I’ve just passed a year anniversary living in my home in Myoko! I thought it would be great to look at the changes at the house and also reflect on my overall experience.
In this video,
1. I do a walk through and look at the changes.
2. Reflect on the first video I made.

@@im.mattguy i'm looking for cheap retirement lifestyle, do Japan still have a lot of empty houses for $10k or under, with minimum renovation needed? close to ski resort like YOURS? i been searching the world for a ski area but close to a beach/snorkel region, AND only came up with quebec+roatan island, and Guadari+batumi, AND sochi+anapa, couldn't find ski areas in asia till i spotted japan videos.

@@kaleeysmith8801 Just look online. There are indeed many cheap houses in Japan. Keep in mind a couple of thing. First - Most are very dated and in need of repair. You can see just how much Matt did to update the house - it took him months and many thousands of dollars. Second - buying a home in Japan does not grant residency or citizenship - the maximum tourist stay is 90 days. And you cant just travel to China for two days then fly back - that is structuring and will get you in trouble. There are many different ways to get more time in Japan but none are guaranteed. You're research shouldn't start with a question on a video. It should start with simply googling these things and looking at other examples of foreigners buying houses in Japan.

I never really comment on videos. This is probably the only one that I'm going to comment on in a really long time, but I've been following your videos and watching you in your progress with this house. It has motivated me to want to travel over there just to see it. I am planning a trip in late December early January to go to Japan and I want to head your way just to see your home. I love seeing these videos and they are actually calm and relaxing to see you do this project. And it motivates me to build on my home here in the states

biggest trap only foreigner fell into !!!! ust watched this with my in-laws who are house builders in Japan. they were laughing.. there is a good reason why there is no insulation under floor and wooden ceilings... and whats behind the walls can be the nastiest surprise and another reason why Japanese never would touch those houses not even for free.... but it seems foreigners ego knows better than the locals.. never ever ever touch those 35yr plus Akira houses in Japan !!! there is a reason why foreigners buys them ..

Hey Matt, you installed the insulation the wrong way. The insulation has a vapor barrier on the side with the writing, this should be facing towards the inside of the house. E.g. in the ceiling it should be the other way around. Side with writing/white plastic sheet should be facing down as the moisture is coming from inside the house (warm) and escaping outwardly (cold) so you have a vapor barrier to prevent this moisture going through the glass wool and causing damage to it over the years. Just google translate the front of the glass wool and it will say vapor barrier etc. Good effort with the rennovating, expecially doing it yourself.

Wow i like the chill room best too because theres more light and views coming in and feel spacious and not enclosed. Definitely my favorite area. Nice insulation on the roof and base of the house but if you could post more videos of the upgrades it could be good for us as we dont need to wait so long for your updates 😂

Hey dear hope you are well. Suggestion to the small area with the red chair. Move it to the right so that when looking into that corner ur vision won’t be interrupted with the chair but will have space from that left wall to the other side where the chair can be. Luv ur channel and ur personality. Also I liked that u change the direction of ur dining table . Less is better. A mural would be great ! And the color of the outside of the house is amazing brings a state of tranquility. Love it. Stay safe and keep the videos. You don’t have to take my suggestions but would like to hear from u. I also have suggestion for ur entry. To look more tidy.

Only halfway through but figured I'd comment before heading out. You've got a solid house. Great for DIY renovation. You could move around the tatami so that the ones that are discolored sit under your workout area. Heat pumps are great. We just call them Aircon so I was confused by everyone in Canada calling them heat pumps. We have 4 in our house. I live in Kagoshima. Unlike in Canada (where I'm from) they are cheap to buy. Hehe at all the jackets. My winter jackets are in the loft and haven't come down for years. I just wear polarfleece sometimes with a light winter jacket over it.

I love the grounded reality of this channel!! All we need is the right advice on how to invest in some digital market and we will be set for life. Get that hole covered for the old ventilation. You dont want water getting in it and mold growing. I love your home 🥰. The new windows are awesome. I like what you did with the red chair. In a previous video upstairs there was a red chair that clashed.

Japan resident here too, love what you've done with the place Matt. I'd be tempted to make that little space out back into a little patio/sitting area with some potted plants as a border. Keep up the great work! My friends live in Hakuba, and man that area has changed so much over the last 15 years since I first started going there. Its gotten out of control there now in the winter with all the tourism and definitely lost its charm.

Thanks! Where are you located? I like the idea. It’s a good private corner back there near the maple. Just need to consider it will be buried with snow in winter. I still love Hakuba and it’s an awesome place for its own reasons. I like the international feel there and seeing people enjoying the mountains. Perfect in green season. But as a place to live, it’s become a little too expensive and overcrowded in winter. I guess Myoko can go in a similar direction if it continues to grow in popularity but it could be stunted in some ways - for example, the rural local community’s agricultural industry needs and the sprawling not-so-convenient area without remarkable public transport to ski hills. There will be a bunch of challenges but anything can happen

To protect the tatami under your workout equipment you can get a couple of workout floor tiles. They aren't expensive and are good to protect floors for areas like this.

Heck I pay 2/3 of his house cost a month. We ARE leaving the US though. Add the 1/6 of his house cost a month in electric bill in summer and it’s just not sustainable. The US is heading for a crash :( a lot of people cant afford to be alive anymore. 日本語わ勉強しなさい!lol

You don't necessarily need to learn japanese to get an akiya/house in japan from what I've gathered, BUT I think anything outside of the whole buying experience you'd probably want to know Japanese. Seems as though the Akiyas prices are increasing more and more as the market gets bigger, I.e more renovation companies and re-sellers are getting into the scene. Anton in japan has some nice information regarding this on his channel, aswell as some other youtuber that works as a real estate agent with the youtube channel as somewhat of a platform to show a bunch of different appartments and houses off for the sellers. He also does interviews every now and then with other realtors and buyers from abroad. Forgot the channel name but can edit it in later on.

