I don't think this documentary was done at the proper time, the property is really not in good shape at all, filming it this way makes it hard to see the true value of building. Apart from the land that's probably worth 95% of the asking price, the building itself doesn't seem like much. Then you should improve on your presentation skills, you sure can do better next time.

That’s the problem with Nigerians. No regulation of real estate prices and companies are individuals build houses and apartments and just put whatever price tag they want. That’s pure greed. At N 3.5 billion, that house is way overpriced. I think the same thing is happening in other African countries.

Its not worth the asking "Rolls Royce" price. The aesthetic dissonance" lacks harmony or coherence in the visual elements & design features of the property. The Prime location contributes significantly to the value and cost of property. THIS HOUSE NEEDS REVAMPING. It's an eyesore
