Hi Socks. I'm happy to see your post. I'd love to see you post more often. Anyway, I wanted to say that you should make the kitchen on the 1st floor and then you can do bedrooms and a added bathroom on the 2nd. You can even do a master suite upstairs overlooking the view.
Hi Sox this is only a suggestion concerning you wet walls. You need to tank the walls just like they do when building rooms under ground. Any wall under ground needs a waterproof membrane to stop water from soaking through the walls from the outside to the inside of the wall. The soil always has water in it clay soil retains more water. You have several different products on the market to solve your problem. You will have to dig out the dirt like you intend to do anyway. Down to the foundation and start from there, There is a self adhesive tanking membrane on the market which comes on a roll 1m x 20m long per roll which is For use in tanking external wall surfaces below ground level such as foundations and walls to basements and walls above ground but which are soil retaining. You can ask your hardware supplier what product he has in stock for TANKING. This is only one type of material used but there are several other products available. It is only a suggestion but doings it properly will save you in the long run as it is your home you want to live in and wet walls will ruin everything in your house plus make you sick. If you do use this kind of product, it’s best to fill all joints so wall is flush and give it one coat of render then the membrane product then you can fill it back with soil. Only the piece that will be under the dirt needs to be covered with membrane. You can even cut it to suit the line of your steps with some preparation thought. REMEMBER Sox there is a difference between builders and architects and it is better for you to do it once than fixing something like this later as it will cost you more in the long run. But remember this is only a suggestion you are the boss it’s your house. Water is always in the ground that is why they have a thing called (the water table). Meaning some areas or certain soils that retain more water than others in it. Water will always win if you don’t take the right preparation to stop it. If you take a fish out of water and want to keep him alive you put it in a container or fish tank with water. The same principle applies to keep the water out hence the word (Tanking) in building a house it’s the reverse to keep the waters out. You can get rising damp that comes up through the floor as well as damp through the wall Only certain materials can keep water out PERIOD.

What is required is the installation of proper drainage to drain the water away. Without this ..the problem of condensation is likely to remain the same. An outlet is required to drain the water away.
Fill up the back of the house and paved it so it level with the house top and put a step at the side of the house where the window is to keep out the water water will never go in the house that an easy solution
