In this video, I give a relaxed tour of the next renovation project.......only one day after finishing the last house (seen here- • $12,000 HOUSE - One Ma... ) I paid $8500 plus closing costs which put this house between $9000 and $9500 total.....$9000 rolls off the tongue easier. I expect to spend around $10k on repairs, having less than $20k invested. The house would then rent for $700- $800....maybe more or could be sold for around $150,000.......How did I get such a good deal, read my book for tips on buying cheap houses with cash.

It's still a mystery to me how deals like this one exist in the US. Houses for a similar price to rent ratio (including renovations) simply don't exist here in Germany or anywhere in Europe.

It depends what area the house is. You can buy houses for incredibly cheapy in dead areas.

It is so sad that people could live like that. When I was in my early 20s , I was renting a very small house that was in was in very bad shape. However, I made a deal with the landlord that if I maintain the property and took care of it and did some renovations, that she would in exchange lower rent. In my first week I ripped up all the carpeting and realize that there was a beautiful hardwood parquet floor underneath. I researched how to sand it and polyurethane it . The I replaced all of the nasty linoleum with tile form U.S salvage. I Painted all of the rooms, because the previous renter was a terrible smoker. Which meant that all of the walls were disgusting yellow. Put in new lighting fixtures and facets. Found some old beat up flower boxes ,clean them up painted them a bright red and filled them with pansies. My landlord was so pleased after the first few months and told to keep all my receipts and a running diary of everything that I had done . So she could keep track of it all. In the end I lived rent-free for almost 2 years. She was so sad when I told her I was going to move , that she offered to sell me the property.

I wish I had. Considering I was only 23 at the time and right out of college and I was working full-time. It was a great experience for me, because I took something that was completely rundown and torn up and made it beautiful.

@@zenamorgan1754 try checking google street view if you can, you can go back in time and see previous pictures. pictures of my house go back to 2007. i guess it depends on your age though. google street view might not have even existed when you were 23 ;)

Can you film the cleanup and put it in time lapse? Once all the rooms are empty, that in itself is an improvement, and the value of the house has just doubled.

As far as the order of your videos I think you are uploading them correctly, doing a series for each project until completion and creating a playlist per project. Don’t change the format, it is working well.

Replace the plumbing for sure.You wont regret it. Eventually it will crack at copper fittings, as soon as you fix one, another will crack. Ive had two house with the stuff, its a lot of problems. Thanks for the vids. we all apppriciate them

I should probably when I redo my bathroom replace the plumbing. I was wanting to go with the pex pipe and mana block, but at this time I can't afford it. May just do some of it when I reroute the piping, but keep it attached to the hard pipe. It was built in 1940.

My second house had Quest lines, and I had no idea what that meant. Oh Boy. I had several lines go, spraying water inside walls, under floors, etc. I was soooo glad to get out from under that.

I liked the more in-depth videos on the $12k house. Those felt like we were on the journey with you. I love this video for the fact is shows the reality of house flipping. Not every house you'll come across is a charming little house that just needs updating like in all the tv shows, sometimes you can run into a real mess, and not just a minor set-back that can be fixed easily and make a $100k profit

i think releasing a series in order until final episode then move to the next project is great. Its like a TV series, and we get to see from start to finish without random other projects in the middle. but that's my 2 cents.. i enjoy any video in any order at any time buddy. do whats easier for you

As a firefighter I’ve been in many houses and have been shocked to see how people live. It’s not just small junk houses I’ve been in mansions and had to call child protective services because of toxic environments.

I've done what you are doing and know the thrill and depression, you speak of. What helped me through my 13 straight years was a real estate club, where there were monthly meetings of 2 to 400 people and hiring a helper when I just couldn't motivate myself to take even one more step !!! A young person with high engery and a desire to learn the fix and rent end of the business.

Some food for thought: In San Francisco Bay Area, you can rent a parking spot Monday through Friday 8-7pm for about $5k a year. In SF a somewhat modern one bedroom apartment is about 3500 a month. In my area, a dilapidated house, with a similar floor area as this would easily go for $1.5 million.

yrs ago my hubby got asked to remove scrap metal from a house the tenants had just walked out of ..I went with him as he was just expecting pots & pans etc , it was unbelievable how much cleaning products I got from that house I got huge sealed packs of toilet rolls , boxes of cream cleanser , disinfectants , paper towels ( all sealed ) which was really weird as the house was so bloody dirty , I guess thats why all the cleaning stuff was still sealed , they never actually used any of it ...but I sure did....

