Sellers set the asking price. Agents can only advise them but cant dictate the price. It's an asking price, buyer's can always make offers and come to a deal with the seller.

​@@LuisC7 When I lived in Mexico we would call the "Gringo tax" Which means it's the "special " price for foreigners. Who are used to seeing properties go for more in their home countries, so it seems cheap. They don't take the time to research, thus inflating the values. So 80,000€ to 100,000€ properties get listed for $300,000€+. It's happening here in Florida we're I live now caused by Californias and New Yorkers moving south. 🌞🏘📈🤯😱 Can't blame the owners though. If they can get that price the more power to them. 😊🤔

Ken I watched an old video of your fruit trees with fungus. You can buy Epsom Salt and work a cup of it into the soil around the tree and water the tree regularly. Granny South Africa

Something to add to your videos Ken....having looked at 55 properties in the Tomar/Torres Novas/Casevel/Sanatarem area now, these are the questions I ask upfront.....does the property have the correct Licencâo de Habitacio and are all the buildings and outbuildings legal? Is there a well/borehole? Is the roof structure of timber or concrete beams? What is the energy rating and is it double glazed with insulated roof? Is there evidence of mould/mildew (usually low down on interior walls often accompanied by a smell of damp/mildew). Our hunt continues......

Nice place. Having said that, for a rural house far away from any amenities and only accessible through a dirt road, I think the price is a bit high. Portugal used to be affordable. Not anymore.

Great informative video. Pretty house but price is rather inflated. The are is extremely hot in the summer and will require extreme irrigation to maintain all greenery. Roads are not paved which is a big source of dust and dirt for a very large part of the calendar year. To renovate or remodel the most important utilities will be expensive. The rural area around Santarem is rather depressed, mostly due to an aging population that is unable to maintain the properties as they once did. The wise prospected buyer will have an analysis done of the area before committing, as this property is approximately 100,000 euros overpriced. Traveling this area for a longtime and having family in Santarem helps determine values. The local population would not be able to afford this property at 1,000 to 1,200 euros monthly salary…… other than that, great video and good luck. Of course, do not disregard the many beautiful places you can visit from Santarem, especial the coastal towns and beaches which will leave you regretting buying a house so far from the coast. Although the ma8n roads and national highways are in excellent shape, to travel to coastal towns and beaches from Santarem starts with at least 1 hour of traveling….which maybe in itself is not bad since tourism is at the high summer pic with bumper to bumper cars and once you park, waiting time for lunch or dinner at local restaurants maybe at 45 minutes to an hour… but these are the burdens of summer……

yad have to be seriously thick to be putting 320k into a property in portugal with so many fires every year. We no longer live in a world where you can build a homestead. I know this sounds nuts, but just look around. canada fires at 5x the level of prior years. We now live in a Mad Max world. Get your semi camper and buy a few pieces of land here & there.

I think this price is excellent. In Australia we would definitely be paying at least this much, maybe more. It’s time that Portugal starts getting what it’s worth.

In Australia you don’t get paid by euros nor are Australians making on average of 1,000 to 1,200 euros monthly… comparing prices with Portugal without taking into account the monetary value is probably not beneficial…. The local Portuguese family could not afford this property and many young Portuguese people would have to emigrate to foreign countries for up to 20 years to be able to save enough cash to buy this property.

This is why prices on Portugal properties get so over inflated. Please if considering Retiring or immigrating to Portugal please take into account the local economy and negotiate accordingly. What would you think of yourself if you bought a property in Australia and found out you paid $200,000 over the regular price of the house?🤔

I see that places on the western side are more expensive. Is that because it is closer to Lisbon? Are property taxes higher the farther west one goes or are they the same all over Portugal?

Yes, this one is only 1 hour from Lisbon. The further inland and away from major cities you go, the cheaper the properties get. The property tax is set by the municipality. Each area will be different, but generally, the taxes for agricultural land are very low. We pay only 60 euros a year for our 3.5 hectare land

Great video Ken and thank you so much for sharing! I have to agree with some of the other comments. What is happening to my country? They are pricing out all the local people. These prices are way to expensive! Carlos from ReMax, I'm sorry but you should be ashamed at what you are doing.

Hi Pedro, I'm glad to hear that you enjoyed the video. I want to give you my take on this as it's an interesting topic, and I read a lot of comments blaming the housing prices on various things, like foreign investment, Airbnb, golden visas, or estate agents. Property prices all around the world are going up, and up, year on year. Not just in Portugal. Portugal property values have seen increases of around 10% per year since we moved here 4 years ago. We got our farm for 67k, and i now i could probably get around 200k for it if i wanted to sell. All that in only 4 years! The property asking prices are dictated by the sellers and not the estate agents, so it's not really fair to blame Carlos if you feel that a property is expensive. Almost all of the properties that I have filmed are being sold by Portuguese locals, so when you write that "they are pricing out the locals," you are effectively writing that the portuguese locals are pricing themselves out of the housing market. Sure, I agree that prices are increasing, but so is everything. Food, utilities, fuel, etc... and that's happening worldwide.

I completely agree with your opinion Ken. The Portuguese people are pricing themselves out of the market by catering to the foreign buyers. Good on them for trying to get top dollar but it's still sad to see it happening. The average local is only making 1,000 euros/month and could never afford these prices. Something will have to change because it is just not sustainable. I would like your honest opinion on one question... Do you think these sellers/agents are asking a little bit more than market value for the properties they hire you to film because they know your videos have a wider more foreign reach?

@pedrom.7838 Only around 10% of my views come from Portugal, with the majority coming from the USA, Europe, and then Africa, Asia, and Australia/NZ etc. I'm sure agents realise that my videos will reach a foreign buyer somewhere, but generally speaking, the property price is already set on the agents website long before I make a video. The sellers dictate what price they want for their property, and the agents only guide them on it. I notice that in Portugal, sellers usually put a higher asking price on an item as they are probably expecting to negotiate on it. If I look at Facebook marketplace in Portugal, people usually list used items for the same price as if they were brand new, so I imagine it's just a normal thing here, a starting point, and that offers would probably be considered.

hello are you a real estate agent? For agriculture, there are guide value tables in Germany, divided into arable land, meadows, forest, water moor etc. = UN Unland and depending on the federal state at 0.20 € / m2 pasture at approx. 4.50 -6.50 € / m2, there are also such tables in Their country?

No offence (I know you're not the one pricing these properties). I assume that the owners aren't even trying to attract local buyers. For most Portuguese people, this house is very, very, over priced. The Portuguese need to wake up to what's going on and the damage they're potentially causing their country. There are a few people becoming wealthy from selling to 'foreign' buyers but, it will be at the expense of future generations. Might be time for the Portuguese Gov. to put in place legislation which makes it illegal or very, very, expensive for foreign nationals to buy property.
