In my opinion, Its ALWAYS worth it. I say this because when you rent the deluxe room today it can be as expensive as $800+ per night. This cost will only go up over time. DVC allows you to "future proof" your Disney vacations. Also the more you go per year the less it technically becomes. My family goes 4 times per year and I have 350 points. So this is about $500 per trip. Throw in that 20% discount when buying souvenirs and 10% on food! your good to go. Also the cost of the points goes up every year so anytime is a good time to buy because it will always go up.

I don't think so for us in the UK - our flights are very expensive pkus, as you say, there's pet boarding, food etc so we would only be able to go once every two or three years realistically so no, not worth it. We are going this year, staying off site, eating quite a few meals at the villa and saving that way.

Just a warning. We have been a DVC member since 2013. Our home resort is the Aulani on Oahu. Our yearly dues only go up. This year they went up by nearly $ 1000. Now $4487.77. Just be prepared your dues never stay the same. We’re thinking of getting rid of our membership. Can go to Europe for a month on our dues.

We(wife and I) just got back from Disney World after a week and had a great time. On second thought, I guess we’ll keep our DVC membership. Lol. Happy Holidays. Dan

I agree with all your advice. I bought 270 points at Old Key West pre-construction many years ago and have never regretted the purchase. I have avoided the "Add-on-itus" as I need to be realistic as to how much time I can vacation at Disney throughout the year. I do think it would be great to have a video on how to maximize your points. E.g. (Typically) - it will cost the same amount of points to stay "Sunday and check out Friday" as it would "Friday and check out on Sunday". So you can get more bang for your buck if you have the flexibility to avoid weekends. (Just my experience)

Hi! Just wanted to say your videos are great! I have had a friend interested in DVC and I sent these to her as they are very educational and honest! Please stay independent. :) Also, my first DVC contract was for Riviera as I fell in love with the resort after staying there in August 2020. Snagged a great $170 per point deal after incentives at that time. I have never looked back and love my DVC! I saw that you own and love Riviera as well so I look forward to the content you have about Riviera as well. Thanks for being such an educational resource for people on You Tube! I know the ins and outs of DVC by now but I still also enjoy watching anything that is DVC content related. Watched your live Poly Tower video as well. We shall see what happens there! As a family that purchased DVC direct and via resale, we find the purchases to be worthwhile. Although we live overseas at the moment, we have used David’s DVC Rentals a few times to rent our points out and that income has greatly helped offset the cost of ownership/maintenance dues.

Thank you for the very helpful video. There is one very important factor you forgot to account for though. Even if you don't finance your purchase, you still need to account for the fact that that money could have earned you interest elsewhere. I know the common argument that you likely wouldn't have invested that money anyways, but the reality is very few North Americans are without significant amounts of debt, whether that be a mortgage or other borrowing, so you could put that money towards paying off debt. This gives you a guaranteed return on investment of whatever your interest rate is on the debt. Essentially, if you have any debt that you could be paying off instead, than you are effectively financing your DVC purchase, whether or not you realize it. Even if we assume a very low interest rate of 3%, taking this into consideration makes the actual cost per point in your example $9.08 instead of $5.21 - a very significant difference. Add in maintenance costs and you're at about $16.41 per point, which, while still a savings, is getting close to what you can rent DVC points for, with the significant advantage of no commitment, and 11 month booking window for ALL resorts. The numbers get significantly worse if you're paying higher interest on your debt, which is very likely right now. For example, it becomes $21.48 per point with a 6% interest rate. I see this mistake all the time when people make these calculations. Whether or not you are financing your purchase (and most people effectively are unless they are completely debt free), if you don't consider the possible return on investment you could otherwise get (whether by investing, or by paying off debt), than you are going to severely underestimate the true cost of purchasing points. Even with this accounted for, it's still likely worth it for some people, but I think it's important people understand the true cost when making that decision, and neglecting this aspect seriously underestimates the true cost.

