We purchased this 1978 mobile home for $600, we moved it and started to set it up and started a few renovation projects, this is a walkthrough to show the progress we have made and the plan for this home.

You should remove the cabinet over the strange open space and put the fridge there. Then, on the other side, you can add cabinets and work top space

I am so glad I found your channel. I recently bought a 1979 12x65 mobile home. It is in excellent condition, just very 1979. lol I am doing a complete remodel to bring it into 2023. I plan to change all the windows and both the front and back door. I love ceramic tile but all the other videos on mobile homes say it shouldn`t be used. It will crack . I paid $6,000 for the mobile home and 1/2 acre of land it is on. It was already completely set up with everything. The property belonged to my grandparents. I have been binge watching your videos to get idea on what to do.
@frugallandlord6974

Wow I’m happy you are enjoying my videos, I have tile in a mobile home that’s lasted 2 years without cracking, I would say you got an amazing good deal on that property, good luck bringing it to 2023, it will be fun.

@@lynncrum It looks like the difference is subfloor. This gentleman is putting down cement board under the tile, which is much more supportive than particleboard, and longer lasting. Good idea, I think!

Have you had experience with ceramic tile in a mobile home long-term? I'd sure be wary of using a lot of it. Even tho you have the Durock subfloor, unless the joists are completely immobile, the tile could still crack over the long term. I'd hate to see you spend money on floors you may end up repairing/replacing often.
@frugallandlord6974
@frugallandlord6974 Год назад
Very good point, and yes I have done one that’s lasted 2 years without cracking, I also had the same worries that you have, this home I do still worry about because I just moved it and leveled it out, so maybe it will still settle and sink down over time, I’m still gonna try it, thanks for watching.

I tiled one entire wall of my bathroom with glass tile (Tribeca Glacier). It has lasted about three years without issues. The way the glass reflects it makes the room seem larger. It seems to me that my joists are steel. The trailer has been in the same place for at least 25 years without shifting. The mobile home is a pre-1976 "Star" made in Shippensville, PA. I am very happy with it and I approve of what you do.

That short space at the end of the kitchen counter would have been a portable dishwasher. Very popular in the 70’s. Kitchens were much smaller than todays fashion. One would never give up cupboard space to install a dishwasher. But, mobile would work.

The homes are in my mobile home park, these 3 homes I have done videos on are being rented out although most of my tenants in the park actually own their homes and pay lot rent, currently we are renting 2 bedroom homes for $800 which I believe is below market but I like to keep good tenants so it works out good for me and my tenants, thanks for watching.

Great channel. Some thoughts that comes to mind is using apartment style appliances in some of the smaller two bedroom places that you renovate. Where space is at a premium here a small 20 inch stove or a smaller dishwasher would be ideal. At least the functionality of the space would be enhanced. In the Bathroom I would also put in a pedestal vanity to give it more room whilst removing the extra door going to the bedroom. The tile looks fantastic. :) Is it possible to put in an on demand water heater instead of the tank heater? That would make the place more efficient in terms of water usage since then you wouldn’t be heating up water that you might not need at the moment thereby costing less money for either the park or the individual occupying it.

I think you should be consistent in the flooring. The square tiles you are using in the kitchen and living room should be in the bathroom too. Those tiles that you like might make a nice accent wall in the living room or maybe a backsplash in the kitchen. Toomany different types of flooring can make it look cheap and your finished homes do NOT look cheap.

you seem like a real down to earth guy --thanks for sharing your knowledge. Also, can you show how the dryer should be vented--mine seems to just go down into the frame area--and not out the side to open air vent with bug screen that seems hazardous. from your experience with mutiple mobiles how are the dryers vented.thanks again
@frugallandlord6974
@frugallandlord6974 Год назад
I always buy the dryer vent and cut the 4 inch hole in the skirting then I like to use the 4 inch rigid galvanized vent pipe to connect the dryer, many homes are vented to the crawl space like yours though, I just don’t like all the moisture staying under the home, it’s probably not a huge problem either way honestly, I hope I answered your question.😀
@frugallandlord6974
@frugallandlord6974 Год назад
For reference I seen one mobile home that had the drier venting into the crawl space for 30 plus years and there was no damage to the home at all, the only thing was a large amount of drier lint, so that’s proof that it’s not really harmful to the home in any way.🙂

@frugallandlord6974 I had a friend who put them in. They looked good but his wife did not like them, when they took them out, it damaged the walls, also, some of the cabinet framing was bent due to the weight so that meant all new cabinets plus repairing the walks where parts of the drywall broke off when they were taken out

@@frugallandlord6974when I saw that open space in the kitchen that you were questioning, my thoughts were that the previous occupant liked to hunt and had a separate chest freezer for meat and put the meat in the chest freezer you know like maybe they hunted venison? And after they would prepare the meat, they would fill up the chest freezer with meat. what I would do with that odd space is maybe have a little desk there or a coffee bar something cute she to appeal to a woman? I don’t know if you already have potential buyers or tenants lined up but if it’s a couple with a woman something that is feminine and inviting, can make all the difference in someone saying yes, or no to a property. Coffee bars seem to be all the rage and if you stage it, you might even be able to get more money for it? I bet your wife would be really good at doing staging! Thank you so much for sharing. Oh, and by the way, I like how you painted the paneling white it made it look 2023, not 1963! The house actually looks in excellent condition for $600. I can’t believe someone sold it for that little! Can you tell us in a future video how you acquired a $600 mobile home?
