​@BrandonWindom Facts! As a native NY now living in DE, I say this to folks all the time. I've lived all over NY state and in PA, NJ as well as VA; DE beats them all. It's a perfect balance of Urban, Suburban and country life all in a short distance.

@@SynergyEnergy33balance of what?! Saying there are 200 chickens to every resident is questionable but I guess. Long time residents have/are selling off their farms and agriculture business. If people believe there’s a good balance they would’ve loved living in Delaware 15-20 years ago. Going back to see family is sad looking around it’s just packed full of run of the mill homes or condo units. Mostly all cookie cuter HOA developments. The traffic is horrible and always congested. There is no such thing as “I will take the back roads “ anymore. You have to leave 2 hours before an appointment to make sure you get there on time. The further south you the worse it gets. You may see some of that balance In southern Kent county if you’re lucky. If you’re smart you won’t even be at the beaches during the summer time. Imagine waiting hours in traffic only to get to the beach and it’s full.. lol I also hear it’s a burden trying to find a Dr or specialist that can see you in a years time. So much balance. Each to their own though.

@@joycehicken9732 I grew up there lived there my entire life moved away 2014..and visit often throughout the year. And it's not about the "free bags" it's about the things they tend to focus on over other things. But the bag situation is annoying to me and sweetie they aren't just charging for them ..they dont exist (in most stores)...After traveling the world and living in an entire different state I can say it's not for me....however for those that it is for I can understand why. But some people need to know what comes with living there before relocating.

Most parts of the state you don’t need flood insurance as you get closer to bodies of water you will. We do have some preserved wetlands but 9/10 it’s not an issue.

@@BrandonWindom How about Felton town ? I wanted to buy land there but Kent County told me I can not cut those trees because its a wetlands. So that land is useless . Wet lands means swamp . you can not do nothing in the swamp. you kidding me ? Flood insurance a mandatory by FEMA you know that !

Nope, I’ve lived here 40 years, where are all these wetlands? I live within two miles of the bay, I don’t need flood insurance.

@@generator73only if you are in a flood zone (such as zone AE) AND have a mortgage. If you don’t have a mortgage you don’t have to get a policy but that’s a risk. If you do have a mortgage and the property is in a flood zone and you do not have flood insurance- the lender can force place a policy on you that YOU are forced to pay for which is MUCH more expensive. You have to get a flood certificate and possibly an elevation certificate. Also much of the coastal areas have been re-mapped over the past decade. NOT saying you should not get it but your premiums will depend on which zone you’re in. As for those in coastal areas that are NOT in a flood zone you can get coverage for less if you choose to but there are so many exclusions the “juice may not be worth the squeeze”.

Yeah it differs everywhere you look I’ve seen 108.1% 100.4%. But when you talking about buying a home Lewes is more expensive on average than most parts of DE

You’re preaching to the choir, but i don’t want people to think I’m inherently bias because one I’m lifelong DE native and two I also sell real estate here. So I just want to be transparent that Delaware does have problems and it’s not perfect but I still think it’s pretty good.

@@BrandonWindom well me being initially from Chicago, which is as flat as you can get, I grew up on bike riding and found it harder to do when my folks moved to a hilly terrain. Have hiked in mountains, though, and love swimming in mountain lakes.

Wilmington is our most populated city and majority of Delaware’s population lives in new castle county.

Dude I live in Wilmington. It’s open carry, no license or permit needed, it’s just a background check upon purchase of firearm. Concealed Carry is pretty easy to get.

You are 100% correct. We moved here 8 years ago from NY and it has been made very clear that we are not welcome. No one in our neighborhood wants anything to do with us. My husband and I have left jobs because our co workers were just cruel. I am counting the years until we can move away. I literally h*te it here.

@@thepinkplanet We are in Kent county. We moved into a small established neighborhood not a brand new community because we have three dogs and needed a large yard. Only one family even talks to us.

@@debby8428 wow. I'm in Kent County as well. Camden. Some neighbors I've had to speak first and break the ice, but the entire community welcomed us. We're also in a long established community that started building again. I'd say about 65 homes here. I love Kent County.