You make a good point about individuals needing to calculate the opportunity cost of purchasing DVC. There's just no way for me to calculate that for other people - there are just TOO MANY variables, but debt is certainly something that individuals should consider when deciding whether to purchase DVC. There are also other intangibles about owning DVC, such as being part of member communities - I've made many great friends through DVC. I also experience less stress when planning vacations because we have DVC and the hotel cost has been paid in advance. For me, that has a lot of value as well. It's not just a simple calculation. This is such a great informative video! I hope it encourages people to really do their research before buying DVC. If you enjoy WDW and can go there with some frequency, I think it's a great value. It suits my temperament perfectly. I would much rather pay once upfront and have access to deluxe resorts for decades. Looking at the availability charts and making a booking is a pretty big rush! Complaints about dues? Not from this boy. People deserve to get paid for their work, and CMs are the best. And after a few years you break even on your contract and your dues become the only real cost for your accommodations. I have 360 resale points at AKV and Riv. That gets me about 25 nights a year in a studio. Dues are about $3,000. I wonder how much I'd pay to stay for 25 nights at these resorts. I've been a member for only a year and I've already taken five trips (I'm a Florida resident so I can drive up in three hours.) I've also been able to bring my family on trips and I was even able to gift a CM friend a staycation with his husband with some points that were going to expire before I could use them. Being able to afford to be generous is very meaningful to me. I am not wealthy and this is the only way I could ever afford to indulge in luxury level resorts and enjoy this luxury with family and friends. DVC was definitely the right choice for me. We bought our original contract through disney 11 years ago, 150 points, and planned on staying in studios, but disney added an extra 150 points for our first year, total 300 points, so we decided to stay in a one bedroom, and you are right when you say that once you try a larger size room you do not want to go back. We were only going every 2 years, but now we have more vacation time from work, more money to spare, we just recently bought a resale contract for another 150 points for Saratoga, and planning on a yearly trip. One thing you didn't touch on in this video is the fact that you have to use your points every three years or loose them. I have talked to other dvc guests who said they did not fully understand this and ended up losing points. Great video on the costs of ownership.

You do such a great job of explaining dvc. I’d like to buy resale at Saratoga because being older it would be nice to be able to walk to Disney Springs so that alone is huge for me as I wouldn’t be going to the parks as much as I used to. EPCOT is my favorite so I would go there but buy 1 or 2 tickets instead of an AP unless Disney opens Florida passes for owners again. I hope to buy Disneyland Tower as I need a hotel when I visit down there. 7 hour drive and there are lots of places I like to go, not just Disney as I grew up down there. We bought a DVC membership on our honeymoon and financed it. Since we’ve been married 13 years now, it would’ve been paid for, but just a few years after the purchase, we had to give it back and have been sorry about it ever since. The points have gone up dramatically and we lost an amazing family vacation for what will be much more expensive to replace when we do. Not to mention, DVC sent us a tax form that we had to claim as income due to debt relief (There is another tax form to counter that proving what we gave back is worth more that their loss claim so we didn’t pay tax on that.). We certainly plan on someday purchasing ten times what we had!!!

Good explanation. We bought SSR resale in 2006 for $75 per point. Not financed and we are in Canada. Never had problems getting rooms at any resort, even during Xmas up to 2018. After that and the pandemic, it has all changed. Much harder unless you do 7 and 11 months out. The elimination of Fast Pass and introduction of timed tickets, genie plus and continued gouging have made it much less desirable to go to Disney. Glad we did it a lot when the kids were younger but hard to stomach since the changes took place. We have rented the points and used the funds to travel elsewhere. 😊

I've done the breakeven. We bought AKL in 2014 direct and BWV in 2016 on resale. 290 points in total. Now, rack rate is the ONLY consistent comparator I could use as the discounts and promotions change ALL the time. I KNOW this isn't AS realistic as comparing ACTUAL discounted room prices but it's the most consistent barometer we could pull. We have used points at both home resorts and other WDW DVC locations, rented points (when we couldn't get out of Canada during COVID) and sold points to friends for stays. The COST side of our equation includes the initial "all-in" purchase price for both contracts PLUS all cumulative annual dues paid. The benefit side is rack rate comparable accommodation cost and/or rental income when we couldn't go ourselves. All of this saw OUR breakeven in 2021. Through the end of 2023 with two trips planned and dues already published, I esimate our BENEFIT side (rack rate - again, I know it's higher than what people WOULD pay with discounts) to be $80K since 2014. COST side sits around $53.4K comparably.

