Hi - thank you for this video! We visited in November 2023 and really liked the community a lot. We didn't move forward at the time because we saw quite a lot of commercial, residential and road construction along the main road outside the community, and we weren't sure how it would develop. The area is up and coming, for sure! Do you have a feel for what the aesthetic of the area will be like when all is said and done? On one hand, I'm picturing Odessa and Land o Lakes in my mind...once rural and now developed along a busy road with a lot of strip centers right along the road. A very busy vibe. We've also seen newly developed communities where the shopping areas are set back from the road with landscaping out front and a lot more trees, so more visually appealing and seemingly less congested. Thanks for any thoughts you can provide!

Hi Kathy. How far drive is Parrish to the beach on the Gulf Coast? Also, how does this Del Webb community compare to Valencia?
@pointsouthrealty
@pointsouthrealty Год назад
Depending on the beach, about 35 min or so. Valencia Lakes is the closest Valencia and is on my list of next communities to film! It’s older and developed and more affordable, mostly because of its geographic location. Lots of fantastic amenities and near Sun City Center.

@@pointsouthrealty Valencia Lakes in Winauma? How close to Tampa and Naples? What is Sun City Center?
@pointsouthrealty
@pointsouthrealty Год назад
@@hirsch4real201 yes that’s the one! It is about 20 minutes or so from Tampa and close to 2 1/2 hours from Naples. Sun City Center is an area very well known for 55+ residents….kind of like The Villages in FL but not as big.

@@pointsouthrealty How are prices relative to the Delray Beach/Boynton Beach areas?
@pointsouthrealty
@pointsouthrealty Год назад
@@hirsch4real201 both Valencia Falls and Valencia Palms in Delray are at a higher price point than Valencia Lakes. All 3 are resale homes only so they’re similar in that aspect.

What is the range of prices? How much down?
@pointsouthrealty
@pointsouthrealty Год назад
Prices are from the $400-700k…down payment will depend on the type of loan and whether or not you are doing a build-to-suit or a move in ready. Please feel free to reach out to me if I can be of help. 941-529-8849 😊

That is 50k for a cardboard pos house built by day laborers. And 350-500k profit for the company. Watch out for the HOA.....I am sure it's 600 a month so you can feel like you are living the penal colony dream.

You can’t touch a 3/2 here for under $600K-ish. Beautiful homes, but not for me. 😕
