I’m a 35-year Wyoming resident that lived in Lander, WY, and I can assure you that this is one of the most inhospitable places in all of Wyoming. Because of the bentonite clay, the roads turn to slimy mud when it rains, the summers and winters are brutally hot and cold, and the wind never... and I mean NEVER… stops blowing. The summer thunderstorms that generally track through this area will make the road impassable, and the winter winds will cause deep snow drifts over the road, especially in the low-lying areas. Even though it’s a county road, it could be days or even weeks before the road is cleared after a big storm. Even for people who love to be isolated, to live here would be truly extreme, to say the least. Maybe not Antarctica extreme or Sahara Desert extreme, but close enough.

I guess I would have to buy a dozer and just clear the road myself if I was living there and really with 80 acres I could find plenty of other uses to justify having at least a d4 or d5 size used dozer.

I grew up in Wyoming and spent several years working in this area. Warning this property is not for the faint of heart. Very cold in the winter with a constant wind. Hot in the summer time and very remote. Personally the price is way to high for what it is but it can be made livable. Just keep in mind this property is in what is considered high mountain desert. After working in the area I lovingly refer to it as the arm pit of the world.

Isn't worth 50 dollars an acre. It turns to gumbo when wet, making it impossible to drive or even walk on. I checked it out years ago. There is a lot of the west that is not inhabited for a reason.

Holy crap … dead in-the middle of the Great Basin. That’s the hardest section of the continent divide trail of the whole 3300 miles that I walked The best thing about it is that the wind river range is just north one of the most beautiful mountain ranges of the west .

I live in Cheyenne, a long way from this land. North of Cheyenne, there is open land where people live on 2 to 5 acre plots. The friends I have that live in that area, ( Small sample size), curse the frequent high winds, that significantly reduce their quality of life. Unless you're hardy and don't mind adverse weather, you might do better looking at more appealing areas.

Almost 2 decades ago I got in this mess. Bought land about 40 miles east of the location. In the checkerboard land area closer to the eastern edge of Sweetwater county. It's a legal mess up in this area between BLM land and private land. This being on a county road helps resolve some of that legal mess. BLM has strange rules for their roads but my understanding is county roads have more access rights. My land has some road access, but nobody is going to help you out. I had to go back and track down access easements from 60 years ago. In my little part of the checkerboard, it is windy as shit and a pain in the rear. A rancher owns some land nearby and has grazing rights from the BLM. 3 months out of the year he's got cattle up there wondering around. The rest of the time the land sits dead empty, but there are all sorts of "private land, no trespassing" signs. The rancher even has signs with a BLM logo stating no trespassing but the contact name and phone number goes back to a rancher. How does a private citizen like a rancher get the ability to put his name on a sign with a US gov't logo and say no trespassing? County and BLM have different sets of ideas up there. The county won't let you build a house up there. The BLM won't help you and the county has a generalized statement. It just takes lots of research and the ability to understand and pull up all the easements going back decades. To be nice, I don't go up there when the cows are up there. When I go camping up there I sit there drinking a beer wondering why I still own the land up there. But for taxes that cost $50 a year all together, oh well. Plus I co-own it with my brother and he thinks we should own it forever. Half the land in the county is owned by the gov't. A lot of other plots of land are owned by "Aggie grazing company" etc. I haven't looked into it too much, but most of the private land ownership goes back to a company in Lakewood, CO. I am led to believe that they own most of the mineral rights in the county as well. Living in the same metro area as this company is located, I am half tempted to go into their office with some fancy cookie tray or something, introduce myself and ask how I can make some big boy money up there as well. Don't buy any land up there, (unless you want to buy mine, ha). Sure, $50 in taxes isn't a big deal but it's just windy as shit up there.

@@luvslogistics1725 you're welcome, ha. Yeah, it isn't the end of the world, my taxes are literally $48 all together for 40 acres. But it is just chaos up there. BLM is so screwy, if you need to access a BLM road to access your property and the road cuts through someone else's land, the land owner can put a gate up and block you, just cause. The land in question the road passes would be private owned land, not managed by the BLM, but the BLM they can block it, but the county wants nothing to do with any of it. The checkerboard area is so unique and all parties need to work together to ensure access for each other, yet some wanna play different rules. It's crazy because I did a FOIA request with the BLM for information on BLM roads 3202 and 3203, the BLM sent me a CD-ROM disc with over 100 pages of land titles, showing when the feds paid off the then landowners to buy the section needed for the roads. The documents even state that the BLM/DOI is buying "the land for the access and enjoyment of the citizens of the United States", but now half a decade later BLM doesn't care if these roads get blocked off. If you're familiar with OnX maps they've done a lot of public education, outreach and attempts at lobbing congress to clean up access laws. There are other spots in the western US where some rancher owns thousands of acres of land and in the middle of it is some 40 acre square of BLM land, that nobody can access unless they take a helicopter. ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-4yvyFIr1j4U.html

