The Business Transfer risk will always be there IMO as normally the duration of Housing Loans span from 10 years to 20 years and nobody would like to give a 12-14% interest on their Loan that I can say from personal experience...as we took a housing loan back in 2015 from Magma Fincorp at 18% p.a. interest rate for 20 years! (we did not have any credit score) after one year we transferred the loan to DHFL at 9.5%! later in 2019 we further switched our Loan to Axis Bank at 7.8-8% p.a.! Excellent video. You have addressed all the aspects of this sector well. One thing which was missing relates to the very low capital leverage. You should highlight this in future and see this in connection with the relatively high risk nature of business. I say this because failing to account for this causes mispricing in such companies on both sides. As of now Aavas is trading well below it's IPO P/B multiples. Correction may be driven by slower business momentum and margin pressures.
I have a small suggestion for you Ishmohit - in the excel sheet prepared for P2P analysis - the next time - please keep a single column for a single company. For very long it optically seemed like I was looking at Yields and Spreads of Aavas - only to later realise that it was Aptus. Hope you got my point! Besides, great content!! Thanks for educating even us (Chartered accountants) of what we ideally should have known! :)
Hi Ishmohit - what is the source of the portfolio mix for Housing Finance Mix. Also what is the criteria to segregate between Large, Medium and Small HFCs?
I am just little sceptical about aptus just due to the market they follow is very close to equitas and with little history build and better rate due to lower cost they can easily attract the customers. Somewhat similar may also happen if small finance Bank start to flourish and that can also be seen in west bengal side where bandhan Bank have scaled and used his small finance loan book to totally destroy the competition and have seen that not many nbfc have been that good in that region. In case of avaas the main risk is au if they try to go to destroy there own past can be a risk but i doubt they will even try and they have bigger ponds to target in my opinion.
