Some houses are just best bought in cash, don't be afraid to put up a big down at the right spots. A detached subdivided duplex was listed for 150 for both. My friend bought one for 59K. Used the 16K difference to pay for a friend to move, pay him rent, and fix up the house for him while being out of state. My friend still wants to buy the twin house, he's just waiting to outlast the owner. The repair cost is minor and won't be an issue until he his great grandkids need to go to college, he just doesn't want to pay for to repair it for those prices.
Great video Wayne. My son is single and want to buy a house or condo here in NYC, but the prices are all above $300,000. We are not sure if we can find a house or condo that is lower that price. We need your advice.
Guys every country has different regulations, if you are just alocal investor maybe you can learn the ropes dos and donts over time. But if you ever so slightly want to invest somewhere else, you need a good lawyer (theres no way around this, pay the price), and someone or some company who knows the local ropes. Id be lost just changing states in US, let alone trying a different country or scenario. You NEED to know people, and get along with people. Thats the biggest secret of real estate. Laws and credit are all corrupt everywhere, they give it to whoever plays by their rules.
This doesnt work in mn. I make 75k credit above 750 and they told me that i need to make another 30k for 200k loan 😂😂😂 the laughter erupted from my wife and I and walked out. This is my credit union of 15yrs minimal debt. Less than 2k everything is pd off..
He’s in Louisiana, if you can’t afford a house in there, you won’t have a chance in Idaho, Washington, Oregon, or other states, state to state, county to county is different at each. This will work in Louisiana, Alabama, Mississippi, Georgia, states like such.
@@colin_nizer depends where you’re going to buy, $700/mo may get you into the 60-90k range. Check with your local housing authority they MAY have lease to buy via section 8 where you wouldn’t traditionally qualify. If you have someone you trust that could be a co borrower you may be able to house hack and profit by renting rooms
