如果將樓睇成單純嘅投資工具可以咁講,齋睇物業升值,不過如果考慮自住(雖然都有可能因為換工搬遷變成投資物業),三四十歲處於職業搏殺期加埋係屋企中流砥柱,老嘅嫩嘅乜事都要煩到你,為咗減輕通勤時間成本同埋大屋維護雜務而選擇公寓自住未嘗不可。至於租,租過就知道幾麻煩,經常檢查同埋房主賣樓被逼遷各種忙亂。澳洲租樓係要搶嘅!再講每個月俾錢租冇得offset呢啲都同埋公寓升值少相抵。齋買公寓投資係唔諗得過,不過結合自己情況同埋投資組合都唔可以話千祁唔好考慮。唔係人人都咁幸福移民嚟到澳洲就可以提前退休。

唔揸車、年紀大、唔喜欢打理花園或少少都唔識DIY住Apartment 是好選擇,交通便利、有管理、較易打理及维修費少啲

仲有好似我就嚟60歲, 住apt 會感到安全D同埋間屋有乜嘢都有Body Corp幫手攪掂。 我住咗好多年house但最終賣咗間house, 搬咗去間細細地嘅apt 但係我反而開心咗。

剛剛在Perth 買咗剛收樓,location location location、建築商、管理公司一切都是保值理由。 人生要生活就有生活成本,不能單憑升值潛力而影響生活素質

劉sir應該講吓hosue維修一般幾多一年。我父母果間平均一年一萬,同交strata差唔多。 有一種情況Core Logic既data會錯,就係rebate,新盤同樓花好多時都有,唔會反影响成交價。 個人認為apartment 用黎自住係可以既,但可以選擇租。 自住house比得起都老蓮咁遠,我就晤會揀黎住。可能係我唔揸車,半小火車東南西北都有飯吃有shopping果種方便我好欣賞....

我都好奇上onthehouse睇咗你講既區 Units 過去5年表現 St Leonards +14.9% Crows Nest +21.7% North Sydney + 21.5% Artarmon + 16.4% 即係平均年升 3% - 4%左右

if those areas are not increasing in value, would the price drop enough to get a bargain over next few years? Today I inspected an Epping apartment :) Worst thing in the world is buying at the peak and the value drops, becoming negative equity and selling at a loss.
