I actually found a home builder who was also a real estate agent. I attempted to wholesale one of her listed houses but the seller was asking for way too much money (very common problem with MLS listed houses in Austin, TX) but I did tell her I could find some teardowns and lots for her. I already have a list that I am going to start calling after the holiday weekend is over. LET’S GET IT!
QUESTION: When talking to a seller and I offer to pay their back taxes and put some money in their pockets so they will sell their Vacant Land to me. BUT when filling out the contract under seller cost: it states seller is to pay back taxes. so I am kinda confused on this part.
My closing company charged $500 bucks for this contract. 😮 When I asked their response was , “ attorney smith charges 500 an hour “ It’s really kind of you to help others , thanks 🙏

OHG!!!! Ms. Dherby, you don't know how long I've had analysis paralysis for such a loooong time. Not being confident in speaking with builders the way my mentors taught me had me procrastinating because I didn't want to bombard them with questions. I just felt uncomfortable doing it that way. Question... Did I get that right that The first method you described is called double closing right? Unfortunately double closing is Not so welcome and is rejected more and more often. Your second strategy, on the other hand, sounds very interesting. Of course, I have to mention that I only know two strategies so far: on the one hand, options trading, which is not the best choice, and on the other hand, classic double closing, which is the most interesting for me so far due to lack of money.