@@nofurtherwest3474 Oh yeah there is. You are an asking nerd that researches this. So basically what happened when they mapped the country they put everything into a "township - range" system, which are broken down even further into one square mile blocks called "sections". So 36 sections in a range-township. 6 miles by 6 miles. They are labeled in a standard pattern. Well when they were building the continental railroad they gave the railroad company an incentive to do well and said they would give the railroad company every other section (aka square mile) to the railroad that was so many miles north and so many miles south of the railroad. So each section has a number from 1-36, the gov't kept the even numbers and gave the odd numbers to the railroads. The gov't figured that once the railroads were in place that people would spread out, that people would buy land from the railroad, which in return would raise the value of the gov't land as well, then the gov't could sell their land as well, essentially paying the gov't back. Their theory was land value would double, so they would still at least break even. Well that didn't happen, it seems like the settlers still went full bore west and made it to California. So now you have land like this, that really isn't used for much because a rancher here and there and the land just sits empty. It's too windy to do dick up. So the big problem is you have this BLM land intermixed with private land. And from office to office the BLM is not consistent with how they administer their land. The left hand has no clue what the right hand is doing. There are all these legal issues with corner crossings, etc. You can drive on a county maintained road but a BLM road might be closed off by a rancher, it's a nightmare. Dude on my land, I have found someone was shooting cans probably back in the 50s. I found what was left of a semi broken glass jug of Clorox bleach. In looking at it further and doing research I was able to find out that this bottle was made during the 1920s. So you find a few cool things up there, but most of it is just sitting in the wind, drinking beer wondering why I still own the land.

Expect extreme hardship out there. It is remote and waterless. It is very very VERY harsh in winter. They were trying to sell that crap in the 70s as well. I would rather go to Mars and give that a go. If you have any other option available go that direction. If you are a masochist go for it. Wamsutter is the booming metropolis for all your needs.

@@carlhaldeman420 the last fool that bought the property probably tried to live there and soon realized you can't. Water is not the issue. You can collect water off your roof. The problem is no trees for firewood, and the wind that'll blow your skin off. I've been there several times.

With all due respect to you and what you say in your presentation, You should make it clear that corner crossing from one square of BLM to another is considered trespassing and is punishable with a fine. I know of a case in a lower court in Carbon county they just found the trespasser not guilty which is good news for all Americans but it is no guarantee you will win your case if you are fined.

@@jakelong6860 It stands for Bureau of Land Management which was formed in 1946 to administer over 247 million acres of public land that you and I have every right to use for just about every legal activity you can think of. What you might not know is our land has been slowly taken away from us by corrupt state government and very wealthy land owners that prevent legal access to our land by making it illegal to corner cross. Look at a State map that shows private property and BLM land and you will be shocked at what you see. Also take a look at Elk MT in Carbon county Wyoming that is surrounded by private property that makes it all but impossible to access. Effectively giving our public land FREE of charge to the wealthy land owner that has the only access to it.

@@nofurtherwest3474 The federal government did that 170 years ago in an effort to help ranch owners so they would not have purchase all the land. At that time private property was not a big deal and ranch owners did not mind you trespassing. A lot of those properties have been sold off to investors that no longer live in the state adn they see things in a different light. I hope that to answer your question.

That land is worthless. Driven thru there many times. It is like the arctic in the winter. Wind is always blowing. There is a reason why there are no homes in that area. You would need to build the mother of all wind breaks to make it liveable.

@nofurtherwest3474 there are a lot of people in that state that are out wright mean. Those people work for key jobs. Down scary individuals. Safer to live in New York city or Chicago. Even LA and San Francisco. You know in those cities what to look for. In Wyoming. Those people blind side you. The first time you are forced to deal with them. Your a deer in headlights. It doesn't make any sense. Put it this way as well. It's safer to live in a neighborhood that is owned by MS13. Safer to live next to Area51 front gate. Not all the people in Wyoming are bad. Where my mom's family is from. Yet. They came from Missouri. It is those whom work for key businesses. Talking oil, gas and mining. The miners are the worst. I even had two ex uncle in laws that worked for on mine. They did not like me either. I miss the mountains badly. Not the people. Yet. I do have a lot of relatives still in the state. They will have to come see me this time. I do my best to stay away from it.

Then the underground. Cheyenne had the company head of abortions. Wyoming is like New York city and LA. Just not up front about it. Yet spead threwout the whole state and not just in one city.
