5 Reasons I Won't Buy Another Derksen Portable Building

So most of you already know that my new off-grid cabin is a Derksen portable building. At least, if you've been following this channel or my blog, you know that. But as I've been promising all along, here are 5 reasons I won't buy another Derksen portable building.
To be honest, some of these issues can also be found in other portable buildings converted to homes or off-grid cabins. But not all. You have to remember, you're buying a shed, not a tiny home.
But before I bought a Derksen portable building, I had looked at hundreds of other portable buildings over about a year that would be used for my off grid cabin. Portable buildings from local builders all the way up to national builders like Derksen and Graceland. Each has their pros and cons, but I eventually I settled on a Derksen 12x24 cabin (portable building) because of their "reputation", the price and the design. Had I known some of the problems with the Derksen portable building I would have had, I would have probably chosen a Graceland or locally built portable building for my off-grid cabin.
Many people choose portable buildings to be used as off the grid cabins only to start having problems down the road. The average person wanting to move and convert a shed to an off grid cabin fails to understand that no matter how these sheds may look, they're all built like sheds! Not traditional homes! That's why all of the sheds I looked at would not meet minimum building codes! Some people find this out too late when they move their shed onto their homestead and then call the building inspector!
Sheds can be a good choice for an off-grid cabin, but you have to understand that there will be additional work that needs to be done to the structure to make it perform like a traditional site-built home.
None of the problems with my Derksen portable buildings itself are such that I can't fix them. It's just irritating that many could have been avoided all along if a few minutes of attention had been given during the construction of the cabin.
If you have converted a shed into a tiny home or cabin and had problems, I'd love to hear from you. It doesn't have to be a Derksen portable building either, just let me know what problems you've had turning a shed into a cabin!

I’m a retired carpenter. I did get pretty good prices on materials. A friend of mine, and myself, built 12X20’s all over my little town. (Selling off of one out in front of may house on a busy road. The materials were $1200.00, with hand selected lumber, and metal roofs. I sold most of them for $1995.00. Materials are up, but labor is still reasonable. “Find yourself a good carpenter”. Most of these box store sheds, are “some of the worst materials I have seen out there. “Thanks for sharing your adventure”!

Same here my brother. I’ve built hundreds of 12’x24’ sheds in South and Central Texas for $2495.00 in the early 2000’s and around $3395.00 around the 2010’s do to lumber price spikes. I built them like an army tank… mega strong floors on 4x6 treated skids, 2x6 on 16” floor joists, and 16” on center walls. BEST ADVICE: FIND A GOOD CARPENTER!

I have a DERKSEN greenhouse and it is wonderful ... wonderful workmanship and there is slight damage to a small spot under the door prior to delivery ... a repairman came in a couple of days and fixed the damage without me having to ask ... my greenhouse was built at a factory in Central Texas so don’t make generalized statements about all of their manufacturing facilities. I paid cash for mine and it was built to order.

Thank u for this very informative video. I came across this video just now, at 7am, and was to leave in 2 hours to go look at a Derksen to convert to a "shed to house". Definitely reconsidering just having a small metal barn style house built now. I can have a 20x40 built, concrete, electric, plumbing and inside finished out for the same price as a 16x50 Derksen completely finished. It would definitely be 100% built better and last decades longer than a shed. This just helped me make my decision to build instead of buying a flimsy built shed. Thank u for being very honest. I’ve never converted a shed to a tiny home, but I bought a shed 15 years ago from the Amish, and it still looked new last year when I sold the house. I’m not a builder, but I was told it was built like a home would be.🤗🐝❤️

Jw, is there a big difference in price between one you buy from Amish and sheds like the one in this video? I just bought property in the Ozarks and I'll be looking for one, but I can't spend a lot of money on it. Financing or RTO is better for me

@@deniseoakley4237 my shed was 10x15 …I think and it cost 2000.00 then. That was with 2 windows and a workbench inside, delivery included. I don’t remember what the “less well built” kind were at the time. Sorry… I hope that helps a little🐝🤗❤️

On Amazon or really any product site I ALWAYS read the one-star reviews FIRST. That way I have no illusions when I read the five-star reviews. I don't believe any reviewer is motivated by malice (usually) so I take what each says and give it proper weight. Like this guy. He raises some real concerns I would ask the company about explicitly! And I would expect guarantees that my purchase would not have these issues. But right off the bat? I'm real hesitant about using a shed as a frame for a house.

I'm a lot the same way Tom. But many times I'll read both the 5 star and the 1 star reviews and come to a conclusion most people who write those have no idea how the product is supposed to work or how to assemble it. I pay more attention the the 3 and 4 star reviews.

