I love my manufacturer home.. Lived in it since 2003. It is on a full foundation with 2 car garage.. 4br. 2 1/2 bathroom. Family room. We put it on. 3 acres of property that we bought 2 years prior. My total cost was $177K and we still . Love it I would recommend. We also had up grades. Hardwood floors etc. Now that my kids are all moved out the house is very big. However plenty of room for my grandchildren. Enjoy your new home.

Your willingness to share info is incredibly helpful. We are seniors who have owned 4 homes in our 45 years together. In an effort to downsize investment in a home we are considering a manufactured home. We have been told by two different Clayton dealers that our delivery setup would be about $40,000. This was on an $80,000 home. And that was before we discussed driveways, decks, etc. Nor did that include any land prep because we have not found a lot. We figured when it was all done we could be spending way over 50% more than the home sold for. We backed away and now looking for a preowned regular home.

There are some videos out there where the dealer will do a walk-through with the person that’s interested in buying the house and they will tell you exactly what upgrade is in the house and what isn’t then you can delete from your list of things what is less important to you

Do you have 2 mortgages for the home and land= 2 separate bills? Did clayton sell you land or did you go to a separate real estate lender for the land?

And look for things that say get this home for and then the price because sometimes it’s actually not just click bait sometimes it may be but in some cases it is actually not

We have mobile home communities here. (Alabama)They are so nice. Yes the homes have to be so many feet back from street, etc...it can be a serious process😊 Although worth it in the end. Way back when I had my own land and used a bank to fight all my battles. You have to have entry ways for safety (decks). The state of Alabama and my insurance requirements. You giving great info. Now you can assist someone in this process😊👍🏽

Loving all your videos we are planning on moving to another state in about 3-4 years and there is a Clayton sales company in the town we are very interested in one of these beautiful homes and your video is fantastic for me to watch very helpful thank you.

is there a website that You can search for land for sale that is already zoned for manufactured home? I like the idea of a subdivision with land I own not rented park land. Looking in Georgia and Texas. Thanks.

I am doing a land and home package loan. Do you know when my payment would start? Are we paying for the house every month even if it's not delivered yet? We are closing on the land in September but the home isn't set to be delivered until January?

1st I love your videos !!! They are very good ! They helped me organize my home. BUT please NOT all of us have “sufficient OTHER’S” ! I’m by myself ! 🙄 NOT ALL of us need a MAN !!! Some of us are doing just fine on our OWN ! Plus too our seller only will bring the home in and set it up ! They won’t even hook up the water & electric or my septic system. Let a lone build me a deck or drive way ! I wish, I ask and they said no they “didn’t do any of that, I’d have to get someone else too” ! So I had to hire a plumber to get water & sewer service hooked up and inspected plus an electrician to hook up my electricity & have it inspected. Had to have a driveway cut in and rock hauled in. This has been a year & 1/2 process & still haven’t gotten moved in yet 😰 I’m still RENTING at $750 and now paying a trailer payment that’s still on the LOT !!!!

Did you negotiate down on the home or did you have to take the price given?

Do you have a fixed mortgage? Can you prepay your loan?

How much was closing costs? If that’s not too personal! We are 1st time homebuyers and definitely want to go with a modular home! However we need to know do we get a pre approval first? We have done some research in our area.

Questions do you pay out front or is that where the credit and what not comes in ?

What other manufacture home companies have you purchased from if you don’t mind me asking I know I may not be able to buy one anytime soon just doing research so that if I ever have an opportunity maybe I could would certainly love to I have a dog and some family members that visit often it would be good to have a place for everybody

Here's a secret; manufacture home dealers are just like car dealerships. The prices are not set in stone. I walked in and was offered the home I was looking at, with everything included, for almost 8 grand under the sticker price.
