Agree on north valleys, think it has everything to really develop into something special A comparison I think is Wingfield/Spanish springs but it reminds me a lot of California (not in a good way) and only having one road in and out makes it a nightmare North valleys biggest strength is 395 running through to it

I love the North Valleys. It’s really becoming the next hot spot, in my opinion.

Those grocery stores are still far from cold springs. Looking on google maps without traffic, its 15 minutes one way to walmart. 20 minutes on the north side of cold springs. Cold springs is an area if you dont plan to get supplies often or eat anywhere, but a place you just plan to stay most of your time at home. There is just nothing serious being built out there yet.

It's all relative. 15 mins isn't a whole lot for many of my relocating buyers coming from bigger cities, but you are right...for some, that is a hike.

Sorry but I don't agree. 13 years ago we were trying to buy a home, cold springs too far out, no real stores and a small mountain to get over all winter. Other than midnight or early Sunday it takes more than 20 minutes. We bought in Lemmon Valley, 20 minutes from here maybe at the right time. The problem is over building, lots of big apartment complexes, not good people in general.

@@markcrowe4049 have you been out there recently? TONS of homes. Stores too now. The highway construction is a huge obstacle time wise, but when it is done, it’ll be better.
