Good morning Rusty, what a great job of information you put out there for the people that are there and thinking of moving there you saved me I almost made the mistake of coming down to the villages to buy and I would’ve ended up in a financial jam without a doubt unfortunately, the villages are too expensive for me, but for the people that can afford it your opening their eyes to a lot of subjects, and it will be extremely helpful for those that are fortunate enough to be able to afford to live there. Wish I was one of them I’m not that’s life but I am a big fan of your videos keep them coming take care

WOW What a massive job you did!! At 59..I was seriously considering it.. but even if i bought in for cash..I figure it'd be 30k a year with restaurants ect.. so i wouldnt feel secure unless i had a million to live out my time there.. ( Im just a donkey) this was awesome and an eye opener! I want to be able to leave behind something substantial for my daughter.. but,again..thank you sir..an AMAZING labour you performed!

Great video - thanks for putting it together! At the 40 min mark, you are comparing TV total vs your total and stated it was a $40+ dollar difference. The total for TV is actually $381 and not $351. I believe you missed adding the $30 avg water (simple human error, like we all make). The difference between your cost and theirs is actually much closer, so it appears TV is pretty accurate with their calculations. Thank you, Rusty!

Fantastic information Rusty. I love how you compare to the Villages estimates. We're shopping for a patio villa for part time. We're with USAA here in Virginia for home, auto, umbrella and personal articles floater (you might want to consider for high value equipment). In 2011 we purchased a house in Palm Bay in Brevard County, 2 miles from the coast. At that time USAA was not insuring 2nd homes in the state. It was full time occupied by our son who was in college nearby. We had to go with Citizens although USAA hooked us up. When you were part time, was USAA insuring your home? Because if so, they may insure us in Florida as part timers now.

@RustyNelson So water, sewer and amenities all in one bill. I though water was $300. So Amenity is mandatory even if you don't use it.

I have 2 questions and a comment. 1. I have heard that after 15 years getting insurance is difficult and they require the roof to be replaced or will not insure. This seems unlikely but stranger things have happened. Have you heard about insurance companies require roof replacement after 15 years regardless of condition of the roof. 2. How do these numbers compare to previous costs? and the comment. My wife walked in while i was watching you and she said that you look like Robert Redford. I laughed and thought you would get a kick out of it. Thanks for the videos. I am hoping to move down in a couple of years after I retire.

Very true @DonRichardson-hr200 re the roof every 15 years! It’s been an extremely difficult pill to swallow- it’s a MAJOR expense. Our old insurance- Farmers left Florida & many of us are struggling to get affordable coverage NOW. Best of luck to you whatever you decide. We chose no after a lifestyle visit- tooooo many challenges for our taste.

Taxes in South Carolina are much lower and no bond. I’m in Barefoot Golf and Resort which is much smaller but still has a ton of amenities and it’s a semi gated community. We have a mix of private homes, condos and Townhouses. I’m in a $300K condo, my taxes are under $2K, my HOA is $525 and that includes all landscaping, all road maintenance, trash collection, exterminators both inside the condo and on the grounds, multiple pools, security, tennis courts, beach volleyball, hot tubs, clubhouses, beach cabana with private parking, and my, water, internet, basic cable and phone landline. I also have a golf club membership where I pay steeply discounted rates for 4 Championship Golf Courses. We do have a state income tax which taxes my pension but even with that, it’s still cheaper than what I’m seeing with The Villages. I was thinking of moving because of the personal income tax, but it looks like it’s not worth it.

In Florida, the average property tax rate is 0.80% (effective rate), which is lower than the national average of 0.99%. The typical homeowner in Florida pays $2,338 annually in property taxes, although this amount varies between counties. That means on a 300k house they would be about 2400 here. You can't tell what the place is like without being here. But if you are happy where you that's great! BTW all homes pay a bond so to speak. Even if it is buried in the cost of the house. @@RustyNelson Hi Rusty thanks for getting back to me and I’m sorry about the tough trip back to the Villages. I hear what you say, but it really is very cheap up in Horry County SC, I gave you my figures for a Condo, but since I’m looking into buying a larger place I checked out the numbers on a house in my community. The “Bond” that you talk about seems to be part of what we pay for with our HOA and goes between $150-$240 a month depending on the house and neighborhood. Like I stated before it includes a lot like our internet, cable, land line phone as well as all the infrastructure and amenities. Garbage and lawn care too. Taxes are about 1/2 the price at .4% and when you hit 65 they reduce your assessment by $50K, it’s super cheap. Mine are still high because I’m not a full time resident yet and pay about .6%. Insurance, which is slightly above the national average is lower than Florida too with many insurance company choices. The trick is to not live in a flood zone, even if you do it’s about $667 more per year. I always liked a Florida but with the housing costs tripling in the last 4 years, insurance companies leaving the state and real estate taxes higher than they used to be, it’s just not the bargain it once was. I’m going to still watch you and the market to see if things change. Have a good one and I’ll check out the link.

