Lessons learnt: Tiles: Look out for tile warpage. Warpage will trap water especially for toilet, and if you pick glossy tiles, the warpage is very obvious with reflection, super ugly. Also, because the warpage is inconsistent, your tile work will have more lippage and the edges feels sharper. Grout also inevitably look messier. Tile finish on the edges, default is plastic cap which is ugly, theres also aluminium trimming, and mitre joints. Toilet floor height its advisable to be flat with outside, with gradient to prevent water from flowing out. This is for accessibility, less tripping hazard too. Interface between different floors like vinyl and tiles, also got trimmings. ID wont ask you, do your own homework and request what you want. Screed: Expensive, porus, crack and over time your house will feel dusty. Shower screen: request to embed. Looks better and less place for water to get trapped. Aircon trunking: make sure ID take into account and take charge of the design, otherwise you get a 15cm trunking running across your wall. Lighting: some ID dont care about lights. Make sure they care. Carpentry: Kitchen cabinet make sure not blocked by any pipes (later door cannot open fully or whatever crap), be sure all are taken into account when carpenter show drawings for approval. Ask if the edges will have ABS provided? Number of drawers, brand of hinges. Will paint the edges between laminates? For full height doors (yes can do full height one, don't believe them if they say cannot), ensure they use larger laminates, so as to avoid situation where they use two laminates (got line in-between, ugly) Partition walls: Remember to tell ID if you are using to mount stuff, need to put reinforcement. Also, you can opt to put insulation or rockwool, helps with sound transmission across the partition wall. Smart home: Always design for a dumb home first for wiring, then add on to support the smart features. This ensures when you sell or rent your house, its easy to make it dumb. Also, if smart device spoil, easy to buy dumb parts to replace temporarily. General advise: Wardrobe doesnt always have to be carpentry. Partition also can use to segment space for wardrobes. False ceiling can be used to also cut out space and areas. Prioritise maintenance over beauty. Usually will be the cheaper option anyway.
I guess end of the day, we can do a lavish reno....but always think about maintenance, housekeeping and useability. If you are not 1 who likes too much trouble especially in housekeeping, then best to keep everything simple.
My ID stays bpanjang n my reno at bpanjang but he dint even bother to come down to check instead I was the one who was the person who come down to do the checking instead..my reno journey was just a nightmare. Having a good ID is really important to make u feel at ease. I will have PTSD to go thru reno again
My own reno tip: Carpentry: since it is customised, make sure you measure out the dimensions you want. Eg. Shoes. Go for at least 43cm internal depth. Mens shoes are longer and esp pointy leather shoes. Air fryer / mixers / rice cookers / ninjas / instant pot: i keep all of them in the cabinet cos you dont use all of them at the same time. So measure the widest / deepest of them all and make it the internal depth of your cabinet.
The fluted glass can do tempered. It is safe if you opt for tempered one. And living room I feel better to do carpentry if u need more storage. Good ID can make house spacious with more cabinets.
Cautionary Tales reminding us that One should Not be PENNY WISE, POUND FOOLISH. Perceived “Savings” on the quality but end up Spending MORE because of unsatisfactory design and performance of the product after awhile..
Hmmmm vinyl nowadays are gd quality my vinyl on bumpy surface and also damp situation all still as gd as ehen it first installed. Yes vinyl last time is lousy. But nowadays vinyl is the way to go man. I don't like tiles due to its looks and the cost too. Vinyl feels alot better on feet. Vinyl been 5 years and so gd so far.