Very worth it for how we have used it. We own at Aulani and purchased before it opened. We did 2 trips there with my parents, so 2 units. We have also done WDW several times, and even Hilton Head. We have mapped out the cost of each vacation if we were not DVC members and we have already saved money, our accommodations would have exceeded our initial investment! 1 perk I don't think you mentioned is now to use points and borrow from the next year, really makes it so much better to have access to 2 years of points! We love DVC!

We bought direct and resale in 2020 and 2021. Since then we have had 2 trips to VGC and 1 trip to Aulani. We have one more VGC trip booked. When looking at what we have paid with initial buy in and dues since we purchased compared to rack rate, we have stayed enough to almost equate to half of our investment.

Great video! We are literally at WDW right now and just visited with DVC to inquire about purchasing. I totally understand the information in terms of the discount you get in the room rate compared to the rack room rate in regards to the initial investment. We own at Orange Lake in Kissimmee. We trade a lot. We’re using it though. Four weeks at least this year. We’re not unhappy with it at all. I know that you can trade DVC, but I think that most people that buy there want to stay at Disney. Before buying make sure that you want to stay there, also you have to be flexible with your vacation time. We looked at adding DVC, but we stayed at Art of Animation last March for 4 nights with 3 days in the parks for $2500. We barely were in the room. I don’t think that it’s worth it to us. A lot of our friends own at DVC, and love it. Just do your homework beforehand. A benefit of DVC is that you can dump it if it’s not for you without losing your you know what.

Unfortunately annual passes are not available as a perk. We are new DVC owners as of 2021. I wish they would open those up especially as they keep increasing the ticket prices, paying for genie plus and lightening lanes. We own at Riviera but we live in CA so we chose to do our first trip in Aulani. I agree with your assessment of DVC retaining it’s value and resale value. It was expensive going to Disneyworld even using rewards at hotels. Happy owners so far

I currently have a resale contract in ROFR for SSR. We only plan on going during non peak times and if we only get SSR so be it, that is still a nice place to stay. I would be more inclined to buy direct if Disney didn't keep taking away all of those Blue card perks. Saving 50% buying resale vs direct makes me not care about those Blue card perks so much!

I just use my WorldMark Timeshare and RCI/Interval International Exchange. To trade in to a Florida DVC. I also use my Anaheim WorldMark Timeshare. For Disneyland California. I am less than a 10 minute Uber drive to Disneyland. From my Anaheim WorldMark Timeshare. You can get a WorldMark Timeshare in the secondary market. At a much lower cost than DVC on the secondary market.

We own Hilton Grand Vacation Club and Wyndham, all purchased resale. We're spending $70 - $140 per night in 1-bedrooms, primarily in places like Sedona, Kona, and Waikiki, where 3 star hotels start at $350. We learned the hard way to not buy the cheapest contract, and have recently swapped our initial purchase. It sounds like you are doing well with DVC compared to nearby resorts. I do think Disney inflates the value by renting out a few spare rooms, which makes it feel like huge savings, where if none of these properties were timeshare, they would be going for less than $800 per night.

I'm glad to hear that your other contracts are working out for you. The big difference in owning DVC for us is that we're willing to stay at the Disney resort locations with the best locations and theme park access. We would never have paid out-of-pocket to stay at those resorts, but since we're using DVC points that we already own, we feel comfortable using our points that way. 2023 was a great year to finance a contract. While interest rates were higher than 2022, it wasn’t by much, and the S&P was up 25%. So instead of paying cash, I financed a contract through Monera at 12% and kept the cash in the market and enjoyed significant gains. Of course this isn’t typical, and 12% would usually be higher than any gain you can make in the stock market. Not to mention DVC wasn’t exercising ROFR, so there were great deals to be had.

lol 12% loan and you’re excited. Rule of thumb when you’re an investor and have money to pay for things is anything above 7% rate you should not take a loan on and just pay cash.

If you financed a $30k contract in January 2023 you would’ve missed out on $7500+ (plus dividends) in market gains if you purchased the contract cash. I took a quick timeshare mortgage from Monera because I knew I’d pay the contract off within twelve months, if I shopped around I could’ve got around 7-8% with a credit union.

