At the beginning of the year, many investors believed that interest rates would be coming down, housing inventory would finally return to the market, and inflation had been defeated. Love new construction right now. One of the best ways for investors to get involved in new construction and make excellent returns is by self-GCing. It does have a learning curve to it, so this is not for someone looking for completely passive income, but the opportunities are quite good right now. Since many people are picking up "side-gigs" these days, why not put the time and effort into learning general contracting and build your own investments? New construction at 20% off is a pretty great investment in my opinion. Not to mention if youre only doing one house a year, its basically a part time side job that will make you hundreds of thousands of dollars a year. In my area, I can build a 700k house for about 500k all in. I can then sell it as a spec for profit, or I can hold it as a short term rental and make cash flow on it (I am in a mountain resort market). Just alternate between the two strategies depending on whether I need capital or cash flow at that time.

Rental sleep pods for younger single professional. You could put 2 or 4 in each bedroom. Remodel to create a bigger common bathrooms and downstairs be common living area. Refuse HUD and section 8 and require higher income renters to keep the riff raff out.
