So I could live in a static home and start a farm immediately. And when the council comes knocking I could say to them “I’m starting a farm” And they would give me 3-5 years to prove I can make a profit. And after those 5 years even if I don’t make a profit I could obtain right of lawfulness?

No that's not how it works and you obviously haven't watched my videos which explain it all. I answer all questions that I get on here but your asking questions that I have covered in videos. I would suggest go and watch all the videos and you will understand it a lot better than asking me one question at a time. All the info is in there for you to learn everything you need to know

Hi mate, really enjoying the videos and soaking up all the knowledge you are giving. I have a quick question, regarding the barn is there any way you could provide a basic drawing to show how you would build it with the living quarters you mentioned. I am trying to imagine it based upon what you said and I am unsure if you mean the living quarters would be inside the barn in one section or if it was merely joined to the side of the barn? Hi Ben that may be a good video to put on the channel to show what you can build inside a 40ft x 30ft barn where you I show you what my friend did. He still lives in the barn now even though he has planning because its that nice to live in and is more than ample for him and his wife. I will sort 3D video of the barn and layout.

I like and hate this idea at the same time because there is a local guy who used this strategy to put a detached house on protected greenbelt forest land in an area where house prices go past £1m. He destroyed part of the forest in the process. Another person is clearly trying to do the same thing down the road with static caravans but no one is able to stop it. However, I can see how it would be nice to have land to live on in a less populated area where someone is genuinely using the land as a farm etc. so sometimes it might be ok.

Hi, I only condone this if people are wanting to start a small farm or smallholding. I hate developers and destroying woodland well that's just not on, no matter what you're doing. I just want to see more people being able to get planning permission when they are genuinely wanting to live a self-sustainable lifestyle. If they are out to make a profit well they can P--- O-- for me. But it is so hard to get the right to live on your own land here that people do this sort of thing. Even where land is plentiful and they are not hurting anyone or anything. The government wants us to live healthy lives, but try and build a small farming business which takes a lot of time and effort and you need to be there. I know this as I'm doing it. But I totally agree with you on what you are saying it's my thoughts exactly. Great comment A.G

Great advice as always,I’m going through this now but gone well past four year rule,electricity bills ,broadband and telephone bills,all the neighbours on board but the national park are still trying to get an enforcement notice using the concealment clause because I’ve got scaffolding to do roof repairs and I’ve not paid council tax and don’t have a postbox ! I’ve already put in for my LDC,around here you can’t pay council tax without a planning number,if you go into the council offices to try they’ll inform the planning department ! I’m in court next week to fight the application for the enforcement notice! I’m not leaving here only in a wooden box!

Offer to pay the back dated coucil tax that's what a mate of mine did, as you say if your council departments talk to each other then then may tell the planning department luckily they don't talk to each other around here and are quit willing to accept any offer to pay council taxe. If you have been there for longer than required and haven't concealed the building you where living in then you should win the right of lawfulness

Hi mate I’m in Scotland I have a chalet on my land but it is only half a acre eventually I will get more of the farmer but what route could I go down to get planning I have polly tunnel also and chickens

Hi there, great channel and content. What do you think is the best way of living legally on UK land for a family aiming towards eventual self sufficiency? Eg small farm rather than a viable business? Many thanks for any help you're able to give 👍

Hi self sufficiency is not going to get you passed the viability test. So they would say no straight out the gate if you asked them. The only other way is to find a place that is out the way like say a barn or something and come and go at all times of day and night. Until the locals were used to it and the way you visit your site. If they ask why you visit on a night because you will talk to them at some point, But there's talking to them and then inviting them into the home for a cup of tea so to speak. You would never justst get planning to live on land just to be self-sufficient but you can legally just move on to land and then apply for planning you cannot be stopped. That is retrospective planning application and you say to be self-sufficiency. Why do you not just start a small market garden and grow things? To start a business and if you have other jobs buy the produce from your self for one year at inflated prices and there you go. White lie but bigger ones are told by the people who have the money to get planning where others can't. The only legal way is to move on land is not illegal and then fight the planner, but getting planning to build a home would be a long haul. If you go down the normal route if not impossible. You need to read up on Lamas Group lammas.org.uk/en/welcome-to-lammas/ these went down that route but then had lots of support from others around them. If you are just going to try and build a home on land and live in it that is never going to be easy and is not illegal to do so. But you will get a visit from the enforcement officer and be told to stop and then apply for planning permission which will be denied. The reason for this is because if it was just about living on land growing your own food. Well everyone would be doing it as it would make land value sore and it is just never going to happen for single families to do. Just go down the 4 years 1 day route it's legal but you will always have the fear of the knock on the door. That is why you have to be prepared for that knock on the door. But there is no way other than doing what I explain in my videos or buying a farm that you will get the right to live on land that's farmland in the countryside. Hope that helps

