My tax return refund check gets taxed as income for the next year's income tax. That money gets taxed twice. I also just got a small salary increase at my job , now my net paycheck is less than before I had the salary increase. The salary increase bumped me to a higher tax bracket and the increase was only $30 every 2 weeks. Now my bi weekly check is minus $1.38. The government was the only winner in my salary increase.

Michael I was born in the 60s, and I can remember when homes were just 10 to 20k at best. Homes were as common as shopping for groceries at the supermarket. We got sold on the idea that technology would make all our lifes simple so we can spent more time on more important things like our families. Technology has not only destroyed our neighborhoods, but it made everything available to be bought and sold and it gave all the advantages to corporations to feed on the weak more than ever.

Many things have changed since then. 1960 the population was 150 million. The Eisenhower freeway system had just been initiated 4 years prior. Before this people were confined to cities and the immediate surrounding suburbs. There was no such thing as a drivers commuter suburb. Land to build was infinite but wasn’t accessible until the major highway building project was underway. 90% of people were married and stayed married. Today many more people are single therefore needing individual housing units. These tide changes coupled with 200 million more people has made the United States far more expensive for housing but we still are way behind Europe and Asia in terms of affordable housing. People don’t have to like it but it’s only going to get worse. By 2035 it is estimated that 60% of women 25-45 will be single. The demand will only continue to grow. Illegals will continue to pour over the border and they highly value home ownership and will work multiple jobs and live multi generational to do so.

Misconception - unemployment is 3.8%. . . Look up U-6 unemployment rate and see a better analysis of where it really is. I can tell you inflation isn’t really close to 4% either because CPI that the fed points to is flawed.

Yep. Count on replacing appliances and making repairs. My home is only 15 years old and there’s been plenty of regular maintenance and repairs. It adds up fast. It’s just part of the deal.

Past nine years I’ve had no repairs. This winter I will be replacing my evaporator coil for my HVAC for $450 and that will be my first repair. Not a single appliance has failed.

The correct info is: If you paid $1,000 for your phone, sold it for $600, therefore you lost $400, a loss -- and is NOT taxable. List it as Miscellaneous Income, which will be a loss, and save you the the loss x your tax rate. If you bought a Taylor Swift ticket for $200 and sold it for $2,000, you had an $1,800 gain, and only the profit is taxable at your tax rate.

Ive owned homes in Europe and America - I rented them out - never again - sold the lot - renters are a pain - some dont pay - others call the cops if you ask them for rent - then I had a pastor rent from me and she had her congregation harass me because I wouldn't sell the property to her at the price she wanted- then in Europe the housing association placed the dumpster on the side of my property

Simple solutions 1.20% down no pmi 2. Don’t use an FHA loan 3. Don’t buy in an HOA development.

I bought in 2019 in the bay area. My PITI for my 3 bedroom with office and large backyard is going to be 2k for the next 25 years. I'm paying more on the principal so it should be paid off even sooner.

If the house is saving you from throwing away $2K-$20K+ per month in rent, owning still a better alternative to own. And if the prices spike at some point, that "affordable" rental might turn into a nightmare with an eviction just 30-90 days away.

I moved in my house a year ago so far we’ve painted inside and out, new carpet in master, new toilets, new ceiling fans, front door, door knobs and hinges, exterior lighting, landscaping, vinyl fence around the back yard. I bet we’re 20 grand in now. But it’s ours and we don’t plan to move for 10-15 years at least.

Mike, then it should be the same thing with reselling the car that you own. Why would a buyer pay sales tax again if it was already paid by the first owner?

Renting a house 4 bed 3 bath is $2700/mth while buying a same home is $5000/mth at this time. It’s 8% now! $5000 (HOA, home insurance, principal + interest) does not include operation and upkeep.

Yes but in a decade that 2700$ property you are renting you will be paying 6k a month for. You also cannot write off rent. If rates are 8% you are going to get a significant portion of that back at the end of the year.

@@Coffeendonuts Not true. To get a tax right off on the interest you would have to do itemized taxes and 88% of people do not itemize their taxes because the standard deduction is more. So for most people you will not write it off.

Good rule of thumb: Rent when prices are high. Buy when prices are low. We'll see a buyers market someday, but have to be patient.. Real estate is great when you get a good deal. Love the vids 👍

Buy when it makes sense. when the payment is less than your rent it is an easy decision. Also people that bought with FHA 3 % down can streamline refinance without appraisal. so if you buy with a high rate and you bought FHA no need to worry if the housing price goes down FHA has streamline. Still not a good time to buy right now but if the payment makes sense. it can be OK.

