This unit is left with 62 years only. Imagine you buy, and have to stay for 5 years MOP. It will be left with 57 years only. When a HDB flat is left with lesser than 60 years remaining, restrictions start to kick in, and it becomes difficult to sell, and thus value will start to drop drastically. If you buy at $768k, you are "rescuing" the seller, because then he gets to discard his deteriorating-value HDB and jump to somewhere else. While you are stuck with it. Good luck to whoever that buys it at this price.

Yeah property agent are only keen in selling n making quick bucks. They wouldn't let u know all this fine details. For consumers who doesn't do research, you're digging your own grave. Selling at $768k, I rather get a new BTO 5 room, or a condo. Even though different layout.

Real life case study: In Jan 2019, at Blk 24 Eunos Crescent, a similar flat (two 3room combined into one), remaining lease only 57 years, was transacted at only $475,000 Imagine your value dropping $200k to $300k just after 5 years, if you buy at $768,000. Or, just wait for 2 more years, and this unit price will drop tremendously, then buy.

I'll definitely buy this for my retirement plans after reaping profits from the sale of my private property, this jumbo will then be fully paid. By then its a property for stay and at the same time minimal investment. I will bring up the wall back so that I can rent out the other unit. Since its an old jumbo HDB flat with short remaining lease, price will definitely depreciate in future thus the only advantage of jumbo is that one unit you can rent it out and owner lives in the other unit. Owner will still enjoy their privacy with the two existing main doors for entrance. This way ur milking out your profits in cash each month, you dont even need to fulfill your 5yrs MOP to rent it out as you're living alongside with tenants, its as good as having a dual-key unit like private condos. This way I can also avoid the steep ABSD if I wish to buy a second property for rental yield. Jumbo allows me to do that but with less pressure on the financial part. Just my two cents worth☺️ What are your thoughts propertylimbrothers?

Joshua Lim A fair price for this unit will be approx $600,000 only. Assuming that the rental I can charge for this unit is $3200 per month. Total lifetime rental for 62 years = $2,380,800. 25% of lifetime rental = $595,200. This would have been my best highest offer price. The current asking price of $768,000 is 32% of lifetime rental. Which is nuts, because even a brand new launched condo price is selling at the same benchmark.

Turns out it seems that this unit was sold for only $660k. That is a drop of $100,000 from the original asking price!

Yea definitely spacious but kind of dislike this type of layout. Would have prefered if this was a combined of a corner unit + a 4rm unit. Mine is a corner unit(5rm unit,4rm with a balcony) while my neighbour is 4rm unit. Imagine you combine my unit + my neighbour unit,it will be 7 room,4 Toilets & 1 balcony. Those who love open space type,this is suitable for them.

this one u guys knocked outta the park... i always complain about things... but this unit has the ability to congregate what u want in a unit without sacrificing alot!!! maybe i need to look for 2 side by side units to make into one... so much to change n able to make MY own on this unit... without the crazy cost... cuz alot i would leave as is without a paint job cuz i hate white... white makes me think of prison lol
