I think in most villages you can build something cheaper using local labour and material.Conrete block and steel roof truss

I ve built two houses in a village in the North ..One about ,150 SQ Mt and another 60.I work with an experienced builder an I have some experience in building and supervising jobs.The prefab are good if you are in a hurry ..or just like the product..Someone in our village did bungalows for a small resort that way. I'm interested in my next project to do steel frame with cement board siding and flooring ..Similar to stick framing in the North America but no wood

to be fair this is a steel framed house built with modern materials - a lot of the village houses i have seen (especially the budget houses) are made with cheap and often old or recycled materials - usually cement, breeze (cinder) blocks and poor foundations - and they look like it too. i think 170,00 is a pretty fair price for these cabins - remember the manufacture has costs and also is trying to make some profit.

Building a house in a village cost you around 100 000 thb with 2 rooms, bathroom, big terrace and metal roof and build with concrete and stone. Those tiny houses are for people with no ideas, connection and without DIY experience

Read through the comments. I have heard that foreigners (Farangs) can only lease land for apparently 30+ years, but not own. That wouldn't be a problem for me but what would happen if I decided to move? Could I sell the house and the new owner would renegotiate the land lease? I am not sure about the quality and rooms layout of these pre-builds but I am very happy to see that these tiny homes are starting to be built in Thailand. I hope they keep gaining traction and soon we can see plans with 2 full storys and an upper deck, screened windows, and options for insulation. I know, insulated walls may be uncommon in Thailand but foreigners have that expectation because it holds heat, keeps cool, and blocks noise. Awesome video, Sam. Thanks!

Thank you so much for watching. Yes, good to have these houses here. Yes, I guess these houses can be shifted from location to another. So, not a problem to move them. Right, some shops can build custom houses. So, that’s easier.

Yes seems OK however I got a twenty square metre room made attached to my house for 75,000 built by Burmese they tiled the floor put the gypsum in everything I paid for components which wasn't that much and it's made a cement solid brick and tiles so get a quote for a normal building first I would say anyway thanks for the video

Steel frames creak as it expands and contract a lot , the same when it is windy, my friend has a steel frame small house in Aus, but he gets winds up to 80km an hour certain times of the year.

How thick are the walls? What isolation do they use? What are the walls covered with?

It's very cheap but the issue is finding land that is already connected to the city's water system to put the house on. I would buy one for family in Kanchaburi province but they would have to look for affordable land outside the city limit to put the house on.

It is usually not hard to get water connection in a village, because the water is managed by the village head.

in Cambodia they just make a whole deep enough so you have your own water and they have like a "traditional/rural" water filter system from stones, charcoal etc. so they have their own water.

@@annandsaminthailand I guess that my people there are just nitpicking. I was there in May and mentioned to them about buying land outside of the village limit to build a decent home. They say that they cannot get connection to water if we were to buy land on the outskirts of the village 🤦🏻‍♀️

my house we collect rain water 4 tank 5000 liter/tank, last 14 year i has used rainwater, tank to pump good pressure to shower, kitchen water tap, toilet, and we drink rain water and any not has go newer sick or die drink rain water, no problems. if want can buy small water filter 3-4 or 5 different filter to tap water and can use drink, cooking, and whitout filter can use all other shower,bath,toilet, garden all good.

@@mezzanine3362 all off-grid houses uses own DIY filter, some big barrel and fill barrels filter material first rock, then washed sand, then charcoal, and if want more use filter foam material and UV light then collect water to big tank, thats used only drink and cooking, shower and toilet etc, not need filters. we used rain water not filter and last 14 year any not has come sick, clean water can drink.

The big problem with these houses is no roof overhangs or eaves to protect the walls from sunlight. They are not designed for the tropics.

How is isolation? Noicr etc? And durability. How many rainy seasons do these survive? Must be bad quality?

Insulation looked good, the area was noisy. So, cannot tell about noise and durability. Someone who is living in them can tell about the durability. So, if someone is living in them please tell about the durability.

i not has newer seen any house in Thailand last 30 year were have insulation, not totally need anywere. and i has live and build million house in world. same spain not used insulation, and all other asian country, not totally need anywere.

So, this shop does have 2 kind of houses, one is the normal one's that we get usually. The cement one's are completely cemented like an usual cemented house.

My family refer to these as knock down houses...yes they are cheap and convenient..but...they had one put on land in Kanchanaburi and after 4 years of Thai weathering it is looking pretty sad, wall linings cracking, roof leaks, shifting sections....just saying...

A foreigner can lease a land up to 30 years on his/her name directly. The lease can be extended again up to 30 more years upon the completion of the 30 years.

@@annandsaminthailand I could see myself buying 5 units. Two stacked and the rest connected in a square. Two bathroom. This is when someone like yourself could negotiate those logistic issues. I think it would best also to have the structures on raised columns due to rain

intersting, i try search udon thani have similar house builder company but not found him web sites again, little bit biggest house him build, i need only small house new, 2 bedroom,work room,kitchen, 2 bathroom about, and backyard 4 car garage shed. this is cheap option make own house to retiree. old men not need big many room house. and stupid invest 3-5 million baht to house. basic concrete hollow block house same size can build less than 10 000 USD. in Thailand. my first house has own hand build 2 bedroom,big bathroom house 9000 USD to isan. but next i need ready to live house new position because old land has worst ewery year flooden and water go in house 1.7 meter and destroy all.
