November 25, 2019 The Region of Sardinia is seeking investors to "enhance and make the most" of its real estate and environmental assets. This includes the decision to promote the call for the lease and management for up to 50 years of the real estate complex known as Forte Cappellini, located in Baja Sardinia in the municipality of Arzachena in the northeastern part of the island. Disposals, the first three tenders of the State Properties. "This is a decision aimed at enhancing the assets, making them productive," clarifies Umberto Oppus, the general director of the regional department for Local Authorities and Assets. "It's not a disposal but an assignment that ensures a new direction." The complex consists of approximately ten hectares of Mediterranean scrub and granite rocks with various structures of military origin. "The complex is subject to two different legal regimes," reads the resolution of the regional executive approving the preparation of the lease tender. "In particular, there are masonry buildings intended for a tourist village, with an attached restaurant-kitchen, pool, tennis court, soccer field, totaling approximately 6,496.78 cubic meters." These structures and areas are part of the regional available assets and are intended for tourist accommodation. There are also two former military structures of approximately 6,553.84 cubic meters. These are the "Forte Cappellini already Opera Tre Monti" (north of the complex, built between the late 1700s and the early 1800s) and the "Batteria Alfredo Cappellini," built in the first half of the 1920s. After decommissioning, the facility was first managed by the state administration, then by the regional administration, and finally by private individuals as a "unique agglomeration for tourist accommodation purposes." The structures, defined by the Region as a "valuable example of coastal military settlement where human work and natural rock blend in a mutual functional relationship maximizing the tactical and logistical objectives underlying the garrison logic," still require maintenance interventions. For this reason, the Region envisions a lease, through public selection tenders, for 50 years. "With this tender, we will seek to give a new direction to this complex," continues the director of the department. "Similarly, another tender will be launched to enhance the Forte di Punta Rossa in Caprera, extending over 70 hectares. In this case as well, the focus will be on tourism and the environment."
