I'm just waiting until this market unscrews itself. Some people think it won't happen, but if it doesn't happen then no one will ever be able to afford to buy so I disagree. I love these videos though and I'll definitely be looking for your website when the time to buy finally does come my way. We're in Idaho, but Western Montana is the goal....
Unfortunately the most likely scenario is the government blinking and dropping interest rates. This will unlock demand and probably drive prices up further, especially if the cities continue to go down hill which seems likely.
Not sure if this will help housing in Montana, but in most big cities existing home sales will increase and likely property values will decrease depending on the market, of course
Kind of scary seeing what's happening in Florida. It been an incredible real estate market until now. Also in areas of Texas. Hope it doesn't happen in MT.
I've seen similar looking houses in towns in Alberta. The homes are not very expensive, compared to others, but the things are that they may need work on them, and the amenities are not close by. Having a place to get groceries, as well as healthcare facilities are important. It is nice to live in a small town, because it's less crowded. Cheers, Will!
One of the issues here in MT over the last 4 yrs is, out of state real estate investors, both private/individual & corporate. over paying for the homes you have shown. Thinking they are cheap, & compared to where they are living, for the same property it is, but for MT it's very over priced
Have you seen many properties listed that were purchased with the intent to short term rent and owners realize it doesn't cash flow, or has that not started happening yet (tourism still strong)?

Fear not, Montana residential real estate is a complete house of cards. Within one year, Montana home values are going to crash harder than a tweeker who hasn't slept in a week
Maybe not that bad but I could forsee some house value pain. Gotta hope real estate investors don't start getting a whiff of bad things coming. For now there seem to be enough cash buyers to keep things going.
@@LivinginMontana1 I visited my home town near Butte last year .Its been 20 years .The prices of homes astonished me , 250k for a junk home built in 1940 and looks like hell ? No way but more disturbing was the drug problems there .I didn't know they have the meth issue like California has . You could buy 20 acres for under 10k , that same 20 acres is 65k .Another thing is the lack of good paying jobs .Most people are working part time jobs and pay 10.30 an hour . The golf course in anaconda , all surrounded by homes only the rich can afford to live in, Budweiser executive has his house there with heated massive driveway ,drive in the snow and his driveway is always dry ,lol .
