Im about to stat my second flip and this one is with a JV partner. Learned through my friend Susannah Cole who used to have a shop in Dundee next to mine, that I really need to b registered with some CDM and CIS contract thing? Also Health and safety because we're flipping but it seems like an awful lot for just having a plumber into the property for a day? I'm doing most of the work myself but are you registered with all these HMRC things?

I've only just started to watch this video. But i'm getting ready for the magical, and whimsical and clearly outright impossible, the usual ''Kitchen for £3,000'' and Bathroom for ''£2,700'' you just know it's coming. Even though tradesman charge minimum £250 a day in labour alone.

I don't think you can get indemnity for subsidence. the Valuer for any mortgage company will visit the house to make sure it is mortgageable and if they notice subsidence they will either refuse the mortgage or recommend a structural survey is carried out before purchase (happened to me!). In my case as the survey indicated it needed pilings for the foundation which would have cost around 10-15k minimum, I pulled out of the deal as I needed to buy the property with a mortgage. If I was a cash buyer I could have negotiated the price down to account for the building works required. I would say be very wary of buying any house which needs structural work unless you are confident it can be resolved within a price you are happy with.

I wouldn’t sell something like this, I would just buy it myself but we do buy similar flips that could make £20-30k on them
