This is the MOST EXPENSIVE Fixer Upper I've ever purchased! This farm house flip is going to cost A LOT of money and take a while, but once it's all done, it will look amazing!
On this fixer upper home tour, I'm going to show you home renovation ideas, especially how to do a home renovation on a budget. To do a house flip on a budget, you need to figure out a house renovation scope of work that will allow you to do a home remodel on a budget. When this project is done, we are going to show you the house flip before and after on the channel, and I think the home renovation before and after will blow your mind.
We just started working on this two story house flip, and I'm going to explain to you on this 1970s house tour about my house flipping scope of work and budget home remodeling ideas. This two story home tour will show you how a two story home renovation should be done and the home remodel scope of work.
Two story home flip usually require a more detailed house flipping scope of work because there are a lot of items that need to be updated. This two story home tour on two story home remodel will help house flipping beginners learn the process on how to do a budget house flip and how to flip houses for beginners.

I am a retired interior designer. I agree 100% with your decision to dedicate a significant budget to the exterior landscaping. Adding a firepit (relatively cheap), tennis court (ditto), a larger patio, and maybe a small vegetable garden or pretty potager-style herb garden near the kitchen (it scents the patio, too) takes advantage of the most spectacular aspect of the property: the magnificent lot. I STRONGLY disagree with your "just reconfigure the master closet" plan! The lounge area does not add nearly as much value as a spectacular closet/dressing room. The closet in place is only enough space for an affluent man's wardrobe, and there isn't nearly enough space for a woman's wardrobe, much less the two of them combined. Blow out the wall between the existing closet and the lounge space, turn it all into one giant closet - or into his-and-hers closets - and design the hell out of it. That adds MUCH more value and is far more luxurious. if you want 4 mil (which seems entirely feasible to me) you MUST do a much better job on the master closet. Even with my suggested change, the master bedroom is still large enough to handle a large console, a California King bed, and a lovely lounge seating area at the end of the bed. Please watch "LA Closet Design" by Lisa Adams on RU-vid. An hour spent binge-watching Lisa as she clearly explains closet designs and the changing trends in luxury closets will net you significant profits. Please remember, you are selling to people who pay $100,000 for a Hermes handbag. Trust me, they will NOT want to store it in that dinky undersized, uninspired dark little closet! I would also recommend installing a tiny wet bar with a built-in coffee station inside the closet on the wall adjacent to the bathroom (short plumbing runs, less cost). A mini-fridge for drinks and creamer or the ingredients for the morning smoothie is another fairly inexpensive luxury touch and can be done very elegantly for less than $5K. Your buyers will spend one-third of their lives in those rooms - so the master suite has to be spectacular to win the sale; especially in a highly competitive upscale market. Seems you’re unfamiliar silicon valley. $4 million is not affluent here. This house would be more for a middle-class couple with kids that are in the Tech industry at non-executive but perhaps managerial or Director levels. Like a senior engineer and manager of PR. About to 500K- 700k combined income. perhaps both of them have been involved with an IPO or sold a house for $3 million that they paid 1.8m for 5 years ago. Definitely not considered affluent by Silicon Valley standards. They live on a smart budget but have money to travel and stay at nicer hotels but they certainly aren’t buying hundred thousand dollar handbags. And if you know the mindset, and the lack of space in the bay area they’re probably going to be pretty happy with that Closet and a nice little space to watch TV away from the kids. Affluent out here starts at around 10 million.

@@Eric_In_SF 😅 OK, I got the entry-level vs luxury scale wrong (I live in a different area) but trust me, even middle-class ladies with carefully curated capsule wardrobes need more space than that! My BFF lives in a darling 1920s house with inadequate closets typical of that period. She owns approximately three dozen pairs of shoes and about half that number of handbags (including two or three of which are designer labels). She's a retired teacher who married a middle-level bank manager). Her hanging wardrobe takes about 40 to 50 linear feet of closet rod (which can shrink down to a little over 30 feet with limited single-rod long storage and lots of double closet rods). She also stores folded knits, scarves, hats, sunglasses, jewelry, and other accessories. This is NOT a hoarder situation or unusual for a professional woman. She has taken over the entry closet, the main bedroom closet, and has out-of-season clothes stored on racks in the attic. A professional woman's wardrobe would overrun that dinky little closet and leave NO room for the man's wardrobe. Most of the closets that I have designed for men use between 6' and 12' linear feet of closet rod, as men's wardrobes tend to skew more towards folded in-drawer storage. There is more than enough room in the main bedroom space for a nice TV lounge area complete with a sectional couch or a couple of upholstered chaise lounges and a massive TV. Even a California King bed with 3' of clearance on each side only takes up 10' x 12.' From the looks of it, that bedroom is triple that size without including the current lounge area. The windows are virtually continuous, so you wouldn't lose any light in the main bedroom area. I have found that the PAX wardrobe system from IKEA can fit out a closet brilliantly and for one hell of a lot less than a dedicated wardrobe system supplier (California Closets and the like). Although I am an experienced designer, I am only a beginning flipper. But I truly believe that sinking $5K to $10K into tricking out a luxury master closet/dressing room will pay big dividends in profits and marketability (i.e., reduce time on market). The "stand out from the crowd" marketability of a luxury feature is quite important now that real estate markets are softening. I can also assure you that a luxury closet enhances appraised value more than yet another sitting area - especially when Elisa is replacing that space in the basement with another bonus room. So sorry, but we'll have to agree to disagree on this one - my bet's still on a larger closet.

