As of a couple months ago I was getting quotes on Arizona houses for 900 to 1200. A year... I've haven't heard of any crisis here in Arizona.

Home warranties are also only for people that don’t have emergency savings to pay for repair of appliances or A/C. A home warranty is basically prepaying for a potential high expense if something breaks. For example if a home warranty cost $800/yr and you need to replace a water heater that cost $800-$1,000. Or if an A/C needs to be replaced which can cost $10k-$12k basically it would take 12 years of saving $800/yr. Otherwise home warranties or any extended warranties are really just a forced emergency account. Home warranties don’t necessarily have to replace your broken down appliance or A/C unit with a new one. They just have to fix it to keep it working!

Morgan at Farmers sounds like a great agent! I’ve dealt with agents at Farmers & State Farm and they never provide me advice on the right coverage for home or auto. They normally just run the numbers on the average cost to replace your home or auto. I’ve dealt with direct insurance companies such as Geico, Fireman’s, and Progressive which they too don’t provide advice on coverage amounts. You could’ve made a big mistake on adjusting your home insurance coverage just to lower your premiums. For example let’s say you changed your deductible from $1k to $5k just to save $200/yr off your annual premium. Do you really have $4k if you have a claim to pay the deductible just to save $200/yr??

You provided some great information but you also forget that property taxes have increased a lot too because the property valuation increased a lot. If you have a mortgage escrow that covers property taxes and home insurance they usually carry at least a 2 month average cost in escrow. So one thing you can do is ask your mortgage to remove your escrow if you have more than 20% equity. But then you are going to have to pay the property taxes and home insurance where you can personally create your own escrow account for it.
