I would add BEWARE local Realtors. They are notorious for stating that you can just get some thing rezoned, no problem. BIG PROBLEM. A lot of them don't know the zoning classification or restrictions that apply and it has a tremendous effect on what you want to do with that land. Getting it changed is a huge deal requiring a public hearing and long drawn out political process. I would also add to this list, WATER. In Colorado especially, if the land is cheap there is a reason and it usually has to do with lack of water or lack of access to good water. As she stated in the vid, do an extensive amount of research in person and talk to potential neighbors and old timers in the area before you spend anything.

I have just started looking and I have seen several properties that "barely mention" that you can only use the property up to 14 days once every three months. County rule. This usually stops me immediately. I would hate to drive nine hundred miles loaded with camping, riding or hiking equipment and have to worry about time restrictions. Great video, thanks

Great advice. I was looking in Colorado but ended up settling for Chama, Northern NM. Once the sales was completed, the agent was of no help. But, considering it's a small town, I can't afford to piss off anyone.. so find a good and reliable agent.

Does your company act as a consultant to those thinking about vacant land? If so, what are your fees or how are you compensated. I've always dreamed of owning land where i could eventually build a home near fly fishing and hiking spots. On a side note, are you Canadian, Felicia?

Hi Francis! We don't act as consultants. If you're looking at a property in our inventory, we'll of course answer any questions and be as transparent as possible. Well it depends on if you're talking about investing in land or if you're talking about buying a homestead and there is so many catches to it and it takes so long to research all this that usually the property will be sold by somebody maybe even a sucker by the time you get done doing all the research there are places where you're not even allowed to build. But if you don't really dig into stuff you're not going to know this there's places that the city has already zoned and has plans to do things with and if the owner ain't getting enough money out of it well then he'll sell it to you as if you can actually do something with it and it turns out it's going to be a water catch basing and there are cities only going to give the owner a small amount of money for it but he sells it you for high price and then you end up upside down owing $200,000 on property that the city is only going to give you $20,000 for to make a catch basin

I'm confused about the utilities. If the land says that there is electric in the area, and also, I can put a septic tank and well, is it ok.? I don't plan to build a house anytime soon but maybe put a trailer. It's just an investment. I don't have many options

Hi Tucson! Electric in the area doesn't guarantee that it's at the property boundary. It could be 100s of feet away, which could be anywhere up from $500 to actually bring to your property. If you're looking for a safer investment, I would try to find a property that has electricity right to the property boundary. It's pretty common in most areas for you to have to install your own septic and well, so i wouldn't worry about that as much. Hope it helps!

They are if over a certain square footage. They have to be over 600 sq feet. There are a lot of other rules. You can get a booklet from a realtor with everything listed.

I'd rather just squat out in the middle of nowhere and stay nice and hidden. Going into town for work or whenever i need something. No point in paying rent or property taxes when my travel trailer is 100% self sufficient.

The counties I explored have rules against that. You have to get a camping permit and it is only for so long.

Where can I find unrestricted land in Colorado? Which counties respect unrestricted property in Colorado? I'm from Alabama and unrestricted pretty much means you can do whatever you want on your land as long as it's unrestricted, it's usually county rural land. I want to live in Colorado or somewhere very similar to Colorado but want unrestricted land.

sometimes i'll see 40 acres listed for $30k. Then not SUPER far... I'll see another 40 acres listed for 500k. Both are way off the beaten path. WTF is one so much more expensive when they look like identical lots?

Hi! It could be, for sure. It might mean that the property has easement access only. You should verify with the property owner before you buy. Ask them for coordinates and take a drive out to the lot. Good luck with your search!