What happened to the days of having a couple pair of shoes and a bag or two? I'm 50+ years old (7 figures in the bank) and have 4 pairs of shoes and 1 wallet, less than a dozen shirts and pants, and a couple of suits. *sigh

@@hagakuru IMHO, multiple roles and more complicated lives. Professional women need a wardrobe for work, another one for leisure, dress up clothes for church and date nights, along with sports gear. I don’t recall my mother ever buying sports bras or Under Armor workout hoodies, for instance. But if you follow any fashion channels on YT, my BFF is not unusual. I’m pretty much a minimalist (70 years old) but even I can’t get away with only two pairs of shoes 💁🏻‍♀️

@@lindacgrace2973 I work for a tech company and easily be the target buyer of this house if my husband and I decide to move to Silicon Valley from Oregon. No, I don’t own 100 pair of shoes and no, I don’t have clothes for different social circumstances you described. Most women engineers in my field don a t-shirt and a pair of jeans. There is a significant lifestyle difference between women in tech vs. women in social circles that you described.

Love this beautiful home! Just a few thoughts: 1) Please keep the corner counter top opening from the kitchen to the family room! In today's world of entertaining and small kitchen appliances, you need all the storage you can get. 2) if you make that space a vanity/makeup area in the owners suite, please do not remove all the drawers. Buyers (women) will highly appreciate having storage for makeup, hair care products, etc. 3) I would borrow square footage from the office to increase space in the hall bath! 4) for the owners suite closet door...maybe slender french doors that open towards the room would take care of that issue! Thank you :-)

The family room with the fireplace.....I would get rid of the slider and make that whole wall the collapsible glass doors to open it up to the outside patio you are planning, which I think will really elevate the home and definitely support the $4 million you are hoping for.

I think this house has a lot of potential. The inside is dated but not in bad shape. The inside is huge so reno costs will be high even just with basic upgrades. Keeping it modern and simple can be a quick win.

I can't wait to see what you do here. When walking up to the front door the house does need a grand entrance to prepare for the interior. With the layout opened up the foyer will set the tone for the house and I know that your team will come up something fabulous. Best of luck on the project.

I think opening the kitchen to the family room is essential. A few less cabinets is better than the "hole" they made as a glorified pass-through. Can't wait to see the result.

When you are done, I would love to see a more detailed breakdown for the landscaping costs if at all possible. That isn’t generally a focus of your work but the details would be very informative.

Downdraft stove vents are horrible they simply don't work well. no person who actually cooks would accept one. better to move the stove to an exterior wall if open look is that important. I've never heard you make a decision I disagreed with. bit this is the first and I have a strong opinion about it. please talk to kitchen designer and maybe some research on actual functionality of downdraft. ( I mean my comment with the greatest respect for you and your work )

I've also heard that downdraft vents just don't work. It would be very expensive to move the stove to a exterior wall so neither chose is appealing.

@@donaldlee6760 agreed. saw a review of downdraft from Yale appliance ( highly respected east coast dealer) not good performance from downdraft. trying to fight the laws a physics... smoke and steam rise. not really possible to suck enough air across stove to make it effective.

@@TransformRealEstate then please sacrifice the open look a bit and keep the functionality of the existing vent hood. I do not believe you will loose sale price value for this decision as long as you are Onpoint on everything else and you usually are. I truly believe you could turn off a buyer that understands how crappy downdraft vents really are. IMO installing downdraft demonstrates you went for style over substance and that is not your usual you normally incorporate good working design. as I said I normally agree with 99% of what you do. I just think this is a huge mistake ( downdraft vs keeping existing hood)

I’m curious, do you just hire trash removal to get rid of the house belongings or do you work with a liquidator or an auctioneer that will actually pull some value out of it. I know you wouldn’t have the time for it but I bet you could get a few grand out of all that junk. And who knows with that car in the garage is worth.

205 million? A would not pay more than 500k for that. Even after you fix it. I would leave the cabinets alone, not even repaint it. I would also keep the front door.
