@@MoeToOFFeRwhat do you suggest they do? They buy distressed properties that look like shit and leave them in better condition that they were. Should they just leave them looking all distressed and boarded up? Who would take care of it then ?
Getting into your feelings n attached to a property. So the house becomes the end goal rather than a means to an end. Which is financial freedom through a consistent passive income flow.
From personal experience I would keep family houses. It’s rare to find a house to rent with 3-4 rooms. The more the rooms a house has the more you can charge.

On item #5 (should have kept as rentals) - what area were your flips in? I ask because homes in C and D-class neighborhoods often do not increase in value as much as compared to more desirable (but also more expensive) neighborhoods.
My house now would be okay for rental but the in-law unit in the garage isn’t permitted and the driveway access to the front and back is very difficult
Yeah, I had people rent our house. The deal was we'd pay 50/50 for the renovation costs because the rent would be low. The place was way bigger than the other properties rented in the area, and it was a decent commercial spot. I understand that the pandemic made life more difficult, so we didn't charge them rent for some months. They didn't follow the contract (such as small rent increase after an agreed amount of years has passed). They left their garbage. Then they wrecked the property. Ceilings were torn, electrical wires were left exposed, and they even managed to ruin the sewage. They also left their accumulated utility bills for us to pay. We're not rich, we just tried renting because we needed extra income, but it seems we ended up spending more. We didn't file a lawsuit because it would have taken a long time, and it would've been expensive. The cherry on top, the insult to injury is that the people who rented our place were capable of paying, they just didn't want to. I say this because they send their children to expensive schools, have top of the line gadgets, and have vacations abroad. They even bought their son (who I find rude and ungrateful because he called our place trash and ugly) a brand new car.

@@Fraser2929 Trial and error. Once I find someone who does amazing work and shows up consistently, I make sure they are well treated and well compensated. I want them to want to work with me. My goal is to build a dedicated and committed team I can work with, over and over again.
