include acacias which, as members of the pea family, produce nitrogenous fertilizer, myrtle- which produces nutrients such as phosphoric acid and potash, alder, and podocarpus. You may also, with interesting results, interplant some large trees and shrubs, including climbing fruit vines such as grapevine, akebia, and Chinese gooseberry. What helps to rehabilitate depleted soil? I planted the seeds of thirty legumes, crucifers, and grasses throughout my orchard and from observations of these came to the general conclusion that I should grow a weed cover using ladino clover as the primary crop and such herbs as alfalfa, lupine, and bur clover as the secondary crops. To condition the deeper soil strata in the hard, depleted soil, 1 companion-planted fertilizer trees such as black wattle, myrtle, and podocarpus. hope this was informative

Hi Dean. First, let me say thank you for watching. Hopefully you subscribed! I hope I didn’t sound too much against sites like redfin, but I can tell you that it’s a low opportunity way of finding property. You have to get close to the center of influence in your market. One of the guys that is selling most of the land. Whitetail Properties real estate agents are great resources. And when you get to know one of us and stick with us. It becomes a real relationship. Something to remember. When all things are equal, people like to do business with her friends. When all things are not equal, people like to do business with her friends! Hopefully that makes sense, but it’s something I’ve lived by for many years in business. Relationships really do matter. Many of my deals are done between myself and one person. There was no other fire after that property. It was a very controlled process, and I was committed to them, and they were committed to me. And it was very easy to make the deal happen. Call me directly if you ever want to talk because I know some great guys in Indiana. Are you sure you are working with the right agent? Meaning, if you are buying land work with a successful land agent. Then ask, How many deals have they done? If you sign with that agent are you actually working with them or a subordinate? My clients are partners. And ythey deserve a certain level of service. And I deliver it. Some agents simply collect a buyer pool. Resulting is a low quality experience.

I'm a suburban professional in Richmond VA, who's had too many unsuccessful white-tail sits on pressured public land to keep trying that. It seems to me that since I don't have a truck or ATV and just want some solid land on which I can trudge in on foot with my Ghost Blind on my back this might be the perfect kind of thing. I can't see myself doing much in the way of food plots, but maybe. Would you agree that this is the kind of property most would pass on, but might be good for a hunter like me? (This assumes that a seller would take a low-ball offer, so that when I get too old to be trudging around, I can at least get my money back out of it.)

With the amount of data that is out there now putting in a lowball offer is not likely to get you very far. Consumers both buyers and sellers just know what land value is. I would simply target a county or two that you like within an hour of your home. Figure out your budget and then work with a land specialist real estate agent who is in touch with the market. They may have some “pocket listings“ that you can make it offer on before it hits the market. If you come in with cash and no contingencies other than a quick inspection, you might get it a little bit under market perhaps. Then if you did decide to do a little land work on it you can really increase the equity on your investment. I commonly feel I can get $500-$1000 an acre doing some of the things that I talk about on my channel. If you want to reach out to me and tell me what you’re looking for and what your budget is, I will try to connect you with a land specialists in your area. I know we have a couple of them depending on where you’re looking. This property that I filmed was sold below market as the access was very poor. It was a great walk in property. The neighbor added it to their portfolio and instantly made $2000 per acre equity because they now had access through their land. Where is the former owner really didn’t have a good access at all. Yes, I would be interested in speaking to and possibly hiring on a consultant basis an individual who A) had expertise in rural land purchase, B) had expertise in deer hunting to know what to look for on a property habitat-wise and sign wise as well as adjoining properties, that would potentially impact hunt success, and C) who wouldn’t be trying to shoehorn me into one of his own listings. I do know that there are firms operating in Virginia that specialize in Whitetail deer properties, but they seem to all be listing realtors. Maybe I’m being too paranoid, but I would probably feel better having an agent who wasn’t biased toward any particular property.

Also, the agents that I would refer you to not be biased about selling you their listing or someone else’s listing if it’s available. Their job would be to find you the best property that fits you. Too often I hear the same sentiment and it’s because of someone’s bad experience with residential agents. I’m going to refer you to a super strong land specialist that is trained to sell land. You should have a budget in mind which will generally dictate how much land you can purchase. And if you know how you will use the land, there are some subtleties that will come through when you’re searching and looking at property. You can text me at 612-619-7062 if you wish. And if you have any special requests in a property that’s helpful, but don’t make it too specific otherwise we won’t be able to find anything. Sometimes good is good enough has to be the attitude. I’m always amazed at the number of people that reached out to me after that BP post. I actually wrote my initial where I left my career in medical devices and then wrote an update about year 6 after being a land Specialist with Whitetail properties real estate for six years. When I left that career we sold the company so it was over for me. I never went back although I thought about it. I was recruited a number of times, and I actually said yes to one company but my heart said don’t do this. So I backed out. I got a nice influx of money to live off of and kind of kickstart my next career when we sold the company. The transition was fairly smooth as I was starting out in a improving market that got better and better over the next half decade. It peaked in June 2021 I would say or maybe June 2022. It’s definitely slowing down right now. If you are in a similar situation and you would like to talk to me live if you can always give me a call. You would be surprised the number of guys from that industry who reached out to me. I really appreciate that. You follow the videos and hopefully you’ll subscribe and share them. I have been frustrated with this the past few years and figured out the solution. Modify the sprayer to make it a constantly flooded pump so the pump has a gravity feed from the tank and it works! I think Fimco wants to sell check valves and that's why they manufacture them with pumps mounted higher on the tanks

Hi Ross. I’m no expert when it comes to seat plates by any means so I would not be a good resource but I did find this. It specifically mentions John Deere planters and sweetcorn, but it sounds like it may be dependent on seed size so you might have to order a number of them. But in my case, when I’m just planting corn for Food Plot, I just really don’t need that specific of spacing. I just need some seed in the ground and it will do fine. @@NeilHaugerLandSpecialist I use starter fertilizer than as the corn grow somewehere between knee high and before tassle i side dress urea (nitrogen) before it rains. Depending on the season how the rain goes I may side dress twice. I grow couple acres sweet corn, just a better way to use the nitrogen. If the nitrogen is left on top of the ground and if it is hot and humidity is up the nitrogen will slowly go into the atmosphere.

Sometimes you can really use that to your advantage. Motivated seller may not wanna deal with it and it definitely hold down the value. So when you see that you should see money! A little bit of sweat equity will increase the value very quickly.

Land definitely has some interesting things when it comes to value. It’s interesting to me when people try to get a per acre value on a 10 acres parcel and don’t understand that it is different from a 40 acre parcel. Good stuff.

Yeah unfortunately that one did not come up for sale. It happens. There was a recent sale three miles away that went under contract for $4200. It was in the MFL open. So this was worth $4500 all day.
