co co哥, I do property maintenance in Australia, your roof is in a bad shape, please don't let the moss growth, that can damage the roof tiles and crack the tile and will cause leaking, do the pressure clean and repaint, the tin roof should be replace instead of put the tar on, it just won't last, have the flashing proper install and create more flow, indoor you can do the paint with moisture resistance that can help, put more vent around inside the house. good luck
In the US, we don't normally replace just the glass of the windows unless the windows are really old style. Most of the times, the entire window including the frame need to be replaced. If you have double-hung windows, both sashes can be easily replaced if you can find the manufacturer. We have recently replaced all our windows. The frames have to be taken out also. It's not impossible but it's not easy but doable. There is usually no license required in the US. We just need to find a company/contract to do it. The home owner can do that also. I replaced most of the windows in my previous home myself.
I got the similar problem in my kitchen, two weeks ago a roofer put a ventilator on the top of the roof for the condensation, not sure it will help or not, I am sure you should fix your roof new, my window has already small hole but it not helping. God bless 🙏
My roof with the ventilator installed is working, I can see our kitchen roof the marks has dry up, I think you do not need to make a new roof, instead get a roofer to put a ventilator on the top of your roof. 😊
if your tenant dry the clothing inside the house , they should responsible for the mold growth , that will affect their health ,they should responsible for the mold resistance paint for their safety