What is your source for the double pane windows? You've given me the idea of "upgrading" windows this way by just asking another tomorrow. Why did you decide not to remove the existing single pane windows and just put the doubles in their place?

It’s more labor intensive to remove the windows, dispose, and replace the windows compared to adding the second internal window. I also asked about just removing the windows and leaving the frame in place. The window companies told me the window frames would still let in a lot of cold that way. The frame is metal and has no insulation

Do you have to have a work visa to live there? What if you are retired and want to buy a house and fix it up just so you can enjoy retirement etc? Since the cost is so cheap to buy and even taxes are so low compared to major cities in Japan.

I do. You can spend up to 180 days a year in japan on two stints for Australia, NZ, Uk, Canada, US, and most likely other nationalities. You can also find cheap property in major cities in Japan

I’m not married but I do have a girlfriend. I do almost everything for my home renovations but yes, as a partner, she does help and is a wonderful support. Best not to make assumptions and ask questions to learn ;)

heat pump dont work -25 new ones work even like to -35 or so cheap ones work like -15 or so just read manuals temperatures like -16 +50 kw and coefficients like 1 to 2,5-3,5-4 form 1 kw produce 3 kw cold its like heat converter if look from that perspective need to remove snow from outside air vents and if outside is cold that overcome numbers in some system is cheat instead of working all machine they have built in heat element and then you use not 3,4-5kw but just 2-4-6kw and colder outside coefficient you get is less

It can quickly add up. It really depends on what needs to be disposed of. There are a lot of options to divide up waste very carefully, recycle it, and save a lot of money. Some items can be expensive to dispose of, like mattresses. But every town will be different across Japan with waste costs and recycling capabilities. This is because each area has their own small waste plant that has their own plant equipment and processes

Can you give an estimate as to how much you spent on renovations so far on that beautiful house? You did all of the renovations yourself so you saved on labor but how much was all the material? Love the house!

The reason you get mold is likely because you added so much insulation. Those houses are specifically made to not be air tight because of the humidity. If it is sealed and you have high humidity you will get mold. It is the same problem in the house where I live. The windows were not well insulating. On the balcony the windows even had a ventilation area at the top frame where there was an empty space of 2 centimeters where the frame was not connected to the wall. As soon as I put insulating windows on the balcony I got mold. That is because the walls of the balcony were not made for insulating the space... the humidity gets through the walls and it stays inside. Now I have to air out the balcony every day to not get mold.

There was mold before the insulation, actually it was much worse. I added a vapour barrier and dry zeolite stone to absorb moisture under the floor which is where part of the issue came from. These days the approach to improve indoor air in humid environments is actually to make it airtight and have a good mechanical ventilation system. That’s how new houses are built these days. A few years ago people thought the answer was to open doors and windows or make holes in the walls of the house for natural ventilation. That approach has changed in current building designs. When you upgrade the insulation it’s also important to consider other parts of the building as there will most likely need to other updates such as exhaust fans and dehumidifiers. Old homes like mine will require more than just new insulation to solve the problem. I’ve made a few adjustments and I’ll see how it goes but I’m expecting that I will need to upgrade other things later as well

I figure you are too young to have retired already, so I’m curious how are you supporting yourself financially and what type of visa were you able to get? Are you planning on staying there long term? Do you live there 12 months of the year?

Some feedback. Please install water feature in the outside area behind house 🐟 Add a mural on the wall and the tv with a small bezel! Then your screensaver can have your mural, which gives the illusion the mural is complete. With the flexibility to use the TV for snowboarding videos or fireplace simulation.

@7:16 I have to stop you right there. I'm an electrical engineer in Florida - 100 amps is very common, 200 amps you only see in large homes (IE 5 bedrooms with multiple 'living spaces' a pool and a hot tub and EV charger). You have to get into the territory of mansion to require 400 amps. I designed a 3 story, 7 bedroom, 9 bathroom townhouse with a game room, theater room, EV charger and it got a 225 amp service. And that sucker needed a two section panel with 84 breaker spaces. So anyone else reading this he made a mistake here. 100 amp is what typical houses will have in the US. I was surprised to hear that your service was 20 amps to start with - especially considering you had an AC unit to start with. Is your service 3 phase?

I love your home, such a wise choice, and what a bargain! You've done a wonderful job doing it up and making it so liveable. The outside paint job is wonderful and your interior design choices are modern and on-trend. I asked some Japanese friends who are studying architecture about whether they like your home. They're envious and thinking of moving out of Tokyo into something similar after watching your videos.

I love what you've done with the place. Especially the 'cat' on the heater. Where else would a cat be? I found the house on Google Earth. The area is an unusual mix of residential and commercial. Unusual, that is, for me, as a North American. The choice for OSB (oriented strand board) in the wet areas of the home is an unusual choice. On the west coast of Canada, OSB has played a big part in the 'Leaky Condo Crisis' . Moisture would get through the exterior cladding and the OSB wouldn't dry out properly. Mould *loves* the components of OSB and will thrive! Be sure to coat the panels thoroughly with a moisture proof coating and seal all seams.