I disagree with only buying a primary house if it works as an investment. If you need a place to live, and can find a house where you want at the right price, and can handle the payments, why not buy it? Interest rates go up and down. The economy goes up and down and you can always lose your job. But, hopefully you are doing things to make sure your skills are improving all the time and working in a field that values those skills. If you are going to be in this place for a decade or so buy it and refi when the rates drop. We refied twice on the home we live in now and ultimately paid it off in 14 or so years.

I love how the Feds tell us that inflation is around 5%. Not even close. Cars, homes, higher education, groceries are all up at least 20% over the last couple of years. Even used cars are up 25% in the last couple of years. And that doesnt even consider the property tax increases that most Americans deal with.

Actually the inflation may be 5%. But there is another in the equation that dictates prices on all goods…. The devaluation of our currency. Printing trillions since Biden has lowered what the dollar is worth. You’re seeing that factor at the register.

Per the 1099K - You will not be taxed if you are taking a loss on the item. Like with an iPhone you bought new and are selling used for less than you originally paid for it. Still terrrible policy - the burden will be on the tax payer to prove they are taking a loss.

Home ownership is a good thing. You don’t own it until you pay off the mortgage. Try to do it in 15 years, Live in a less expensive part of the US like say central PA. Have your vehicles and home paid off by the time you retire. Always factor in stuff like property taxes, insulation, a new roof. You might have to escrow in 30 to 40k for maintenance and upkeep. Live in an area where property taxes are low and don’t be afraid of a little cold weather and snow. I am a factory worker who is a homeowner in the middle of PA. I couldn’t even afford rent in South Florida not to mention I hate hot weather with a passion

No home should increase in price unless the neighborhood is improving, which never really happens. The same way a new vehicle depreciates right after a purchase should apply to homes as well. Homes are more of a pain to repair or keep up with maintenance.

our house we bought in 2021 only 8 years old built in 2014. bought new furniture $ 11k, new carpet flooring 10k. repaint 1 k. new dishwasher and install $ 875, had to fix issue with backyard we did not know about 5 k. it adds up. and that was before crazy % rates. so save up not cheap to buy house or do any updates

Also most do creative accounting with buy vs selling price for primary properties (never mind pie in the sky and lack of planning for investment holdings.) They don’t factor in expenses paid into updates, renos, mortgage interest/insurance etc. Look at the NET not gross.

Great video, Michael. It's a great reminder to not get FOMO about owning real estate investments. I know people who think all real estate is an investment, even the ones they dump money into and bought at top dollar. No money coming in though. I consider it a liability. Love the insight and the comments on this video. Makes me lean more towards indexing and other investment vehicles when considering the non-passive income aspect of being a property manager, maintenance, legal documents, loans, insurance, etc. One can buy and ETF index fund / bonds right now and avoid these things. It's kind of a fantasy. Renting until opportunity presents itself. People are so misguided about the "American Dream" of taking on a ton of debt for a home and thinking that's it. Might be a nightmare.

I've had this argument many times about renting vs buying. I'm in the camp now that if the monthly mortgage and rent payment are the same its more expensive to own. When you own a home and anything breaks you're going to be out of pocket to fix and/or replace it. You see what inflation has done to food and gas prices. Well it has done that and more for parts and labor prices. That being said I also think there is personal value in owning your own home over renting. But I also think there is value in renting, having the flexibility to move when the lease is up.

Rent always goes up. Fixed rate mortgage will stay the same and property taxes at least in California are not going up more than 2%/year

If you are looking at today then yes renting would be cheaper. However a paid off home has a pretty fixed cost. Taxes and Insurance do go up but at a much lower rate as rent. So 10 years from now that home you bought will be cheaper than rent. Of course it is also not that simple, because if you took the money you put in your home and invested it you might be better off. But as a kid that had to move several times growing up when my parents couldn't make the rent, I prefer having a paid off home.

@cbrox1986 I was on that bandwagon until I started seeing my insurance premiums double this year. Making my mortgage payment jump $400 a month which is about 20% from last year. That being said would still rather own then rent personally.

@paulconner4614 taxes, yeah. I'm no longer convinced that at least living in Florida insurance increases less than rent. Insurance was a big factor on why I sold my rental. I didn't think I could keep the rent competitive and not have to absorb the increase from insurance without having to absorb some of the cost.

That is not the only value of owning a home. When renting you have to deal with rent going up every year far higher than a mortgage will. And when the house is paid off you will find no where cheaper to rent than owning.

At the end of the day, that additional tax they're leveying on resales will just make prices go up so the seller can cover it. Same goes for any corporate or business tax the government imposes. The end customer ends up paying for all of it.

Hi Michael. I'm a property owner in S FLA. Looks like Citizens is depopulating me. I just got a letter from them and have a choice of 2 providers I must switch to by Nov 6th: Option 1 is Homeowners Choice for $4,082 or option 2 is Slide Insurance Co for $11,063. Option 1 is actually $800 less than my annual premium with Citizens. Thought you'd be interested to know.