Hi, I just came across this video- our friends encouraged us to rent DVC points for our trip earlier this month and it was amazing. However, I am trying to compare renting versus purchasing....It seems like a lot of money up front in order to avoid financing fees versus a more manageable amount year after year renting. We did still save nearly 50% off rack rate at the Poly. What are your thoughts? We are a fam of 5 and when I used the DVC calculator it wanted me to purchase 325 points- our trip was 9 nights and only 187 points- not sure how they get that number??

If you decide to purchase, I would definitely recommend looking at resale. You can save a lot by purchasing resale. I would also recommend purchasing contracts in smaller increments. So I wouldn't buy one contract with 325 points. Maybe consider 150, then if you want more in the future, add another 150. That way you can add or sell contracts, as needed over time. On the other hand, if you like having the flexibility of NOT owning a contract, many people are perfectly happy renting points. That's still a great option. You'll find that over the long term, owning will save you more money, but you make a sacrifice in terms of flexibility with your money. Thanks so much for watching!

So for the Grand Floridian yearly maintenance fees is $1051.50 😮 on top of paying $30k+. I’d never recommend anyone purchasing this unless your kids college funds are complete and you have years of income in savings. There are some amazing properties that are off site that you could get a full week for the cost of yearly maintenance fees.

Yes, there definitely are great places off-property. We used to stay off-property and once we started staying on-property, and choosing resorts closer and closer to the parks, we never wanted to go back. For us, and the way we like to vacation, it makes sense (we often drop into the parks in the morning, then take a nap or swim, then go back in for dinner or fireworks - being in DVC resorts makes that easy and convenient. Being in the Disney bubble is really important to us, but it's certainly not worth it for everyone. Thanks for watching and thanks for your feedback.

One thing that is missed in this video is the opportunity cost of that $30k investment over 42 years. At 4% compound interest there is about $70k in opportunity cost, which can be divided by 42 years and 150 points per year to be another $11 per point per year. Bringing the true cost of these points to $23. Renting dvc points with the interest from your 30k investment would put you out ahead. However one hidden benefit of a timeshare is that you are in a way locking in todays cost.

That's true. There is an opportunity cost. But the reason that I don't consider that when I'm calculating the cost of DVC is that not everyone WOULD invest that money, if not used to buy DVC. Many people would make other purchases with it or do other things entirely. Because of the infinite variables, I just can't factor that into the equation. The opportunity cost is the same regardless of if the money is spend at Disney, on clothes, on food, on a different trip, on anything that doesn't go up in the value. The opportunity cost doesn't change because the dollars were spent on Disney. So while yes, there is an opportunity cost, there is one to everything

Your math on points remaining is inaccurate I believe. In the expiration year the contract expires January 31 so you get no 2064 points you were off by 1 year of points or 150 in the example slightly changing the cost per point higher.

We never let our passes lapse, so we had them the entire time. Conventional wisdom says that if you spend roughly 10+ days at Disney World in a year, it's worth getting the AP. We DO spend that much time, and typically more each year, so it's worth it for us. Yes, there is a big world out there, but we have family in Florida, so we have other reasons to travel there each year. We have plans for other trips as our kids get older, but with younger kids it's hard to beat a Disney vacation.

Sounds like it's not the right fit for you and that's fine. The one thing that I would take issue with is the statement that "it's a scam". That would indicate that you don't get what you pay for - you do. You pay for points to book a Disney resort stay and that's what you get. You want to know the truth? You can’t ask people who want to be sponsored bc they’re trying to be sponsored. We enjoyed it for about ten years before we traveled a few other places and realized what a rut we had been stuck in going to wdw so much and looking back on it I wish I put that money somewhere else. It’s not the end of the costs and after awhile I’ll be honest you learn that dvc members are ignored and the cms hate dvc members. You won’t get that same attention you get from Disney as a guest and the dvc dept isn’t even truly a Disney company. It’s an associate of. You get no housekeeping so half your trip is taking care of the room. A pretty big room. Still have dues and they keep cutting out benefits. They don’t even really let you pool hop anymore which is why we wanted it in the first place. Don’t do it. See the world. Keep your freedom. Don’t tie your vacations to one location. It’s just not that important. If you have $250 a mth to spend freely I would invest it or spend that money seeing other places. Do Disney a couple times as a guest get great care and have a great memory. In my experience those memories are shattered once you either work there or have to consider it your home.