I work for a family that buys foreclosed homes and flips them. I do all the painting on those houses. I have been doing this for 2 years now. I quit my day job which was working for a huge paint company. We painted million dollar homes in these REALLY nice neighborhoods. This house looks like what I work on now. They empty out the trash, old carpet, flooring, ect. And we go in and paint. What im getting at is it took me a LONG time to adjust to the filth. Im kind of a ocd neat freak that gets creeped out by roaches and rats. I wanted my new business to work out SO bad I had to overcome all that. It was SO hard. There were times I didn't think I would make it. Vacuuming thousands of roaches out of kitchen cabinets so I could paint them. Things like that. Its kind of amazing the things you can overcome when you really want something. Now I just put on my respirator and gloves and go at it. I really enjoyed this video. It reminds me of how far I have come for some reason.

Plumber here. O boy. Replace all plumbing I can see someone with zero plumbing experience did work. 4 inch pvc drain the 4 inch wye is backwards 🤦‍♂️. Tee on its side. 🤦‍♂️. Can only imagine what can’t be seen

I like when you take a few moments to talk about why you do something or your work around. I maybe able to buy a really hold house, really cheap. The comments you made about the bathtub wall to help square it up made total sense. Those comments on why you are doing something help me get my mind to think outside the box. Which I will need to do a lot on if I can get this 1940's house I am looking at. Love the videos, looking forward to more.

Idea for the toilet downstair: they sell toilets that have a tiny sink above the toilet's "water storage" every time you flush, the clean water will come out of the included faucet and run through the sink into the storage tank. You used the same water you used to wash your hands to flush the toilet at the next to. That way you save space on a sink any it's actually more eco-friendly as well because you save water.

i just saw the drywall painting episode and decided to come back to the 1st. I know things can go sideways and you are allowed to be grouchy because it is honest, but come look at your old vid when you showed us this mess, and look how lovely it's become! You took this hodgepodge duct tape and band aid repairs, took all that down and unified the house. For 9 grand +est 40K- this 50K house you could flip for 150K if not more! Be proud.

It was nasty, splashed 2 month old raw chicken/hamburger meat refrigerator juice all over my face right after I filmed this video. Had delusions of reusing the fridge..............it's long gone now.

I would have put a ratchet strap around it to keep the door closed and took it to the closet dump just based on what I've seen in this house so far.

if you have multiple leaks in the bathroom ceiling, tarp it. cut a super cheap tarp to the room dimensions plus a few feet in each direction. then screw the two corners furthest from the tub into the corners of the ceiling.let the other corners sit on the floor of the tub, and weight them down with bricks or rocks. when it rains, it will drain right down the tub.

WHEW!!!! Brother I know this is several months behind where you are at with this but this looks like a much larger project than a light reno. Your overall wealth may have been increased more by just pushing it over and adding the land to the farm house property lol. I know you'll put in the work and make it great but I don't envy you on this one.

I'm in the middle of it now and it's not too bad. Not small but this is the kind of house you could make $100k if you sell it.....can't expect that to be too easy. As a rental it will do $750-800 or so...can't tear that down.

@@homemadehome5575 man, if you can get $700/month in rent, that is roughly 3.5% of your all in costs, which is phenomenal. With those available numbers, do you live in an area with a depressed economy? How tough is it to find GOOD renters with this type of home in your area?

Try sacrificing some living space for small hallway/storage that hides/corrects the entry into the main level half bath. It should not open directly to any living or kitchen area. Or just move the half bath to the laundry area in the basement. It would be ideal to add a tiny half bath and then a door to bathtub upstairs for the second bedroom. You are so great at renovating. Love watching you.

I just bought a 4 bedroom 2 bath on 1.5 very hilly acres for $9300 in West Virginia. It's not in this good of condition, it's basically a frame on land 😅🥴 lots of work but that's what ya get when you wanna be cheap 🤣

Good video , there’s value in sorting out left over items from a rent house , even if it involves cleaning and repairing. Church’s have yard sales and eBay selling of 2nd hand items is big .A established sorting room in a garage or storage shed would be another source of parts sellable items and ways to use left over items on future projects! Being self reliant is good and resourceful but don’t forget to establish friendships and people networking as much as possible! Much success to you!

My husband and I fixed up my Grandmothers old house and live in it. We just pay the utilities. It was vacant for 13 years but it held up extremely well. My family had put a new roof on it not to long before and redid some of the flooring but other than that it sat. It was built in 1910. It seems like the older houses hold up better vacant than the newer ones.
