Issues with a certain culture aside. The bank issue is also tied to the store closure issue. Commercial Real Estate can not renew leases at current levels because interest rates are too high on the related debt. If they keep the same or lower lease then the valuation of the building goes down as the cost to refinance is too high. Once the write downs start happening CRE will collapse. Therefore, they are keeping buildings empty until rates get fully cut. Then, you’ll see a boom in retail. They are bleeding slowly now, hoping to avoid a gusher. Many many NYC leases are being planned for 1 year from now and 2026.

Hi James, love your channel. One comment, regarding your comments on stores closing down and the theft at them. I don’t disagree crime is an issue for many of these stores but it can’t be the only reason for issues. In major financial centers you far less office space occupancy which reduces shopping as well the rise in online shopping. It’s not all crime. You could also argue the crime is a result of vacancy rates.
How long has online shopping been around? Stores are closing in California because of theft. Walk into a Home Depot and every power tool and accessory is behind a locked cage. You can’t even get batteries without asking a staff member to open them up. How much do you think this excess cost affects businesses, especially small businesses?

James you say all of these stores are closed due to crime but do you have any evidence to support that? Correlation does not necessarily imply causation. How can you state with confidence that these stores have not gone out of business as a result of poor sales or less foot traffic?
Before you make a claim and share it with your audience you should do your research. You cannot expect to steal in california and walk away. The only thing that changed is if you steal under 950 it is classified as a misdemeanor instead of a felony and you still may serve jail time regardless of the amount. You don't just get to steal an xbox and then go home.

Retail crime is going bonkers. 13 year olds are driving cars into shops at night, gangs of thugs are smashing up jewellery stores, convenience store workers are being stabbed - its terrible. Honest to God… I just got off the phone with my friend who lives 7 miles from Springfield, Ohio, where the Haitians are… He knows an employee that works in a retail store and the alarms go off all the time because people walk out with items and the police do absolutely nothing.