@@iantaverner1227 There are other ways the National Planning policy has to also support tourism in local planning policies so you could maybe set up Yurts for a glamping experience or this which I know may sound a little weird. But build old-style cob homes. Like the ones from hundreds of years ago. There are lots of videos online and the materials are under your feet for most of your build and if you get near a woods you could use that resource for roofing as long as you plant 3 saplings for every one you cut down. Forrest management is always good. Now you might think why would people pay to stay in something like that, well they would just to experience what it was like to live back in those days if not for only a weekend. You would only need two to three to make a good income easily charge £200 per night. People pay to stay in a tent so imagine what they would pay to live a little like there ancestors..? Trust me they would pay and you could even set it up like a small village with a couple of goats and chickens walking around. Have an old cart there which does not have to work just to show you could purchase wooden wheels old ones and make the cart. You have to think outside the box and you can even get free labour to help you build the things if you provide room and food for workers they love all that type of thing. You can search online as there are sites out there that offer such things. As I said I know it may be a little strange but just imagine a small Iron Age village would be a great and awesome tourist attraction and for little outlay. Plus your children would love the building of them and the planners would not mind I think as they would eventually dissolve back into the ground like the thousands that where built in the iron age did..? I have even thought about doing that sort of thing if you used a one-acre field and turned it into an iron age village it would be cool as hell. You could as I say turn it into a tourist attraction how the Brits lived in Iron Age and if it did well you could open a couple of days a week and hire aspiring actors to play the part of the villagers and charge for entry. Then you need to be onsite for first aid health and safety all that sort of thing..?

Due to all of the changes we are currently seeing in our country and likely ongoing restrictions, I wouldn't be confident going down a route that's reliant on leisure or tourism. I really like the idea of a market garden though, spreading the risk between different produce, from fruit, veg and honey to dairy and meat. I could aim towards an eventual farm produce store and the £26k, whilst becoming more self sufficient at the same time?! The bit I'm unsure of is if I bought some land, started growing veg then got some hens, goats, pigs etc and a static caravan or two. Does the need for the health and safety of a caravan on site mean that it would be okay for me and my family to live in them too? Is it then a 10 year rule to build where it's not a permanent structure? Thanks for all the help mate!

@@iantaverner1227 When starting a farm you need to prove the viability of the farm itself. So you need a good business plan to show the counle planning department. Then they will look at your projections and see if it is realistic or not this is where your marketing comes into play. If you can show them that you can make the minimum income of 26 just for one of you, then they will give you 3-5 years to prove it. If you do manage to make that sort of income and that's profit not gross then you will get the right to stay in a caravan or log cabin while you are growing your farm. After they come back and you show them your books and what you make and if it is 26k per annum for one year out the three then they will let you build a pertinent home on the land. But this is why it is so important to pick the right thing to farm. Specialize in one thing if you just start a smallholding sustain your family then it will be hard to make that sort of income. But you could all do different things to sell make soaps, sell fertile hatching eggs and so on. But they will want to see a business plan that mainly involves the farming of a certain thing..? I will make videos about branding your farm, marketing and where to sell and how to sell your farm products for the right prices. You see too many people selling 6 eating eggs for the same price you can purchase at Aldi for. But their chickens are truly free-range and they could get much more for them just because others sell at a cheap price doesn't mean everybody does this is where education plays a role. Educating your customers and they will pay extra for the better quality I know this because I charge 4-5 times what my competitors do in my normal business. I will be making videos on how to get feed bills down and save money. How you should start marketing your farm asap even before you start selling sounds weird but if you are selling online and want to be noticed soon as you open the doors that's what you need to do. But I have all these videos to make and as I am growing my farm into a business I will make videos on everything I am doing to make it work. I am already selling fertile hatching eggs and cannot even keep up with demand so I am having to stop so that I can build up my stock levels. But I still have online store sitting there waiting and gaining points with google. It just says sold out on everything, but it is still there. The reason being it takes time to score brownie points with google to rank organic this is why I have my blog, Facebook page, Instagram and now starting RU-vidr as it will all help when I start selling again.

