Less new listings is because investors are not willing to take the L. Number of rentals are way up means instead of selling they are trying to rent them out. It's not even close to a buyers market yet as monthly payments in phx are 2x from 18 months ago. Opendoor and offerpad both will be filling bankruptcy in the next 12 months. Prices will be 45+ percent down from the May peak around 18 months from now. Refis are up 10 percent this month. Why? Because people are cashing out equity before prices collapse it will lead to lots of forclosures. Terrible time to buy horrible time to sell if bought in the last year or so. Good luck everyone
