In this episode Terrance and Chris tour a six-unit apartment building that Terrance and his team are in the middle of redeveloping. They show us how Terrance’s team will focus more on cosmetic updates since the previous owner had already replaced a few major items and kept the building in great shape. After the tour, Chris and Terrance head back to the office to dive into the numbers of the transaction to show you the carrying and operating costs during the rehab as well as the potential of the building once Terrance’s team is able to get market rents. Finally, they run through the numbers from the perspective of the buyer/investor to show how they can get over a 24% return on your money after the first year from this turn-key apartment building!

so were these loan terms to buy Pre-Covid? As I have been told some banks are now requiring a whole year of reserves for a new commercial loan.

I would like to know about his earlier deals. What his deals were like when he started, how he got financing, what were the terms and how did that tie into him building a relationship with his bank for that big of a line of credit to do the deals he does now. Thanks!

Please start to show what Terrance is talking about when he's talking about it please! It would be sooo helpful to see the carpet he's talking about, see the kitchen, & the walls. Everything he's talking about so we can have an idea of what's good and what's bad.

I must have hit a home run I’m cash flowing 4K on a 4plex bringing in 7k gross a month took me 4 Months to force equity after purchasing.

Chris, I have a question related to the chilean market. I just want to know how your thought process will be. Here you can have a 30 year mortgage with a fixed rate but the notional is denominated in "UF" (inflation-linked currency), I guess the logic will be similar to TIPS. Thus, if CPI is 0.3% MoM the amount of my debt increases 0.3% (in local currency). The rents are denominated in local currency (chilean pesos) but it is customary to increase the rent yearly by the CPI (we have a very inflation linked economy). 30 years mortgage rates are (today) around 4.30% and inflation is expected to be 4.5% this year (historically, the inflation is between 2.00% to 4.00%. Local central bank target is 3.00% YoY). What tweaks will you do to your (US based) approach if I want to value a small multifamily or a storage investment of around UF 14,000 (around $570,000) with a 20% down payment?

What about capital gains tax when you sell the property? Would that $350k profit be cut in half or more?

Definitely need a new videographer. As you’re talking you should be cutting away and showing the property instead of letting him just describe it. It’s not very intriguing staring at two dudes talk about a property without seeing it.

I really enjoy watching these. I have done a few deals and plan to do many more. Yet Its would be awesome if as they talk about the properties fixtures, floorings, kitchen, Etc. we could actually see those things. Not them just talking. We can hear both guys, yet can’t see what they talk about because the camera is fixed on them. It would be way more interesting if we could actually see what they are planning to change. Their faces are not that interesting.

the value of the property really depends on the area, number of rooms, bathrooms etc, there are some great videos on bigger pockets explaining this and for the monthly payment you can use amortization calculators that will calculate it for you, (principal & interest).

4.4% ? With 20% down? Nothing like that exists right now. My latest deal is 30% down. 7.1%. With 800 credit score. With many other assets. Yeah. Different world.

Would be interested to know if similar properties have that low of an expense ratio. 25% seems pretty slim in comparison to my market.

The rehab costs are outrageously cheap. Maybe its because I'm a California contractor but still. Like 25% to 50% of my market...

Cool analysis. But I wouldn’t buy this deal. We have better deals here in our area thankfully, better cash on cash and higher cap rate. But we have high rents though.