I am in a cabin now, and you are absolutely right, every inch makes a difference, I have specifically moved things off the floor and onto the walls to open up the space. I have very limited carpentry skills so I really appreciate your commentary on this. We have a farm animal sanctuary and we need good tight, secure buildings for ourselves and the animals not tents with siding. The cabin was built by a former owner, but I have had to purchase sheds for the animals, since barns are too expensive for us and have run into decent ones and junk.

I heard from my friend that Tough Sheds put up on your property by Home Depot orLowes (i forget which and she is passed away now)))were the best,,,, they put it up in 2 days and it had Storm windows n real doors,, they came and built it on site,,, it was set up strong,,, we have Hurricanes…

I have been looking into one to put on our 10 acre hunting property. I guess I should reconsider. Some of these things I don't mind fixing myself, but the measurement thing did it for me. I don't like people that are sneaky like that. Just be upfront about everything and earn the respect of your customers, you know? Thank you for taking the time to share your experience!

I lived in a SMART SHED tiny house. The building was 12x32 and solidly built out of wood. A tornado came through the area and the shed didn't move an inch.

I knew from the get go these were sheds and not homes so I knew what to expect after doing my research. I do plan on sealing the openings of the metal roof with cauking to keep the insects out. Everywhere else is sealed tight. I paid cash for mine and after 3 years I'm still happy with my "SHED" purchase. It's my Deer Cabin and sure beats a tent.

Wow, I literally went from looking at a "cabin" made by Derksen to your video. I was concerned about the quality of their work and you answered my question. I'm looking at 25 to 30 acres in the Ozarks or in Maine to start my homestead. I figured I would live in one of these for a couple years while I build my house on the property, thinking of a Barnhouse. Going to change my game plan now, thank you! 🌴😎🌴

I'm glad you found this video helpful. That's the reason I made it. People should be aware that these sheds will need some work to make them as durable as a site built cabin. I wish you all the best. I don't live too far from the Ozarks. Lived up there in my early days (Mountainburg) and now thinking it would be great to have a Summer off grid cabin in Maine!

We had a similar problem with the spaces at joints and had to do a lot of extra work to seal the entire structure. We bought one to convert into a home with the idea that it would be "easier" to start with a shell, and it has been but also a lot of extra attention to details that could have easily been avoided. Didn't even think to look at our metal roofing for foam strips, but now adding to it my list of things to check/fix. Thank you for posting this!

I made it okay for myself. The dealer was just a local shop owner who put these out on some excess space to make some extra money. Honestly, I didn't want the hassle of dealing with a dealer and Derksen, so I've fixed everything myself.

Exactly! But most would have been so easy to fix at the factory for very little money. Buyers need to be aware of what they're getting regardless if it's a Derksen cabin or a portable building built by someone else!

I almost bought a Derkson shed however I didnt. Now after seeing this video I am so glad I went with another company and my shed is 12x 26 and the interior width measures 11' 3.5 inches

Have you looked at the new homes lately? 300-400k and they are built with some of the same issues. Just seal it up when you finish it off. After all it is sold as a tool shed not a house.

I thought of using shed to house building, but the more I think about it; it's best to build it any size from the ground up using better up to code materials. Thanks for sharing your experience with it. It was helpful.

I feel for you brother. Personal feelings about shed-to-home projects are summed up by the word "don't". I've had a couple of well built portable garages, and they were fine for that use alone. Maybe your experience with give others a few things to think of. Many shed lot operations measure their buildings by the widest, longest, and tallest dimensions. This has to do with their towing permit. 12' is the widest outside dimension so if you have 12" eaves on the outside, that comes at the expense of your floor. 14' wide buildings require another level of permit. 16' wides are much pricier because of the towing requirements.

I have a united building. Best on the market in my opinion. Mine is 11,3 inside and i didnt have to pay extra for overhang and all the nails in the siding is puttied over

Very informative, thank you. Even thought these are technically sheds when you configure them like small homes or offices with regular doors, porches, etc....they are more likely to be used as workshops, craft rooms, "she sheds" and home school classrooms......all applications were you don't want bugs and poorly sealed, possibly leaking seams. Yeah they need to keep costs down but then maybe offer an upgrade like a $500 sealing package where the bottom and top plates get sealed, the metal roof gets sealed, windows flashed, etc.... that way you get a storage only shed at a bargain and a sealed, weather tight workshop / office building for a bit more. One of these may be in my future for a workshop for my small business so it is good to know what to look for and ask about.

If you're handy and can get one at a discount, they will work. Otherwise, if I had to do it over, I'd either build it myself or find a local builder.

I actually know why it's 12 foot "wide" only. You do not require a pilot truck if something is 12 foot wide on the exterior. Anything over 12 feet wide requires the use of a pilot truck. I worked with a company who builds oilfield units (own one and live in it) and it is 11'3 inside and 48 feet long. We could have bought a 14 foot wide, but it would have cost an extra 10 grand and a pilot truck when we move it. We move HOURS away and those pilot trucks get paid by the hour.

