I absolutely LOVE this Shabby Chic Farm Style home. I love ALL the little specialdetails in it. Paint wise, this home needs LOTS of light colors to brighten i up Feng Shui I HATE ALL manner of GRAY colors in homes!!!! Very Drab & ominus NEGATIVE!!! I see myself living here VERY HAPPILY😍🥰😁

The water isn't exactly "unlimited", and I think it's a little irresponsible to say something like that as most of us are trying to do our part in water conservation. All wells are metered by the SNWD, and the owner of the well is required to submit periodical meter reads. If usage exceeds max allowance, the permit could be revoked. If your well was drilled "shallow", and the water table drops below the pump, the state will not issue permits for drilling deeper, which forces you to connect to county water lines at your expense.

Absolutely have never seen a water meter on a well in Las Vegas. They are allowed 1 acre foot per year of water (per acre) but I haven’t seen a meter. The wells my family has have actually never dropped but has increased which is interesting 🤷‍♂️ not a lot of people know we have one of the largest water aquifers right under Las Vegas. The LVVWD actually adds Colorado water to it for storage.

A flipper's dream. All the cheapest finishes and who knows what is happening behind the walls. That is the scary part. Usually old HVAC or if new, the cheapest that a flipper will put in. The appliances, cabinets and finishes are all from Home Depot. Pass, Be care with these rural estate zone properties. While there is no HOA, you don't know what might happen next door if the land is open or some "business owner" has literally 60 vehicles and machinery parked behind the walls. A lot of junk yard hoarders in those parts of town. A good aerial map view will indicate. Also, assess if road widening will happen in the near future.

@@TheBrokerLife If you say so. Thankfully, I don't put too much stock on a RU-vid broker, especially here in Las Vegas to where getting a RE license is a low bar. Having once lived in a rural preservation area of unincorporated Clark County, it is very easy to see "what's coming". They let the developers come in and blow out the zoning with constant variations.

@@TheBrokerLife I did too, in the Northwest until the builders came in and received a lot of zoning variations to add more homes per acre than the two per acre maximum. Not to mention the street widening, and constant construction noise. Moved to RR Country Club. Perfect, smaller lots but the knowledge that something tacky won't go up nearby - besides Sony's new film studio a few miles away.

Better to start with no house. Lower upfront cost. These kind of lots are around $400,000-600,000 depending on a few factors. Could go up to $1M+ in other areas of town.

And so you can find the land. 1.1 acres is quite a bit of property. Also, it also depends on how much water rights that it has for surface water. It has more than 600. Than this property's worth way more because a new development can only have 600 square feet of water.

if homes have sold you need to remove them from fb it saves us grief from watching your ideos than from messages the home was sold a year ago... you are the agent that up to you to tae them down

If you want to find homes that are still available start working with an agent. Finding active listings from videos online would be almost impossible to see what the market really has. Also when people are researching an area they like to see other homes in the area and what people are saying they need to be on the lookout for. The videos help with people doing research.
