Good content Dan , just a basic buy to let for me . BRRR is good , but , I will only advise it for the more experienced guys like you, you are skilled and hands on , when it comes to property renovation .

Hi Dan,do you ever buy on Auction?if no why no?the auction properties seem so attractively priced.we just bought 2 properties(not auction).but a part of me feels like I overpaid for these properties when I could get so much cheaper in the auction. Or could I?we just never wanted to be involved in the auction as don't know enough about it.but the agent is saying its simple and completion is quick etc. So I feel like I could get properties so much cheaper but I am worried of the complications. Perhaps you should do a video about auction properties. Thank you

Hi Unicorn Tastic, Thanks very much for watching and for your comment. I don't personally bother with auctions, in a normal market (non-boom) there aren't many reasons (there are a few) why a property would be in an auction other than there is something wrong with it which stops the seller from putting it on the open market. However, in a boom market agents push vendors to put properties in auctions for 2 reasons 1. They get their commission quicker and 2. buyers at auctions frequently push prices over the true market value. I find that the majority of inexperienced investors who have seen a few episodes of homes under the hammer head to the auctions and prices higher than the market value of the property. Do you have any advice when it comes to rent arrears due from students or other tenants that have left without a forwarding address (and no guarantor)?

Good video Dan! The first strategy though, is not as hands off as it looks like. I have some ex council flats in London. And even though the council is responsible for all external work, it is a very hard work dealing with them. They are very slow in responding to issues and for the time I spend chasing them, I would rather do it myself or pay someone to do it. This is why I've moved away from buying flats years ago and only do freehold houses with the BRRR strategy. Can you recommend a good mortgage advisor that can deal with a portfolio landlord like myself please.

Another really useful video Dan, thanks. I've got 4 flats and 2 of the flats are in the same complex and the management company are great and has a very reasonable service charge/ground rent. My other 2 flats are recent purchases in the same block. They're new builds so hoping that there won't be any major works in the near future. I aim to get a flat with the service charge/ground rent under £1K per year, I enquired about a flat recently where the total charge was £2.5K without buildings insurance included, that would be 3 months worth of rent. I don't think they will ever sell it. It's the first thing I look at when searching for a btl.
