I'm pleased that there is provision for stairs to the basement. Presumably, one might have additional living space and bedrooms/bath down there. In any case I'd use some of the laundry room/hallway area for a half bath.
Where I live we can't have basements so I'm always looking at these plans with my lifestyle in mind. So, I would use part of that stairway space as closet space for the master bedroom. I do not like that giant tub and I think with some creative adjustments I could manage two small bathrooms, one with access from the hallway and one for the master. I don't mind small but I want two bathrooms. I can see places for the HV/AC and hot water heater so no problem there. I notice in the plan you have a lot of wasted or unused space in the laundry/back door entrance. But, I really love the look of this house, especially the exterior.
Hey, Andysuber thanks for the suggestions about everything you mentioned in your comment we will definitely consider all these points in our future projects.
I appreciate the potential for access to a basement. I am concerned as the plan has only one bathroom. I grew up and am now living in the midwest so I am used to the laundry in a basement so I could see the current laundry room becoming a powder room, but I am just used to a master suite with a bath even in smaller homes. One shared bathroom in a house with kids or even guests is just not practice if I am building a house.
Hey Josephmanussier, Your concern about the one bathroom is right, and your feedback and suggestions are precious to us and it helps us to improve our home design process. thank you so much for your suggestion.
The placement for the basement stairs is a bit awkward, just inside the front door, my concern would be if a lot if people were in the foyer it could be crowed and the potential for falling down the stairs is there..my opinion..the decorating has toned down in this house, but the golden rule has always been keep it simple and up play the house design