Hey Rusty! When looking at the Villages website for land sites to purchase, how do you identify which street will be which model type, e.g. Veranda homes vs. Patio Villas? I would expect the larger or scenic lots to be designer homes but for those of us who are looking for a land site for a Veranda, I am not sure how to identify which available sites to consider. Thanks! As for this video, thanks for elaborating on how you live in your home....3 showers a day, keep it cold it at night. That's extremely helpful to gauge what I can expect to pay. I also think you make an excellent point that it's better to pay for irrigation than let your grass die.

I'm not sure if you knew that senior veterans with a service connected disability rating (less than 100 percent) are eligible for a tax deduction. Of course 100 P&T percent pay no property taxes but those over 65 will a less than 100 percent also get a break. From the FL tax assessors website: "Any partially disabled veteran who is age 65 or older, any portion of whose disability was combat-related, and who was honorably discharged, may be eligible for a discount from the amount of ad valorem tax on the homestead commensurate with the percentage of the veteran’s permanent service-connected disability. Eligible veterans should apply for this benefit at the county property appraiser’s office."

Rusty, Is it a requirement (by The Villages Corp.) that homeowners maintain a green/grass lawn? Is it possible to do away with the grass and plant native plants in a Garden Setting? TIA!

Rusty, if you have USAA And an Umbrella Insurance policy with them, talk to the USAA legal department. I was told with my Umbrella Policy coverage will covered for my golf cart needs medically and liability and don’t need additional insurance.

We have home and car insurance with Allstate which also have an umbrella policy with them for our golf cart. This past July while driving in our golf cart on a gof cart street lane we were struck by a truck. Fortunately our injuries were not too bad, but we did require initial emergency and ongoing care for several months. The truck driver sustained no injuries and was sited for fault. Allstate took care of all our medical bills with no issues. We pay our golf cart insurance premium 1 x year and if I can recall correctly the premium was around $300.

my homeowners insurance went up from1200 a year to 1700 a year and we did almost nothing to our house. bob added a 100,000 pool and bird cage and whirlpool and cement around pool and he says insurance was not affected hardly at all. what gives ?

Highway robbery! I'm in a resort area in Tennessee (Fairfield Glade, 1 1/2 hours east of Nashville, 1 hour west of Knoxville); HOA is $70 a month and includes trash and road maintenance, property insurance $900 a year, property taxes $200 a YEAR with a senior/low income discount it's half that, electricity $125 to 200 depending on how cold it gets, no gas or propane costs, this is an all-electric house including on-demand water heater; water $20 a month POTABLE for 2 people and if I need to water the yard, add a dollar; I bought for cash 5 years ago so no mortgage. Internet is $60, phone $25, no cable, don't watch it. Weather here is mild year round 4 seasons and there's no hurricane threat which I would refuse to live with. My monthly costs for housing are $500-600 a month. Amenities here are 'pay-as-you-go; I don't golf, no golf cart; just use the year round pools; a yearly pass is $270 that includes heated indoor pool and hot tub/sauna plus choice of two outdoor pools during the Memorial Day to Labor Day season and two marinas with beaches. Tennis, pickle ball, hiking is available right in the Glade; If I've forgotten to list anything, it's because it costs so little I don't even think about it. I'm on septic so no additional cost for sewer. No bonds, no extra fire or police cost, no sink hole insurance (!) or any of that other nonsense. They're building about 100 houses a year here and lots are very cheap unless they're lake front or something (oh yeah, we have 11 stocked lakes).

Thank you for such a helpful and informative video! I haven't been able to watch the whole video yet, but so far I have a question about your gas bill. What gas appliances do you have? In NJ I have an oven, dryer, hot water heater and furnace that run on gas and my bill is pretty hefty.

Re cable and internet in the Villages. Aren't there other options. I just got ATT Air internet for $55 a month. Is there optional similar internet services in the villages? Who provides the internet for the Villages?

See I use to live fl. In Port Orange I managed a campground called Nova Camground I was there for 10 years I was there in 1990 I found out that I had Asbestos of my lung so I got it when I was in the navy when I was only 21 years old it cult up with me when I turned 60 so I was Disabled so I've been a camper all this years and now I've got alot money to buy a home in the Villages

Rusty didn't even mention is monthly food bill inundated with pounds of steaks, or all the checks at numerous restaurants boozing it up with friends.😂

Who built Bob's pool? T&D quoted me 140K for a smaller pool with hot tub. And your friend with the premier home? Who will be building their pool?.

Hi Karen! We built and designed our home and pool 2 1/2 years ago. It was built by T&D with the house. Unfortunately I think prices have gone up. The price included the pool,hot tub,extended lanai, pool/hot tub cover, gas pool heater and a Aqua pod/iPad to control everything like lights, temp and spillover waterfall. Hope that helps. I believe Ray and Ashley’s pool is also being built by T&D. All homes built with a pool as part of the build are built by T&D.

Here is some info on that. Not for me. Tangible Personal Property Tax is an ad valorem tax assessed against the furniture, fixtures and equipment located in businesses and rental property. Ad valorem is a Latin phrase meaning “according to worth”. Your rental property is considered business property and, as such, you must pay a separate tax on the value of your property furnishings. This tax is in addition to your annual Real Estate or Property Tax. The return is due by April 1st. Penalties are assessed monthly on the value of your property and can result in a 25% increased value being added to your personal property values.
