Don't forget about Grant Ranch which includes Denver, unincorporated Jeffco and Lakewood. Master planned community built in 1998-1999. It also has a great community feeling with parks, pool, tennis, lake, and homes with views of foothills/mountains. Higher taxes, yes. Beautiful pocket with lots of nearby amenities.

Aurora is HUGE! its divide into 3 counties...Denver, Adams, and Arapahoe! Aurora that is part of Denver county is the worse. South Aurora that is Arapahoe County is MARVELOUS! Vibrant, Dynamic! Next to Centennial, DTC, Cherry Creek! PERFECT location...near Downton, DIA, I-70, I225, I25, C470! and Cherry Creek Schools- TOP NOTCH IN THE COUNTRY! I would never EVER raise my kids in Closed minded, paganism , devil worshiping Douglas county! DougCO Christians want to take more public funding away and fun their brainwash form of "education"! Have a friend in Highlands Ranch...complains about the lack of funding for their schools. All go to the "private" devil worshiping sacrifice schools!

Easiest way to afford a home in Denver: invent a time machine, go back to the 1990s, and buy one then. I've lived in Denver since my early 20s. My income is up significantly since then, but I couldn't afford to buy my house today if I had to.

Well! Englewood maybe landlocked! But for the homeless problem! At least you guys don’t live in Oregon. Over there! They get WAY TOO MUCH RAIN & over 75% of people there are selfish, careless, clueless & dishonest. I live there. UNFORTUNATELY! And I’d move to your State of Colorado if I had the money to do it right now. Only plus I admit about Oregon! There is no Sales Tax there. And that is the ONLY PLUS ABOUT THEM. But you guys in Colorado! You guys are a wonderful State. At least you guys don’t get half as much rain as they do in a Dump like Oregon where I live & you guys don’t make into law to do way too many stuff that is wrong like they do there either!

Pros: -The 3 months of summer is the most perfect summer, the skies are super blue and the grass is green and the air smells like Pine Sol as long as you are not within a mile of the Purina plant -In central Denver, it's very walkable. When I lived there I was in the best shape of my life -the mountain views (when the air is clean) and access to the Rockies -If you're a sports fan, great venues to watch sports in -great payiing jobs, especially if you are in finance or in tech -great Victorian architecture....not sure why Denver isn't as recognized as San Francisco regarding this....19th century homes are everywhere! -Great parks everywhere -Flights, especially international ones, are relatively cheap out of DIA compared to a lot of other cities Cons: -The food scene is abysmal....learn to cook or develop an appreciation for national chain restaurants; local places have no flavor, no matter what their Yelp review says. -Relatively cold and unfriendly people-the same type of people who migrate between Denver, Austin, and Nashville. Not very diverse and basic lol. Think thermal vest jackets and Subarus and Audi Q5n drivers -The greenery in the city-begins in June and abruptly ends in September with the first cold snap-so it's dead trees and brown tundra 9 months out of the year -The sun makes a lot of people's skin look like leather hand bags so you gotta be cognizant of wearing sunscreen EVERY DAY -The houseless populaton in the core of the city is unchecked and out of control. It's really dystopian-looking in some places. Living there I actually became familiar on a first name bases with our neighborhood crackhead. She could never remember my name, though.

All the democratic Californians that moved here destroyed this state with their far left ideology and voting Jared Polis as governor. Roads are trash Plenty of homeless people They were willing to pay $500k for $200k house so priced most people out Trash all over the mountains Idiotic drivers Etc. Heck they voted yes to paying $10,000,000 for 5 wolves to be transplanted. Bunch of fools!

I retired 22 years ago at 45 and financed this by moving out of hot markets to the next hot market. Started in San Jose CA. Sold in 2002 as prices seemed really good to me. Took my profit and bought new in Phoenix way out in the suburbs. Sold in 6 months for $60k net profit. Bought close to central. 2008 crash and bought a 2nd in north central because so cheap and rented the other. Sold the rental when market recovered. The $200k buy is now worth $600k. Now planning to sell and move to SE Asia where a 3/2 house on a rocky beach rents for $400-600/mo. "Pricing everyone out" is only an issue for the tiny number of people who want the best location and top finishes but don't have the resources for those desires. Increasing values are great for all the people who bought in and spend decades investing time and cash improving the city so it now becomes very desirable.

Can't be more pissed. We moved from the DC area to get away from this and I'll be damned if it didn't find us again. Love the state, love the area, love the weather but we had a beautiful house on almost a 1/2 acre in a great neighborhood back east which was intended to be our final stop. This new build cost almost the same as the VA house but at half the quality and on 1/8 of an acre. I could understand if we at least had a view of the mountains but instead our only view is into the neighbor's kitchen in back of us. Literally.

