Derek, how do the lofts in your designs meet code? Do you describe them as 'additional' space, NOT sleeping quarters, and therefore a ladder is sufficient (vs more expensive, permanent stairs)? 3:50

Great question. The loft is storage space, not living space. This is noted both on the plans and in the tenant lease.

Thanks Derek, I'm working with a builder now to design an ADU in Portland. With end users in mind, I'm hoping to add secure bike storage somewhere on building footprint. Have you been able to provide solutions for urban dwellers who use bikes? I was thinking a rear covered porch with two vertical racks that can be locked. Appreciate these videos!

That sounds like a great plan! I put hooks to hang bikes on a couple front porches and eye bolds to lock to.

I noticed that ALL of your plumbing seems to be in line. Seems like this would make drainage simpler, cheaper and easier to repair. Was this intentional?

Yes, for sure. All plumbing, even outside hose bibs are on one single wall to save labor and material. One straight run of the waste line too!

Ladder to indoor loft storage- Will floor get damaged by the use of the ladder?

Any reason why you didn’t do a microwave over the range with a vent? Also, any reason you chose to do 1 bedroom vs 2 bedroom?

I use to put micro/hood combos in but it seems to be a dated look now. I do two 2/2 models as well, but this 1/1 produces the highest yeild. Thanks for the view!

@@ThatADUGuy thanks! I’ve got some acreage and I’ve been considering building some small cabins/shed-to-home concepts. I assumed 2/2 or 2/1 would have been the highest demand since that’s what apartments are reporting makes up most of their complexes, but 1 bedrooms seem super desirable as well
