Size of such a flat can be a blessing & disguise at the same time. Off course the size comes with its own luxury but then the furniture has to be just right in order to fill that space in an appropriate manner. Secondly in this flat anyone buying would have to spend at least 20-25 lacs for a basic upgrade. Right now everything in this flat seems fairly raw. Not even fall ceiling and even the washrooms look super shabby.
Yes, in fact, I'd say 20-25 lacs will be quite less frankly for this size in this area. It's in a posh area of Gurgaon and all the prices are inflated there. But the location is great and the society looks quite well-maintained in the video but still, 4.5 Cr for a ground floor seems a lot. I mean at that price you can get Luxury projects like M3M Golf estate, Mahindra Luminous, Private builder floors in DLF City and Sushant Lok, then penthouses in New Gurgaon/ Dwarka expressway/ DLF Alameda etc.

I hardly think there could be a security issue when you have a guard right behind your door in the entrance lobby, plus it's a closed society so the entire campus is way more secure than private houses in Gurgaon sectors. The only issues with the ground floor could be the lack of balcony views or insect manifestation. Personally, if I am staying in an apartment I would prefer a little bit of height but this could be good for the elderly.

this is not luxury, this type of interior is just basic. Even the paint is not done properly, even pvr toilets look better than this. windows also look cheap, and are not locable, what if the owner has to go somewhere, how will these cheap windows close??
