धन्यवाद सर आपके द्वारा बताई गयी जानकरी बहुत ही अच्छी एवं महत्वपूर्ण है। सर मेरा बस एक प्रश्न और है कृपया जानकारी प्रदान करें। मैने उत्तरप्रदेश पूर्व में 100 में से 95 मकान ऐसे देखे है जिनमें ना ही आगे सेट बैक है न ही पीछे, तो क्या यह अवैध माना जायेगा? धन्यवाद।

धन्यवाद सर जी, आज की जनरेशन तो पता कर सकती है पर आज की जनरेशन के बाबा या पिता ये कुछ जानते ही नही थे, सेट बैक या कालम और घर बनाते वक्त ना ही उनको प्रशासन से कोई मार्ग दर्शन हुआ, सड़क मिट्टी की थी तब मकान बनाया जिसको जैसा समझ आया बनाया, और तब गांव थे आज विनिमय क्षेत्र बता दिया गया, सेट बैक तो दूर की बात है गली मे मोटरसाइकिल खड़ी नही हो सकती। जानकारी देने के लिये सर आपका बहुत बहुत बहुत धन्यवाद।

No , it will not fall within 100 Sqm limit but let it be of 102.65 sqm area , calculation of charges will not make lot of difference. Please stay tuned for more informative videos..

Thank you dear friend for watching this video and writing to me. Dear friend you can't exceed the permissible ( according to building Byelaws) Ground coverage limit including RSB 40%. You will have to leave open area somewhere within building envelope (if required) to maintain the permissible Ground coverage. Please stay tuned for more informative videos..

सर मेरी dukaan 360 Sq feet की है हमने उसमे under ground khudba लिया पर अब Nagar panchayt के eo ने rukba दिया है और बोला की आप ने permission नहीं लि और मैप पास नहीं karaya ,अब सर हमें age guide करे हमें naksa पास कराने मैं कितने खर्च आएगा?

सर,प्लाट 250 वर्गगज,नक्शा पास 190वर्ग गज,दो मंजिल का है।निर्माण हुआ तीन मंजिल व कवर्ड एरिया 250गज का 75% है।केडीए के अन्तर्गत निर्माण है। शमन मे आवासीय भूमि का 50% मूल्य या उस मूल्य पर टेक्स देय होगा ? खरीद सन 2011,सर्कल रेट ₹35000 वर्गमीटर था,वर्तमान रेट ₹65000 है। तो 50%शमन किस सर्कल रेट से निकाला जाये।केडीए का कोई नोटिस नही आया है।क्या स्वयं शमन करा लेना चाहिए ताकि भविष्य मे बेचने पर दिक्कत ना हो। या लडके को भवन बैचकर दुबारा निर्माण केलिए नया नक्शा बनवाना चाहिए ताकि शमन से बच जाये। मार्गदर्शन की कृपा करे।

Hii sir, mai lucknow se hoo mjhe ye janna hai ki mera makan kaafi time pehle se bana hua haii, mere grandfather ke time ka, aur uspr maine ek aur floor banvaya hai to toal ab itne floor ho gye haii (ground floor +first floor+second floor) to kya uspr mjhe nirmaan shulk dena hogaa aur dena hoga to kitnaa 550 sqft ka construction krwaya haii

Sir, agar mera plot teen taraf se closed h, aur teeno side bane makan meri plot boundry se sata ke construction hua h to kya rear set back nil rakh sakte. Area 176 sq meter.

Sir, My land size is 325 square meter and i want to construct only 177 square meter area. Till now, i only constructed the basement wall, and nothing else. Whether may i apply for a fresh map to the authority? If the show cause notice has been issued then what i will do for this? Further, i want know that how to calculate the development charges? Whether development charges imposed in entire land for example 325 square meter or only imposed on covered area? How to calculate the sub divisional charges? Please sir, clarify my issue in this regard.

No you have constructed more than compoundable limits and also other norms like parking, land use , total covered area , NOC etc. are not according to Compounding norms . So in no way it is compoundable.

This is applicable for all plot areas upto 300 sqm , hence 100 to 150 sqm is also included in this video. You have to consider the set backs according to your plot area.
