Asking a consultant or investment coach for advice or help is the best line of action if you are not knowledgeable about the market. Although this may sound cliched or apparent, talking with a consultant has helped me remain afloat in the market and increase my portfolio to about 65% since January. That, in my opinion, is now the most successful strategy for breaking into the market.

Great content as usual, I loved this as I am about to invest in uk property with 70k deposit (plus fees and more savings for furnishing and decorating) to buy my own place, but I am also treating it as my fourth investment, having two spare rooms for lodgers to cover this property mortgage and tax costs... and to build my equity whilst working my day job for my next investment.

First, Debbie you need to have a salary of at least 25k before you will be considered for a mortgage, that you need for properties. If you want to achieve a 75 percent yield yearly, try looking out for an investing advisory or else you will be competing against professionals themselves.

If you invest your money wisely it called slow and steady. You are the turtle. You will become rich when you retire and this is true, But most people don’t have the patience and the understanding on how to invest properly, most people buy nice cars, nice TVs etc And blow their money that way in life

That's an intentional way to live Jessica, that's the only way to become debt free. I've already paid off two previous mortgages. Now I'm working on my third and I cannot wait since it has to happen before retirement in four years and I'm already getting there the proficient way, Luckily for me my trader and coach Frost Hilda has been using every opportunity to ensure I benefit from each turn the market takes. Good luck staying debt free as much as possible in the future.

Absolutely Andy, contract agreement splits are favorable, I’m also exceptionally well positioned as I’m privy, so that’s a good return deal for any investors creating revenue for more interest.

Hi Shane, thank you for the amazing tips. Maybe it's worth mentioning for first time buyers looking to buy a second hand property to check and make sure the property is vacant or not owner occupied. I learned on my expenses that the vendor can stay in the property as long as they want until up to the point they find a new property to purchase. Once you go sale agreed make sure the contract has a closing date.

It is a issue when buying with owner occupier. But a good solicitor should be able to ensure it doesn’t take to long once contracts are signed

Property buying and agents in Ireland are some of the most currupt in the world.... agents have no obligation to anyone only themselves and to stay in there minds requires a brown envelope, Good info and well put togetother but potential buyers need to be very careful dealing with agents and and most properties at auction are repossessions and usally the people have been made homeless by a bank so if you purchase one of these properties don't expect to be very popular.

PPS Number's proving to be a little elusive to get. I totally understand why it is this way so no worries there. Didn't really want to put any offer in on a place without one as I fear messing people about if it took a while.

You don't need a pps number to sign contracts or close; you only need one to pay the stamp duty and sometimes far faster to get the pps number when you own and need to pay stamp duty. It should not be a issue for a seller as long as you have funds.

Asked Citizens Information Ireland a few questions today, since we want to relocate to Ireland. The woman, who was giving me advice, told me that I had to have a PPS number BEFORE buying a house. And that I couldn't get it online from abroad, but that I needed to have an address in Ireland, be it only that of a friend or even a hotel, who would have to write a letter, that indeed, I was staying there. This however can be done, when just visiting and before actually living in Ireland, she stated. Have no experience yet in how long it takes to get one. How long did it take you, for instance?

@@gardenjoy5223 There's no certain amount of time sadly depending on the different counties you could be in. Some people have said a few weeks, some people were chasing it up after eight weeks. I guess it depends on the reason you give for needing it too. It took me just shy of the quoted time - just under five weeks.

Kudos on the 4k subs! Q: If you have the funds to cash buy a property in Dublin, is it likely that sellers would accept "only" asking price or even slightly below? My assumption being that cash offers are more rare and therefore much more appealing to anyone selling.

At the moment a huge about of offers in Dublin are cash offers in some areas 40/50% of offers are cash offers

In ireland it is freehold for most houses. Ie you own all the land and everything under it too. Apartment are leasehold generally 900 years but you own part of the company that owns the land

There is no major issue buying land in ireland from overseas. But it is very hard to get funding in ireland if not living in ireland

Hey Hayley, main website are daft and myhome. Mortgage are possible as long as you have a visa to work. Finding land to build is very hard as hard to get permission to build one off housing on land

Thanks for the feedback. Generally all the legal papers need to be viewable before the auction date. I would suggest you ask a solicitor to review. Generally, they might charge 1% of the value or around €2k/€3k for the acquisition in total. But if they just review the legal pre-auction and you do not bid or win the charge might be around €500 put it will depend on the property.

I work and live in Carlow but I'm looking to buy in Belfast, the rates and houses are much better value but I'm wondering will the banks up North lend to me? I've heard its more complicated since Brexit, but the company I work for has an office in Belfast so I could transfer to there.

All properties have no offers and they're contacting me to see if I'm interested, is this a sign that things are slowing down?

It’s hard the day. July and August are always slow with people ontime off. Normal picks up in September. So that will be the main test

The management fees for apartments are quite annoying but at least the structure of the building should be okay when carrying the survey compared to the house.

Hi Shane Very good noon and wishing you a very happy and prosperous new year. I have a quick question regarding buying a property which is being sold with tenants in situ. I really liked the property but is concerned how much time will it take for the tenants to vacate the property. They have been living for more than 5 years in the property. I talked with the agent and she told me that once I buy the property , I will have to provide notice to the tenants and it takes around 6 months by law to vacate the property. I am not sure what is the process and thus don't want to believe whatever the estate agent is selling. Please let me know whether it is good decision to buy a property in situ with tenants and whether buyer can legally ask them.to vacate the property in like 3 or 6 months. Thanks a lot. Best Regards

Buying a residential property with a tenant in place can add to the complications. One a bank may not be willing to lend unless you can prove you can cover your own rent while you wait for the tenant to vacate. If the tenant has been there 5 years you will have to give 180 days notices but best that you get your solicitor to serve the notice. One advantage of buying a property with a tenant, sometimes you can get it for less.

Hi I have recently put in an offer for a house and the agent will not let the owner know. Am I right in saying they have to record all offers and advise the seller of the house? I am having serious difficulty dealing with the agent and would appreciate any help you can give. He has advise as it's private treaty he doesn't have to tell us of any other offers? Thanks in advance

The agent is required to record all offers and inform the owner of all bids. The agent has a duty to the seller, I am not sure they are acting in the best interests of their clients if they are not telling other bidders what the highest offer is. In private treaty, it would be standard to inform parities of other bids. In private tender other bids would not be disclosed.

Lots of tips out there to help save. But would also recommend focusing on growing on your income. An extra €5000 a year in salary means an extra €17.500 extra borrowing power.

If I buy a rental property in Ireland and then I move to Croatia, but then I collect rent from property in Ireland. To whom do I pay tax, Ireland or Croatia?

Once you are no longer domiciled in Ireland, you will be taxed at 20% in Ireland on the rent less costs, I am guessing you will have to declare the income in Croatia as well but likely there is a double tax treaty. But i do not know the tax system in Croatia. so best to ask there how rental income is treated from outside the country.
