Do you love interior design and want to fill up empty rooms using your favorite style? You can buy an empty apartment and furnish it. Do you prefer things only engineers would understand? You can focus on repair and installations. Are you an expert on the "small move, big change" approach? You can buy a decent house and make it perfect by adding some style and fixing stuff.
The ultimate goal of the house flipping business is profit. Are you a risk taker? Do you like to invest? Estimate profit and find the best risk/reward ratio for you.

Challenge for wels: don’t use brown for a house! This may be kind of hard as you really enjoy using wood. It could be fun though! Edit: thought I’d clarify that beige counts too! No using beige if you choose to do this challenge

It would be nice, yes, but I think everyone plays this game with their own background. For me, I'm 25 ans live in a one room apartment, so I struggle when there are too many rooms or too big of a space to fill up. If Wels doesn't have a thing for kids, then we can't really blame him to not include that in his houses.

So this is my personal touch on the rustic/classic style. I personally like using some of the traditional pattern rugs because they fill the room and add so much character and charm to the interior. Of course, it's not something for everyone, but I think it adds just a little bit extra personality to the place. You also help me with my builds as well with my layout plan

I’m NEW to your channel, but have watched ALL yr house flip vids.. I LOVE what you do with the houses, HOWEVER THIS is an amazing FLIP.. I did the same with ripping out all the walls in this home AND then my game crashed and I lost everything having to start from the beginning of the game.. I could have never done what you did here, again AMAZING.... So happy I stumbled on yr channel...., happy flipping... 😉 FYI, hubby n I use to flip homes in our younger days n wish we had you on our crew.. lol

Also nowhere to do the potentially 3/4 people's laundry. The guest room would have likely been quickly converted to laundry room after the sale. Still a great redesign for the layout, though.

I like the rustic look. I usually shy away from paneling. It took over 3 hours to do the house. There is so much back and forth on decisions. Why it is hard to do on camera.

Still haven't seen a single bedroom Idk if its just Texas, but here, a "bedroom" requires a closet. At least, to call it such on a floorplan or listing, you do. Edit: this was before watching the video. I guess he's finally done a bedroom lol

Wood paneling on walls #triggers me because I currently reside in an ugly bedroom that was last renovated in the 70s. It has a bright red and orange shag carpet that looks like someone vomited lava and of course wood paneling walls. Don't forget the popcorn ceiling that is probably asbestos! And honestly the wood paneling is the least offensive part of the whole thing.

Hi wels I'm not gonna lie the only reason I'm watching this video is because I miss watching your videos... and when this popped up I entered your channel and took a look on your recent videos and it really hurts seeing the decline in views and I can only imagine how hard it is for you and I wanted to say that I really like your character you seem really genuine and I want nothing but the best for you and my advice to you would be to adapt more to try and gain some a new audience because I'm not gonna lie but this game is very repetitive I get bored of it really quick and the commentating doesn't really help especially when you are alone
