Yes Angel she's very good, she is straightforward and one of the best so far. People who don't know her or those that haven't invested with her. would say otherwise but the honest truth is that she has helped more people than i can count and that has to stand for something.

Listen, as a residential loan officer and now a commercial Mortgage Broker, there are many options. I do my best to help out people to real estate ownership and it's hard to get some to understand it's a marathon not a sprint but it is not a long race if done right.

There are down-payment assistance programs in every state for 1st time homebuyers, so you don't have to come up with those funds on your own.

In some states there are bonds where a buyer can obtain down payment assistance, and their mortgage payment is FIXED at 5.75%. Combine that with new construction options and not only is the upfront money minimal or nonexistent, but the mortgage payment can be achieved at a lower rate.

I’m 47. 25yrs ago I bought a house at 6.5%. 20yrs ago I bought one at 5.5%. 18yrs ago 4.8%. 7yrs ago another at 5.5%. While 7% interest rate is high it kinda feels like par for the course to me. I’m not a real estate investor and I only own two of these homes today so maybe that’s the reason I’m not as alarmed by the rates. I DO know from experience that if u make decisions of sound mind then a lot of factors start to fall into place.

Anthony, I love that you're doing this content. Dave is so anti -multifamily and his personalities go so hard about "not living next to your tenants" when in all reality, reducing your housing expense (by having a tenant) is the fastest way to build wealth. Im definitely looking into a multi familiy.

I only believe in getting what you can afford…people need to stop trying to predict the future….the button line is the interest will increase after the 2 years. Be mindful people. Go listen to Dave Ramsey. I have seen people lose everything during 2008 although I got a home in 2009 due to the mistakes of others using adjustable rates in hopes of refinancing.

The 2yr promise was called an ARM back in 2004 which was an aspect of the real estate collapse in 2008-2009. 😒😒 I know because it happened to me. Its a gamble because currently the rate of inflation is in Jerome Powells hands. 🧐🧐🧐🧐

When it comes to the group homes. They hold the paperwork bery close in IL. I've been to the sessions more than once and have NEVER received my paperwork.

If you put down 3% , you will pay PMI every month for the life of the loan unless you refinance. If 20%, you will avoid it

The buydown rate is set during year 1, year 2, then year 3 and beyond. No surprise. With the ARM you will not know what the interest rate will be.