Sounds like this company is just out to Cheat people I mean if I’m paying 35 grand for 16 x 52 with double loft from them I expect it to be made out of the best quality ever or at least be able to live through the winter

I just watched your video and I'm so sorry you've had these problems. My dream is to have a Derksen Portable Cabin similar to yours but minus the problems. Thank you so much for sharing your experience and I hope you turn your cabin into the perfect retreat very soon! At least you have one along with the skills to improve/improvise. @@abeforee4780 Thank you Holly, I appreciate the comment. I've looked at hundreds of portable buildings. One builder that I really liked was Graceland. The only reason I didn't buy one is because the only one my local dealer had that I liked had the porch on the side, which wouldn't work for the way I wanted to orient my cabin on my land.

Thanks for posting and so sorry to hear this. After reading and thinking about your experience and many of the comments from others I’m wondering if many of these issues go hand in hand with the recent explosion in lumber prices, and what you experienced was the shed manufacture cutting corners on quality to try to offset his price increases? Or were things always like this?

Me, my wife and 2 boys have been living in a 16x50 for going on 5 years and love it, Derksen is legit. I also have one of their 10x12’s for about 9 years and both are in a field in south Louisiana weather and they last. Those seals you mentioned in the beginning aren’t standard on any shed unless specified, it’s a shed, not a living space you have to specify from the start that it will be a living space and it comes with standard 16”OC studs and “normal” home things throughout. The company we bought the shed from also finishes them out as houses and once that has been done it has normal house windows and everything is water tight.

They also have a General buildings out of Center, Tx that a friend of ours went through and i must say im a little more impressed with theirs but I love ours also. Both of those companies are great options. General also has a dealer in New Iberia, La you can go through.

The waiting for delivery was a biggy for me. If they had told me upfront that it would take 3 to 4 weeks, I would have went somewhere else. The dealer told me 4 to 7 days, then said "Realistically, it'll probably be 10" I was even okay with 10 days! Then not being able to get a truthful answer from the transport company owner.

I plan to be buying one and converting it into a small home for myself. A lot of these oversights are things I will be keeping an eye out for in my building. I plan to be paying for mine in full and considering I'm in a military town the delivery guys are usually pretty reasonable luckily so I don't think I'm going to have any issues with that luckily. I'm going to be buying a lot of stuff for extra precautions and sealing up any tiny little crack. I'll also keep in mind the size of the porch, and measure the inside & outside of the shed before purchasing so that I get the size I personally need. Thank you for making this video, as I would be oblivious to these errors within the design.

How sad u didn't get good quality workmanship from that company. Need to spread the news far and wide about it. When a company doesn't back up their product they r useless and not worth spending your hard earned money for. Thank u for letting people know. Interest always gets u in the end.

They will work for a cabin, just be aware there are things you will have to modify or upgrade before they are ideal.

Wow, wow. My wife and I were considering this! I think we'll go with plan #2 a modular home. At least I know it will pass inspection! The wife and I built our first home ourselves. Being in our 50's and knowing more now, we thought, no problem. Workmanship is my issue. I don't care if your building a house or a shed, do it right! Take a little pride in your work! My shed by our first home was as well built as the house. 32 years later both are still standing, lol! So guess I didn't do to bad!

the modular is the worst decision you can make. I have built at least 15 finished homes from Derksen shells and they all meet Texas Residential building codes it is not hard. I have an article coming out in Shed Builder magazine in Oct addressing this subject.

Thanks for the video. We had all the same issues three years ago. It was a real disaster with the bugs entering the building every night And the four feet they don't mention including the front porch actually forced us to buy another smaller cabin to have room for the bathing area.. We're original city dwellers learning as we go. We're looking for a different company to do business with next time that delivers to Texas PS. Gateland forces you to jump through too many loops just to find out their prices.

Here's a reason #6. No bank in my part of Texas will finance one of these buildings unless it's a PERSONAL loan. The reason being, it's a SHED, therefore they can't do a home loan.

thanks for sharing i have been to several different places here in oklahoma and was on the verge of signing a contract then dug a little deeper an a building they were advertising a 12 x 24 for little over 7000 then i figured up finance charges and was over 16000!!! yep after watching your video will be building my home myself!!! sorry bud!!!! hope they made it right for you!!!

Honestly, I didn't even try dealing with them. I just didn't want the headache after waiting 3 weeks for delivery. I've been fixing the stuff myself. I figured it was faster and less irritating that way!

Agree agree agree. Over torqued and under torqued screws everywhere. Hundreds, yes, hundreds of nails in the supports. Light coming thru my top plate and secondary plate. Wood is cracked many places from over torqued screws. My floor is sinking in on area. Tore my window screen and sat it on a tree. Geniuses all around.