Renting a house is like leasing a car. There are some situations where, yes, on paper it can come out ahead .... for a while or period. But if you leased cars your entire life, you would be far behind typically over those that bought.

I think that many people are stuck in the mindset that homes are a place to live while the value grows and they become rich, then they sell and run off to the promised land. The living space is better envisioned as a consumption choice with predictable fees and maintenance costs. We would consider a person who buys a car as an investment, doesn't budget insurance and gas, and is convinced the value of their car will always go up over five percent a year as a foolish person. Caveat Emptor, responsibility and diligence are key.

When it comes to an iPhone, you would save your receipt when you bought. Then, when you sell it, you are likely selling it for less than you bought it. So, it should be treated as a capital loss since it's property that you're selling.

OTHER CRITERIA: If it's in a truly safe area of an otherwise unsafe city or metro region. Ya can't put a price on safety. If it's in a School District where your kid's getting a private school caliber education. If you own a home you have to budget for property taxes The same go for people That own restaurant The equipment that they use pot ,pan,chairs, table , Spoon have to paid taxes Every year it doesn't matter how old the equipment.

It's hard to describe the feeling when you pay off your mortgage. When my wife and I paid our house off for the first few days we would walk through the house and say see that staircase? That's OUR staircase. See that door? Thats our door. Etc. The experts can list all the reasons and negative things they want about home ownership. One of the best decisions we have ever made. I am a year or two from retiring. I can't even imagine what it would be like heading into retirement with a mortgage. Or gulp, paying rent.

Really? How about property taxes? Maintenance? Insurance if you can get it? That new roof that's gonna cost 20K or more to keep insured. Been there, done that. Downsized a couple of years ago. I'll happily pay rent

What house you put a roof on ? 😂😂😂 i am 28 and I own my home left to me from my father who is now diseased and I am blessed to have a home even though I am working on it and it needs alot more work but I am handy on both house and cars so I fear not a challenge and I have a few friends who can help. Thank god I have no children yet but I am glad at this moment! Maintenance is a lot simpler than most ppl think !

@@priinceanthonykoldd7071 You're absolutely correct, most things that go wrong in your house you can easily fix yourself. I won't go on a roof anymore so I'll have to pay for a new roof eventually but installing dishwashers, garbage disposals, toilets, sinks, minor electrical (don't mess with the panel), plumbing, appliances and even cleaning your chimney can all easily be done yourself. The roof and big tree removal are the only things I'll never touch.

Michael - if you sold the phone for less than you bought it for you would not pay income on the 1099. All you would have to do when filing the 1099 is deduct the original purchase price cost of the phone. If you sold the phone for more that you paid for it that you would have to pay taxes on the difference. Same concept as stock trading.

If you sell something on eBay and you didn’t make any profit you don’t have to pay tax even though you will receive 1099k. You just say on this form that no profit was made.

He's overlooking the fact that houses in big California cities go up about 800% in 25 years. Property taxes don't go up much in California because of prop 13.

Property taxes go up significantly in California depending on the location. I don't mean depending on the city or town i mean within the same small town or city certain municipal locations when new construction is in progress. Then that in turn makes near by existing homes property taxes increase. I sold one of my homes because of that. Property taxes made my home go from $1590 mo. To $2290 in one year. Fixed interest. Property taxes were $7,000 annually for a 270k home.

@@mikieemiike3979 There are no $270,000 houses in Los Angeles. Prop 13 has been the law for decades in California and it keeps property taxes from going up much. New construction is irrelevant. Where is this house you say you own?

@@mikieemiike3979not in California. Your tax on a $270k property will be about. $3k a year. Then increased by 2% a year. What you claim isn’t true. If your neighbor redevelops it doesn’t mean your tax basis will go up more than 2%.

My wife and I bought our home in RI in 1984 paying $62.5k at 14.5% We refinanced three times down to 5.5%, paid off the note in 2009 and recently sold for 10x the principal on the original note. But that "gain" included over $250k in renovations/additions, $100k (at least) in taxes over 34 years and more in interest. The only reason we "made money" on our house was because of the current bubble made possible by the low interest rates of 2020-2022. We now rent and our monthly cash flow is largely unchanged with our new rent offset by elimination of real estate taxes, homeowners insurance, maintenance costs, living where we now need only one car plus the added income resulting from investing our gains. I agree that home ownership should be primarily for the purpose of putting a roof over one's head in a place one wishes to live and not be considered an investment per se.

