A realtor might be important because from the commission given to realtors here in the US, you can get a percentage like 1% or more and realtors usually receive like 3-5% commission so imagine how much that is. If you don’t use a realtor, that money is lost. Some people don’t use a realtor and they don’t get this money because they don’t know this. You as the buyer is not the person paying the realtor but the seller so there is nothing to lose as a buyer. I recommend using a realtor always even when you have done some part of the work yourself. Don’t leave money on the table. Probably things work differently in Canada
Just some clarification for Canada’s housing Market , realtors are an important part of the process for buying homes. In their particular situation, they were working with a builder for a custom home so there is not much need for realtor in their case . If a person is buying an already made home , a realtor is necessary to help find and secure the perfect home that fits the needs of the buyer . I Hope this helps.
@@Beautyfulchild25 I understand. Here in the US, same would still apply when working with a builder on a custom home. It’s totally optional but not using a realtor would be leaving money on the table.

It’s hilarious to me how many realtors are on here saying you need to use a realtor. You absolutely do not. In fact, you will get a discount on your house because the builder doesn’t have to pay a percentage to the realtor. They don’t want you to know that though 😂😂😂
Great video. Congratulations on your new home. Using a Realtor is however very important, even with Custom built homes. Realtors understand the technicalities with the building. My Realtors gave us great tips that we wouldn't have known. Also, the builder pays the Realtor, so why not allow them enjoy the benefit, rather than allow the builder walk away with it.

If you're doing the work by yourself, it means eg you drive by & ask the construction company normally they build show houses at the site & use one of the homes as an office so you will find them at the site, or word of mouth from friends, online research etc but if you're using a realtor they do the work for you, you tell the realtor what you want eg specifically tell them you want a new home or hope to buy a show home ie homes that builders used as model homes but they're selling them as they've completed building in that location.

Yes you can pay while they are building but you usually have to pay like half upfront and the rest can be spread for just a few months (2-4 in my experience). Also please note this is when dealing with a trusted builder who you have visited and researched - beware of spam comments here asking you to reach out 😊

Till today I don’t understand this credit score wahala . To be honest I sha know I use my credit card and pay back almost immediately I really don’t like gbese as a Nigerian o😂😂
If you pay back your credit card immediately you spend and before your statement comes out, then you aren’t building your credit. You need to have a statement balance (but make sure it’s not above 30% utilisation) and pay it off before the due date. If you pay back immediately you spend and your statement balance is 0, it’s not counted as being used.
