11:40 "looks like spanish or portuguese" As a portuguese I feel like I should tell yu this, so it says: "se vende" which, in spanish, means "for sale" In portuguese it would say "vende-se", it swaps the order and add a hifen between them another tip to distinguish latin languages is like a word, for example, information in portuguese it would be " informação" in spanish would be "información" and in italian it would be "informazione" so all the terminations are different and usefull to memorize, especially if you're not a latin language speaker