Yeah, I'm just getting the hang of all this video editing stuff but I have a new rhode mic so the sound is better on newer videos that was one of my first when I started uploading. I know some are a bit quiet but its all a learning curve for me but will have it all sorted soon hopefully

@@thesmallfarmerlife Craig buddy, you might be able to rescue the older vids, it would be a shame to waste them. Try talking to some techie about it, if you happen to know anyone in the industry. If not, try an app that might be able to turn up the volume on the already recorded videos. I am almost sure it can be done retrospectivelly. It might be worth joining a video-audio forum and asking for advice in there. That;'s how I would do it. I know you must be busy, what with running the farm AND doing all thsi great YT work for us. But it can be done, it's deffo worth a shot. What about Alpaca Farming?! Wouldn't that be easiest route of all to legitimately building a house on your land?! I've looked into it. You have the right to be on site to look after them. After 12 months, once you've made income from it, you can build a permanent residency?!

It can be done but you will still have to live in a temporary building for three years and also prove you can make the minimum wage from the business

This video is gold,thankyou so much.Im still trying to get my head around planning permissions etc and wondering if you have any info on the following situation. If I buy agricultural land,and want to put stables or a barn on it (I do own two horses and they would be living there too) do I need separate planning permission to do that,or 5 hectares before I think about the 4 yr rule? Seems to me building a new barn would be easier then converting an old one...but it's confusing me

You don't need 5 hectres to build stables or barn. You just need to get couple of acres and go for it. Build a stable block and put in retrospective planning if needed and you will get it and then live in a cabin behind the stable if you want. You can claim 4 year 1 day rule on any size of land

Not if you just want to live on the land without doing anything or starting a business, you wouldn't just be able to put a caravan or build a cabin on the land and move in

Yeah of course you can link stables up to electric i have mine connected. You can do anything you want really it's your land if you want raised beds then you can have them..!

Maybe silly question but why do you go through this 4 year one day. Can you not just buy land or small farm where there is already permission?

Yeah you could but it would cost 10 times as much maybe more and some people don't have that sort of money and then you have to. build your home. So if that is the case then only people who have money can live this sort of life, smallholding or a bit of the good life so to speak

@@thesmallfarmerlife wow really? So farmland without permission to live on is 10 times cheaper? But... If you do the 4 year rule and get permission to live, you can't then sell it with the permission right? I.e you don't actually have the same permission as another farm that you can build on?

@@skillzz2004 Yeah let's say you buy cheap farmland for 20 grand an acre then if you get the right of lawfulness to live on the land. Then your land could go to 200 - 400 grand with that planning and it's just the same planning as any other and you can sell it on to someone else. The only snag is that the council will say you need to only build on the foot print you where already using under the 4 years one day, but that's great if you where living in a barn as you can build some thing the size of the barn

Hi not unless it was within the development boundary of your local towns planning policy which you can view online. You would never get planning to just build a home on a field outside of a town. Not unless there was a home there and you were rebuilding or maybe if they let you add another home if it had a huge garden. But never in a field that is just pasture without starting a farming business and going through years of living in static caravan first etc.

@@thesmallfarmerlife I've read that if the building was built because it was essential for you to live on the land to carry out your agricultural enterprise, that you can get retrospective permission. But I cant find any mention of that in the planning Act. Seems to only mention change of use.

​@@lukejones1244 You can build anything and put in for retrospective planning but it does not mean they will grant it. If you have a thriving farming business already and do not live on the land then they will say if your business is thriving and you don't live there why do you need to now..? So if you start a farm you have to put in for a viability test that your farm can make the minimum wage of 26 thousand profit in 1 year out of 3 - 5 years. They will grant you the right to live in a caravan but would never let you build a home till your farm venture is up and running and you still have to prove a need to be onsite 24 hours a day. You cant find it in the planning act because it's not in there and even change of use for barns only has a record of 1 in 3 passing planning permission, The government wants more homes local authorities don't so you need to start a farm and go through the whole caravan situation unless you can live in a barn or something unseen and unnoticed by the local council etc

@@lukejones1244 How is that possible when I have 6 buildings all on 2 acres of land and my next-door neighbour and my friend has a huge barn and stable block. You can start a farming business on any piece of land no matter the size. What you are talking about is a prior notice for permitted development rights which you need 5 hectares or more and don't need to apply for planning permission to build that barn. I have been farming and have friends who have many buildings on small pieces of land. I will get planning permission for a barn on my 2.6 acres of land the only difference is that with 5 hectares you don't need to apply you just need to tell them you're going to build it which is prior notice and if it is smaller than 5 hectares it needs full planning permission.