I have hot water, no bugs or mice, and it is about 6 years old. I only have one neighbor next door, because it is an Airbnb, where I have a private monthly basis with owner.70% of the time next door is empty. I did not buy in Mexico, but I did have a time share in Acapulco for 6 years. I had a house in the USA and a condo. I stopped driving at 75, for I do have visual problems. I married twice and had one daughter in 1980.Put a limit on daily withdrawals from your cards. Take only one out, and tell the bank not to ok multiple withdrawals. one a day and limit it. Do not have s with strangers, and never bring them to your place. No jewelry or excessive cash. CHOP CHOP MOVE! YOU are not trees. Scopolamine aka Devil's breath is taking Passport Brothers out. Real Estate is an absolute joke right now. I've seen $500k homes that probably cost $200k to build including labor. They're all over the country. Prices are ridiculously high. For some sheetrock, young timber 2x4s, poured junk concrete, shingles and some insulation. Labor is the majority of the cost. This is why (illegal) immigration is so important to the rich people who run the country. They need to keep the demand high so all their real estate investments keep going up up up! If people got wise and said "y'know what, I'm just going to stick it out with my family for a few more years" the entire system would collapse. Banks would go under from lack of loans. Housing prices would tank. Things would actually become affordable again without anxiety or worry about losing a job + home.

As a Colorado native I would also add with the weather that while the climate is mild...it is completely bipolar and likes to rapidly change on a whim. People seem confused by that from out of state and are often unprepared for a day to begin with a high of say 75-80 degrees, followed by a storm front coming in that becomes a blizzard...or having a high of 75 degrees one day with the next day having a high of say 25-30 degrees. It is wise to always have layers to dress in, and to always be prepared for unexpected snow even if it is sunny and nice. People also take the UV intensity for granted. With the high elevation when the sun is bright you can burn to a crisp rapidly. I say it takes 3-4 times longer for me to burn at sea level compared to at home. Would also stress that too many people moved to the Denver area too rapidly, so the nuisance of constant traffic, bad traffic, and crowding in general is another issue. I moved out of the Denver metro area in 2017 due to this (as much as I didn't want to I couldn't take it anymore, and costs were ridiculous). I still think in relation to costs pay isn't quite enough in the Denver area either...but I suppose if you are a well to do person it really would be no biggie.

Great points. Today it’s 70 degrees in December but by 7 pm it will be 40 again with snow on the horizon. Sad to see a lot of natives and locals leave being priced out in some cases. I believe it’s still a great place and worth fighting for.

My lunch in Boulder the waiter was so high and the staff was so high they were barely functional they screwed everything up ordered one thing got a completely different thing it took so long I just ate it anyway the whole staff was just out of their mind on gummy's and the bums on the street were dressed better than me and had better hair cuts

Colorado has been growing at an extreme rate since 2000. I lived their from 2001 to 2012. I bought a home in Reunion in 2005 for 239k. There was a Sonic and a gas station there when I bought it. Now it has just about everything. I sold it for 242k in 2012 and moved to FL in 2012. That home is worth 600k now. My primary reason for leaving was wakeboarding. Colorado is not the best state for water sports enthusiasts. I did see the state starting to become more like CA. It was a primarily conservative state when I first moved their and thorough out the years it has become very liberal because of the front range. The front range political polices dictate the entire state unfortunately. My brother still lives there and I hear about the over development, terrible traffic, and rude entitled people. I saw these issues on the rise when I lived there but I can see how its gotten worse. Unfortunately in Orlando where I live now I see the same thing happening here which started post covid. Denver was a great place to live from 2001 to about 2012. Like you mentioned in your video it seems like 2012 was that cut off point where Denver starting sliding downhill. Sad to see.

@@HeatherLowe-vr3vp I don't think you understand how the real estate market in Denver was from 2006-2012. Real estate went down from about 2005-2011. This was the beginning of the financial crises and fallout, a very scary time in US housing history. The economy was terrible. People were getting thrown out of their houses by the county sheriffs from foreclosure evictions. Builders were going bankrupt. There were record foreclosures in Denver from about 2006-2009. Things started to pick up slowly in 2011. I was lucky to even make 3k on the sale of my home in Reunion! It doesn't matter though I just wanted to move to Orlando. It was a smart decision because I bought a lake front home in Orlando for 250k in 2012 and now its worth about 1.1m. I didn't make much on my Colorado property but I more than made up for it on my Orlando home.

i have been renting here for 15 years, moved here at 23yo, part of that time was spent actually trying to make more money through career growth as an Engineer, so i could afford a house for my wife, then 10 years ago, my son. I looked at the home prices all the time. Finally as a household we're making over 300k (pretax) but still we cannot afford a 4600 / mo payment! People who bought a house 3 years ago want me to buy them a whole new house in profit on top of what they paid; that's a delusion on their part. Salaries are not actually increasing even if the number i can demand from future employers steadily rises. I dont live paycheck to paycheck, ive kept a job for 15 years, including switching to new companies, i paid all of my student loan debt and never kept significant levels of credit card debt... How the heck am I not a buyer for this area?! How are current homeowners so delusional that they believe they should make 250k profit from a home they bought 7 years ago!? Denver home owners: Its war; i dont want you to suffer, never, but you will not extract wealth from me because you were lucky enough to be financially successful while the government was manipulating the housing market. I hope your listings languish at the current price asks until salaries actually meet it. May your investment opportunities fall through completely as it has become an inhumane plot to keep millennials from home ownership to line your pockets for retirement and for generational wealth distribution. Homes being your investment is predatory of communities, and the greed focused around this has reached a level of evil that is sure to beget more evil. Enjoy your steep property taxes unless you'd like to go back to bed with government for a bailout which you clearly dont need with such terrific valuations of growth on your assets.

My sister got pissed off about the political climate and fired her 25 employees and moved her business to Texas about 10 years ago. Since then I have 2 Uncles and a cousin who have moved to the south for the same reasons.