Comment not meant to be offensive. The Mexicans that legit come here for a better quality of life have the best plan (I converse with many of them). They typically arrive with massive skill sets in the manual labor industry. In my area, I’ve watched instances where multiple families occupy a purchased home. EVERYONE chips in to renovate (if need be) or quickly pay off the home utilizing a bevy of incomes. Once it’s paid, one of the families keeps that home, and they repeat the process until all families have paid for homes! They also do this with vehicles. Imagine 6 people paying for one vehicle at one time. Unfortunately, the “American Dream” has an unspoken mandate that one must achieve it themselves. Not all that feasible now…

It’s a nice thought, but health and love doesn’t put food on your he table or give anyone shelter. In fact, the “health” part actually cripples people financially with medical bills. I say all of this not to be contentious. I just disagree that health and love is not enough in reality. Perhaps we should dream for more.

What we're seeing is actually the onset of hyperinflation. For some reason, I see Americans, and also Canadians, very slow to pick up on this. There is not a supply and demand issue at all - in fact there is more available housing per person today than there ever has been in modern history in the US - and it is not just centered around certain cities, but rather the majority of sub-markets within the US. I have been a property developer since 2000, and have developed in many markets abroad, and I can guarantee you that the US, as well as most non-BRICS nations in the "western" world are in the early onset stages of what will become rampant hyperinflation. The "denial" of this and the cognitive dissonance surrounding it is actually perpetuating the problem, as many many business owners and corporations, in their refusal to acknowledge this, are not paying their employees enough to keep up with the TRUE inflation rate - hence this massive disparity with wages and the cost of goods and services. For the majority of employers to acknowledge and address this, would actually mean for them to accept the fact that their business models are broken - non-viable at best. The truth hurts, and it's about to hurt even harder for those who can't "see".

We have passed on being landlords, because of the constant maintenance on those properties. Instead, we are just buying T-bills and enjoying receiving 5.5% interest that is state tax free (only federal taxable). Easier simplier life for investors.

I always record all the times I sold something at a loss. Just stuff I was getting rid of and didn’t want anymore. It easily makes up for all the taxes I would had to pay for items I did plan on selling for a profit

I am a homeowner and a landlord. The amount of upkeep, maintenance, and repair costs monthly is draining me. I am a total slave to my house and to my tenants, pleasing them all all the time. Exhausting! I want a different career. I completely agree: the property taxes and insurance costs are ridiculous now. I Europe the prop taxes are just a few hundred dollars a year.

And you better pray they all pay their rent or you are screw! CD rates are high enough when it pay out close to collecting rent but without all the maintenance to keep up. That’s why I told my friend to sell their place instead of renting it out

I am French Born and a US citizen, I am an immigrant and came here legally. I do not support illegal immigration at all. I do not care about what is happening in their countries, Come legally, like I did and many people are. Been leaving in LA for 40 years, and Miami for a 10 years (Bi-coastal, but I also leave in Europe) , both have become extremely expensive for the middle class. Florida been worse then CA, regardless of what people are stating. I own many properties in various countries, But this year I sold my home in Mougins and purchased a new home in Nice, France cash, The price was 2.8 million Euros, my property taxes are only 4.4K per month. The insurance is also much lower then anywhere in the US, not only CA or Florida. The US has become a swamp of illegal aliens. They get free housing, 1 dollar properties, and our taxes are paying for all their expenses, when the US citizen get a big fat 0.00. And get unaffordable real estate. In CA I never remember anybody been able to buy a property with less then 20% down and less after the crash in 2007. I owned 37 properties in different countries and I have now basically liquidated all my properties in FL (6 of them), Still have one more to sale in Miami, will sale when moving our of FL> and only keeping one in Newport beach, CA. All this repairs mentioned sound ridiculous to me, never had all does repairs at all. Yes sometimes is an appliance to be replaced but in general never replaced any for over 10 years. Now last week the insurance company raised my insurance premium form 457K a year to 1.45 million a year for one of my hotel, now I am dumping my 2 hotels in Florida as well.

I paid off my house about 8 years ago and promptly put $30k in upkeep I was putting off. ( I got cancer about the same time). Biggest was a new steel roof to cover the 100 year old asbestos slate that was up there forever. We were able to cash flow it all.

I dont know, I really dont think that people who have good luck, usually lose that luck. Thats not been my experience. But for me, I would never buy a home. I saw my father lose alot over buying a home, so for me I wouldnt buy a home. You end up just surrounding your life and ignoring your life because of the house and your job

Owning your own home when you retire will allow you to live on SS even if you have no retirement , believe it or not the majority of people will find themselves in that crowd, people I know are getting loans out of their retirement right now against all advice. Its going be a train wreck

These people aren't planning long term. You lock in your mortgage now and then get it paid off in 15-20 years and then it becomes a whole lot cheaper than renting even a trashy 1 bedroom.
